“Cheap in everything but the price”

Forced to stay at the Oaks because everywhere else was fully booked, it was easy to see why this was the last hotel to fill its rooms - assuming that all the rooms were like the one in which I stayed.

I was offered no help with bringing suitcases to the room - largely because the concierge desk was left unattended (as it was whenever I passed it). The reception desk was understaffed with the result that there were constant queues and delays.

Carpets were thin with dirty marks on them. The bathroom is a tiny cubicle within the bedroom and screened only with frosted glass. It is so small there was no room even for a towel rail (clean towels were left on the bed and, when they were wet, there was nowhere to hang them. (The towels were so thin, they feel like dishcloths). All the bathroom fittings were inadequately fastened to the wall, so they leaned drunkenly and anything placed on them tended to slide off.

Storage is confined to a wardrobe with a small number of coat hangers (and of course they are the style that have to be unhooked before they can be used). There are no drawers for socks etc. The three shelves were at a height that I had to stand on a chair to see in to any but the lowest of them (and I am 6 ft 2 ins).

Housekeeping asked if I wanted the room to be cleaned and when I said "yes" then asked again if I wanted it vacuumed! I could not be sure if this was because they seriously expected the answer "no".

There is no external window. The window opens on to a corridor.

After all this, the price was ridiculously high and - to cap the whole sorry experience - a notice at the check out counter informs the customer that, if paying by credit card, there is an extra 1 1/2%. How many people are going to pay cash at $350 a night?

The overall impression was of scrimping on facilities to provide the absolute minimum (and in a number of aspects well below the acceptable minimum as noted in this review), while charging a premium price.

It is disappointing to hear that the room did not meet your expectations and for this please accept our sincere apologies.

Unfortunately we do not offer porter service and our concierge services the building which on occasion requires him to leave the desk.
Our carpets were actually replaced last year so it is unusual to note that dirty marks were on them. All our rooms are vacuumed as part of the cleaning so I do apologise if this was not conveyed correctly to you and our rooms actually have shelves with drawers in them at floor level.
Our studio rooms which appears to what you have booked is internal facing as this is what we advertise as well, however our studio executive rooms have different configurations including ones with larger bathrooms, windows overlooking Collins Street or a balcony overlooking St.James lane.

We do hope you give us the opportunity to welcome you back again.

The location is fantastic, the staff friendly and overall we enjoyed our time here. The one complaint is the see-through bathroom walls. The walls are frosted glass so not completely see-through but we were three sisters sharing a room, we didn't need want to know what anyone was doing on the other side of that wall. Originally there was a curtain that went right around the bed to enclose the bed and bathroom which would have given some privacy but the curtain has been removed.
The Regent Theatre is just up the road so we took in a show while we were here. The trams are fantastic for getting around. Buy a Myki Card and travel all around the city for about $7 a day or $3.50 on weekends.

Room Tip: If privacy in the bathroom is essential be sure to enquire about your room.

We were informed by the original designers of the property that the bathrooms were frosted in this manner in order to allow light to come in due to the compact size however we do have traditional bathrooms as well so please do not hesitate to ask our friendly staff on your next stay.

I stayed here with my best friend during November. They were fully booked and I was unable to check in early at 6am as the room was occupied however was told that they would call as soon as my room was ready. When I arrived back at 2pm, I was told that the room had been ready for hours! A little disappointed with that. My card never worked by my friends did. The room was clean and large - very spacious. It was great to have a couch and kitchen, especially for a 3 night stay. We did not use the facilities but the pool looked divine. We were unaware but it was very close to trains and trams - we walked everywhere..silly us.

We are delighted that you hear that had an ok stay with us and you found the room to be clean and spacious.
We were fully booked for the Melbourne Cup however we do try and accommodate our guests who c/in in early and if rooms are available we are more than happy to accommodate you – A lot of our guests take advantage of our storage facilities and lounge area to have a rest while the room gets ready. Our proximity to public transport is second to none.
The room cards unfortunately do get affected when placed near a credit card or mobile so that may have caused the issue.
We do look forward to welcoming you back soon.

Arrived for a three night stay, and this time had a room at the back overlooking the swimming (lap) pool.
Very clean with all the basic amenities, including cooking stuff and a dishwasher. Who would bother to cook in Melbourne with all the wonderful restaurants?
After a night with friends in Geelong we came back to The Oaks for a further 2 nights. This time we had an internal room, with no outside windows .We had a window but it looked onto the corridor.
I wasn't that keen on this, but we coped. Meal in the restaurant on Sunday night was reasonably priced,Good, but nothing to write home about. Checkin and out was efficient. Will continue to return, but next time will request an outside window view to Collins St.

Friendly and professional staff with a great meet and greet entrance. The room looks ok to start but at night the truth is discovered. If the air-conditioning is set below 28 C it starts to drip condensation inside the front door. Maintenance advised the temperature setting while we we out for some hours would fix the problem and it was only temporary. What an Ozzie con from my own countryman. Should have detected the 'I will tell you anything to get out of here service' excuse by noticing the 10 cm of rotting at the bottom of the door. House staff tried to help with extra towels to soak up the water overnight but no alternate rooms were available (?). When the only window opens onto an internal corridor you need air-conditioning in a musty smelling room.

We went to Melbourne for a long weekend back in September and needed accommodation reasonably handy to the main shopping streets and restaurants. Handy to trams, rail and buses if utilising the excellent public transport system. Oaks on Collins filled the bill and the price was excellent for the value. We had a studio room, well appointed and very clean. Staff were helpful and efficient at all times as was the front desk. We will use this hotel again for our next shopping trip to Melbourne.

Booked in, entered room, that night I was on the web looking for alternative accommodation. Seriously who designed the bathroom? Full glass wall facing the room so a light in the night lights up the whole room, the toilet right next to the glass wall which is right next to the bed (can on the bed with feet in the bathroom), no shelf in the bathroom (stuff goes on floor or back out in the room), a shower curtain (am I in a youth hostel?). a/c looks like it's 10 years old and gungy, one of the most depressing drab colour schemes I've seen. thankfully there are desks in front of the balcony door or I might be jumping off it.

Room Tip: Tip to choose a good room? Choose it somewhere else.
