this is a copy of the letter i wrote to the manager.
Interesting experience since the web site says 4.5 stars.
I am originally from South Australia but I am embarrassed about this place compared to other equivalent OAKS apartments.
Busy time of the year I know….but not impressed.
Having stayed in a large number of establishments claiming to be between 4 – 5 stars I am quietly amused at the rating as two stars is by far the more appropriate rating.
1. The first room clearly was dirty and we were quickly changed, very appreciative of that.
2. The next room was superficially clean, but the unit certainly was tired and old. The windows were covered in dirt and someone had written wash me on the dirt. This was on the outside …. Not the department of housekeeping obviously.
3. The carpark situation is laughable. I have never stayed in a place where there is an exit ticket printed every 24 hours and we got stuck at the gate because we missed it by a few hours, and no amount of discussing with the gate keeper helped us. We had to repark and wait 20minutes for the queue at reception to settle before we received our new card.
4. After 2 days we thought we should let someone know about the windows. This was done on several occasions. The only window we really cared about was the sliding door to the sea. So after getting nowhere with the calls - I asked for some windex so I could do it myself. “ it is against our policy to lend chemicals to guests in case they use it for illegal actions such as suicide – I was told “ ok….fine …incredulously….well could someone bring me some windex and watch me whilst I clean the sliding door…..nope not possible….the window cleaner comes once per month.
5. Outside our door , the corridor has spent matches littering the floor, chipped plaster near the lifts and looks like it sees a vacuum on a fortnightly basis … but surely there are some staff members who have enough pride in their job to see the bits on the carpet and think that maybe something should be done about it.
6. Finally the plumbing noises from the above units are certainly not soft background noise – and if the guest above us decides to have a shower at any hour, then don’t expect to stay asleep.
7. And something else, this day and age, nearly all units we have stayed at have DVD players. An outdated cheap boombox with dual tapedecks (who thought of these !!!!) confirms how dated this place is. Not a big issue for adults but for those with kids the DVD player is essential when the weather turns bad.
We are actually not picky people, but for the amount of money we spent – we certainly are amazed at the quality of care, and service. As a business owner this place looks like it is run by those that have no pride or care in what they do. Staff are obviously not particularly willing to go that little bit extra.
Anyway, running my own business if I received feedback like this I would certainly investigate take it seriously.
We welcome an inspection.

We have found Mr. X's complaints to be unwarranted. We find that few if any of these comments have merit. I will adress this guests points. I should point out we mailed this guest these same responses.
Point 1 indicates that the guest was checked into a dirty room, although we have no record of this happening, it does happen in hotels occassionally and guests are generally moved immediately to a clean room.
Point 2 this unit faces directly to the beach and windows are cleaned by professional window cleaner twice month. Sea spray continually is on these windows. There is no access to the window by anyone from the outside as it is several floors above ground. There was no indication of any writings on the window and there is no outside access.
Point 3 The guest was informed that the car park is not property of the hotel and is owned and operated by Ezi-Park car park as a public car park...as found in many, many other hotels both locally and afar. The guest self admits missing the car parking 24 hour deadline by "...a few hours". There is ample signage indicating parking information and regulations which were not observed by the guest. The guest also had the ability to purchase car park tickets directly from a vending machine in the garage which is located in an obvious location next the lift entrance.
Point 4, the guest was once again informed that the windows were cleaned from the outside every two weeks, and that we were not willing to provide cleaning materials in the interest of safety. Although windows open marginally, we do not want guests hanging out of windows several floors up. As a seaside location facing directly west, sea spray often covers these windows on windy days.
Point 5, we find this to be the most unwarranted item of all. Although hallways need constant attention and the need to be swept, we have not found any such spent matches litering the hallways. The occassional plaster chips may be found in any hotel when a corner is hit hard with a suitcase by accident, but these are cleaned as soon as reported, or during the daily sweeping.
Point 6, we have never previously had, nor since had complaints about the noise of the plumbing. Upon further investigation into this specific rooom, we still cannot find any noise issues with the plumbing.
Point 7 of the guests complaint regards how the serviced apartment is configured with its furnishings. We never have advertised that the apartment has a DVD player (although I agree it would be nice). We offer a serviced apartment, which is fully furnished, including a kitchen, two bedrooms, and a lounge area that has a stereo and televsion with cable and pay movies. This is much more than the average hotel room, however it is a serviced apartment.
The guests final comment about the amount of money the guest paid is amazing. This particular guest was in fully furnished, fully self contained apartment, facing the ocean at an amazing rate of $250.00 per night during the week between Christmas and New Years. A single hotel room in competing properties sold for $300 and was not on the beach, and a single hotel room in the city with no views was $260.00 For $250 this particular guest had an extremely well priced room in an extremely great location, in a extremely well apportioned self contained fully furnished apartment.
The Oaks Plaza Pier is very proud property with some tremendously great apartments. The guest "welcomes and inspection" of the property, as does the Oaks Plaza Pier at any time. As recently as October the AAA reviewed the property and awarded it a 4.5 star rating for serviced apartments based on random selection of a number of rooms in the building.
