“Location, Location”

Stayed here on my way from Toronto to Perth. I was pleasantly surprised by both the House and the city. The beauty of this Guest House is that it is in a quiet section of town but close to Trams, cafe sections and beautiful parks. If you are prepared to walk 10 blocks are so, you are downtown. This area has good company and includes the hotel Hilton.
I found the hotel to be clean and the staff helpful. The negatives are, as others have pointed out, it is tired and needs a paint job and the furnishings are sparse. Little things emphasize this image including a broken chair in the lounge and the smokers area is right out front and centre.
All in all, a really good value.\

We found Georgian Court on the internet. Some reviews were not so good, but the location looked great and the helpfulness of the lady when we called for more information was very friendly. We found a welcoming atmosphere. And we could just walk to restaurants on Wellington Pde. The breakfast was fantastic, served at 7.30 sharp and at 8 on Sundays. The choices at breakfast were great. It was always a good start of the day, often shared with other guests at the same table. The free parking was an added bonus, First of all, because you had a parking space, which are rare in Melbourne and secondly parking is pricey in Melbourne. The rooms were clean, a new coat of paint and new curtains would improve the looks.
I hope we will return to Melbourne and I hope to stay there again.

Don't be deceived by the images this establishment posts on the internet. The room: shabby the bathroom dirty (mould in the shower). The air conditioner dripped water on the carpet so we had to turn it off so we could get some sleep. There was a powerboard wedged behind the brass bedbed

I have been staying here for a few years now when visiting Melbourne...and they serve a fabulous breakfast. The rooms are clean and have everything you need. It's friendly, always helpful and can also arrange transport to the Skybus to the Airport.
I find for the price it's hard to beat.

Room Tip: The rooms with bathroom included are worth it. I always stay on ground level.

This place is disgusting. Dirty, out dated, rooms stink on smoke. Toilet in passage grubby all round. Fridge hot, windows won't close, electric power cord burn out. Will be reporting this fire hazard to authority. Car par off street so that's great but so small I'm sure will be damaged by time we leave. Close to city, but not worth the over $230 per night we paid. Very horrible experience. Have to stop my rant now, but I could keep going. Please note the pics on their website don't reflect the horror of this place.

Room Tip: Ask for a large room when booking and one that doesn't smell on smokers.

Giving this place a one star rating is being generous. Pulling up out the front I wondered what are we doing here,and we were here for two nights! The front of house staff was too busy on the computer to greet us,made us wait 5 mins till she finished what she was doing. We entered our room and I nearly cried-it was very dirty,looked like vomit splashed up one wall paint peeling off walls,windows filthy and I didn't dare walk around in bare feet. The shower took ages to heat up and on the second morning there was only enough hot water for one of us to shower. Only saving grace was that the bed was clean and we had fresh towels. It was in a good location to the concert we went too but that's it. The car spaces were so cramped I was worried about damaged to our car,not to mention trying to manoeuvre it to get out. Breakfast was disgusting,i didn't eat it as I saw the state of the kitchen.i saw them Make tin coffee in a percolator jug trying to fob it off as perco coffee! Overall I would never recommend anyone stay here- if we could have found other accommodation for the second night I would have forgone our payment and moved. The best part of our weekend was the concert and when we were out if the room.

The room you are assigned at Reception is pot luck. We asked to be moved to a different room, which was more satisfactory. Don't be deceived by the website pictures this B&B is being slowly run into the ground by the Owners. The level of routine cleanliness and maintenance is poor and just a bit more attention would give this lovely period building the treatment it deserves.
The location is excellent, close to Melbourne Park and for the Trams into the city centre.
The breakfast was plentiful although the hot meal option could have been a little more varied.
WiFi was free and with a good quality signal
If Georgian Court continues down this path and ignore the feedback from social networks then it will invite a visit form the variety of booking agents who market this establishment
