A very nice hotel to stay in. Nice rooms, nice facilities, nice manager and a nice breakfast.

I have stayed here twice recently and have enjoyed the experience. Admittedly I have had a room with a nice view both times. The hotel is close to town (with a bit of a climb home-ward). Rooms are small but have everything you need.

I will stay here again next time!

We stayed here two nights In a balcony room with great views over Dunedin. Very welcoming and helpful hosts. And a lovely historic building. But we were a little disappointed by the room itself; bedding (in particular the pillows) could use a refresh as could the bathroom. The furniture seemed slightly tired. Whilst this may be in keeping with the building's original function, considering the price and other hotels we have stayed in, we expected more.

We spent 2 nights here and enjoyed the location and views. We were in room 15, which is the top on the end facing the Octagon so we had great views from our balcony chairs. The balcony is semi-private, as you share it with 4 or 5 other rooms, but we never saw any other people out there when we were. The rooms all face the church, a pretty view.
As other reviews state, the rooms are definitely on the small side. One perk of this is that this was the warmest hotel we stayed in all trip (New Zealand in the spring, a bit chilly!). The room was comfortable, just no extra room.
Personally, I enjoyed all the old fashioned bits of the house, and in the guest lounge they have photos of the renovation. Bookings here include breakfast (cereal, toast, fruit, coffee, etc) and parking. The parking lot is good, just a little tricky to find so if you plan to stay here, get a map of it and save yourself some time hunting with only a GPS.
Great location, very close to Speights Brewery and the Octagon with many restaurants and bars.

We enjoyed our stay at The Brothers Boutique Hotel. The room was comfortable, if a bit spartan (which I supposed is fitting, given the setting). The view over Dunedin and the harbor was very nice from the shared deck outside the room. However, watch for open curtains on the other rooms sharing the building-length deck... you might surprise another guest like we did one evening!

Rod, the host, was extremely friendly, and we enjoyed the continental-style breakfast in the morning... with a complimentary pot of fresh French-press coffee served with the breakfast, too.

While close to The Octagon and downtown Dunedin, the hotel is quite high on a hill. The walk down is easy, but the walk back up is a bear if you're not prepared, so be forewarned!

One pet peeve: the bathroom. A somewhat odd setup, with the lighting on the opposite wall of the sink and mirror (made getting ready in front of the mirror difficult), and the shower curtain didn't reach all the way down to the tile floor of the European-style wet bath, which meant shower water splashed quite far outside the shower.

That being said, The Brothers was an enjoyable stay, and we'd visit again.

Wow! The best place in Dunedin to stay. Beautiful sunny, historic boutique hotel with wonderful views over the city and through to the harbour. I would stay here again in a heartbeat. Easy walking distance to shopping, restaurants, bars, galleries and a great place to start a morning run from. Thank you Rod and family for a wonderful stay.

Rooms are small but cute. Proprietor very pleasant and helpful. Happy hour with glass of wine in evening. Very comfortable lounge area. Nice continental breakfast. Close to town. Good parking. We have been twice now and would stay again. Good value for money. Rooms are not very sound proof though.

I stayed in the Brothers Hotel for one night. A beautiful building with a very nice lounge and dining room. However, the standard room that I had was very small indeed. No desk, wardrobe, mini-bar, nor comfy chair and a minuscule tv - just a large bed with some minor space around it. The room was next to the entrance and, as not all walls seem to be thick, anybody arriving home woke me up as it sounded like they were entering my room. The single glazing windows did not stop the noise from the road with cars revving up to negotiate the steep hill in front of the hotel. Breakfast started at 7.30 (brought forward on request of other guests), but that was too late for a business traveller like myself.
Overall as a business hotel The Brothers is not really suitable, with no manned reception desk after 19.00 hrs, late breakfast and no desk in the standard room.
I guess there must be larger rooms and for tourists it is all probably ok. However, for me this was an experience not worth repeating.

It always surprises us that people still make the comments that you have made given that wherever we can on internet listings ( including Trip Advisor) we do not hide the fact that some of our rooms are smallish with little storage. I am not sure what else we can say or do to deter people like yourself to choose other accommodation options. We unashamedly promote The Brothers as a small charming European style Hotel with a lot of character and history and being centrally located with great views.

We do endeavour to provide the best available rooms for our corporate customers but being a Friday and being a busy night our options to you were limited to one of our smaller rooms. We do have a large corporate market and good repeat business from this sector. We had a large contingent of Doctors for the weekend for a conference and some it would seem had a night out and clearly disturbed you on their return

During the week we run breakfast from 7.30 to 9.30am and this seems to accommodate most corporates and visitors alike. During the weekend we generally run breakfast from 8 am to 9.30am and as you pointed out we brought this forward to 7.30am because the Doctors staying had a early start each day. For the comfort of other Guests we do not provide breakfast before 7am. We can make available items in the Guest fridge for the early starters and If I recall this was not required.

The reception is closed from 7pm and we do ask Guests if arriving after 7pm to advise their approximate arrival time so that we can be there to meet them. Your Agent should have pointed this out to you. It is never a problem to meet Guests arriving later as they do all the time. However we are a family run boutique property and cannot run a 24 hour reception. For many, this is what makes us special and popular

May I suggest the next time you seek a Hotel your corporate booking Agent books you into a “ standard Hotel” where your expectations are more likely to be met. I respect that you found The Brothers was not to your liking but really it is what it is and most of our corporate customers agree.

Unfortunately the Hotel is unsuitable for infants, babies and young children under 12 and can't be accommodated. The Brothers is also quite different from anything else in Dunedin.
