Excellent location and the rooms were a good size with everything working as we expected. I would caution the seemingly zero sound-proofing between rooms. This became immediately obvious when attempting an avo-nap & family staying next door returned with thier kids. Even normal conversations could be heard word for word. Luckily, apart from that example, it wasn't a big deal as they kept nearly the same hours as us BUT it would be an issue if you were trying to sleep when you're "neighbours" were up and around or vice-versa.

We stayed at this hotel on two separate nights, surrounding our trip to the wine country and Outback. The hotel is very simple, but provides very spacious rooms. We stayed in a two bedroom apartment. The beds were comfortable, but not luxurious. The decor is bare bones.

The kitchen and living room space are the real pluses of this hotel. We found room enough for 5-6 people to eat in and visit. We also appreciated the in room washer/dryer.

All the rooms were very clean. Although the hallways have the potential for a lot of echoing noise, we were not disturbed.

While we found the hotel average for a one-night stay, we recommend it for families and business travelers.

We were disappointed because it was highly rated. The one bed apartment had reasonable kitchen, a very old lounge, in fact so old that the arm chairs accompanying the sofa were a totally different colour. Sitting on the lounge the pillows were so worn that your bottom was resting on the metal beams below. The TV was analogue.

The bedroom was so small there was just enough room to walk around the bed and no where to place suit cases. The doors on the wardrobe touched the bed on opening them.

The bed head abutts up to the passage wall opposite the elevator. The was no real sound acoustic treatment so most sounds were transmitted back and forth. Any extra entertainment was out of the question unless you wanted others to know of your activities. The window above the bed provided light in the bedroom all night. This position was particularly good at about 3 in the morning when the drunks came home. One threw up somewhere at that time. The audio was interesting, not!!!!

Prices that were offered by other venues may have been a better option in the long run as this was very plain.

Curtains were not cut to the floor. No air-conditioning in the bedroom. Shower recess very small. It reminded me very much of a holiday home with the shower in the laundry.

While very plain from the outside these serviced apartments in the centre of Adelaide provide a warm,spacious place to stay.
Whether for couples or families the Franklin gives you the facilities you need at a reasonable rate. Kitchen, laundry and lounge room are all you need for those longer stays.

If you are driving and need a parking bay make sure you emphasis it when booking and note that the basement carpark is tight and tricky to enter and exit.

The breakfast available from the onsite cafe is filling and reasonably priced. Coffee was a little blah though.

It is walking distance to markets, city centre and many restaurants.

The staff are helpful most of the time however one that we encountered did not really understand customer service.

We booked A 2 bedroom apartment for 2 Adults & 2 Children thinking we would have a double bed in 1 room & 2 singles in the other . When we arrived at our room 1 bedroom had a double bed but the other had only 1 single bed & was the smallest bedroom I have ever seen. I asked at reception were I was ment to sleep my other child & her answer was there is a sofa bed in the lounge area ( having 2 small children this was extremely inconvenient ) & if that wasn't good enough I could upgrade to a 3 bedroom apartment for an extra $100.00 per night. Aso during our stay the toaster shorted the power out & one of the shelves in the kitchen fell down a broke most of the crockery the carpets were filthy the entrence to the under ground carpark extremely tight with scrape marks on both sides of the walls. The only up sides were the location, the self contained kitchen & having your own washing machine & tumble dryer in the bathroom. My advice is ask don't assume because they don't elaborate.

First time to Adelaide and not sure where best to stay - originally, I thought that a property near the Torrens. Perhaps rather fortuitously, the major properties were pretty full so I decided to go for something nearer the Central Market. After a quick look at [----], the Franklin Central Apartments looked like a good option.

There are some negatives - the lift is terribly slow, the carpets and furnishings are not the greatest and the airconditioning is for the lounge areas only (not the bedrooms). But it is good basic - full
set of kitchen utensils, big fridge, dishwasher, washer / dryer, sofa
bed in the lounge, TV with more cable channels than the usual run of the mill properties. Given that there is plenty to try at the Central
Markets, having a kitchen is a good thing.

Yes, the reviews here are fair - if you want the Hilton or the Stamford Plaza, then book accordingly. But if you want a simple apartment near the Central Market, then this is recommended.

The Good
Very convenient for the Post Office and Adelaide Free Public Transport. Within walking distance of good restaurants in Gouger Street and Coles Supermarket.

The Bad
We had a two bedroom apartment, the single bedroom had no window and very small. The double bedroom also small and very dark. No outside window, only a window opening onto the hotel hallway. No vacuum cleaner available and the carpet was not cleaned for a week. Poor lighting, took 5 days for them to replace a broken bulb. Net curtains have not been washed for years.

The Ugly
The two living area windows overlooked a graffiti covered derelict warehouse.
