Unfortunately I have to agree with so many other reviews and advice people to not go near this property. Whilst the foyer area is quite grand, the rooms are absolutely revolting. The moment we walked in, the first thing I noticed was the smell (I think it was coming from the carpet but still not completely sure). The carpets are completely dirty, worn and ready to be ripped up. Nails are exposed where the carpet doesn't meet the tiled areas. Secondly, it seems that no-one had cleaned this apartment properly in quite a long time - bathroom and bath in particular was grey and dirty, thick layers of dust throughout the apartment particularly on light fittings and electrical points, dirty glasses and crockery in kitchen which needed a few good washes before you felt safe to use them. We found a massive cockroach in the front hall of the apartment the morning after we arrived and managed to kill it. When asking someone at reception to send housekeeping up to clean it away, we found that the dead cockroach was still there at 5pm in the afternoon.
The bed is super old and sinks in the middle, inside the bedroom cupboards are dirty and smelly (you don't want to put any of your belongings in here!), the balcony doors are dirty and badly marked and need a good clean. Overall, you would be much better off somewhere else. We couldn't wait to get home and have a shower as you feel so dirty whilst staying at this place. I would advice anyone contemplating staying here to go elsewhere as you will be very disappointed with the quality. Mantra resorts need to pick up their game if they want to maintain any decent reputation. I would be reluctant to stay at another mantra resort based on the quality of this one

I read many negative reviews prior to booking here but decided to chance it anyway, as the location is perfect - and it was. This hotel rates up there in the top 5 hotels for noise of all the hotels I have stayed at throughout the world. If you don't like noise, don't stay here! Garbage gets picked up everyday between 5am and 6am. Hoons rev up and down the main street with their tweaked exhausts and subwoofers thumping all day and all night. Why do we not use proper commercial glazing in Australia! Hotel reception staff were pleasant and the few requests we made were met with promptness.
Our room was on the 6th Floor of the East Tower facing the sea and main street. We booked a 1 Bed apartment because we wanted to guarantee air-conditioning but it was only air-conditioned in the bedroom! Come on, this is Queensland! The rooms and balcony were larger than normal. The kitchen and bathroom were visibly dirty. All fittings and furnishings were tired, dated and dirty. I haven't seen an old CRT TV in a hotel for a while now and haven't seen a Radio/Cassette player in one for about 15 years! At least there were inputs on the TV for my Divx HDD player and video camera. The hotel had 2 outdoor pools (1 heated) and an indoor pool, spa & sauna. I do not recommend the indoor pool & spa as the chlorine level was extreme to say the least. This hotel is close to everthing Broadbeach has to offer and only 5 minutes in the car to Surfers. Do not park in H47 car space, East tower. You will never get the limescale like stains out of you duco caused by an unknown liquid dripping from the broken pipes above. All things said, I would actually stay here again as the location was great and we enjoyed our stay in Broadbeach.
PS You must try the gelati in main st below out the front of the ARIA building....to die for!

I was a bit worried when we saw some other reviews on this site - but have found that there are different managers of the resort and your experience depends on what manager you book your unit through. If you book through Mantra - then beware - thats where you are most likely to get the bad units.
If you book through private managers like we did you will certainly get a better deal and a much better unit. Check out sites like ozstays or stayz and you will find that there are a few units to choose from. What we learnt is that every unit is owned by individuals - Mantra only manage SOME units in the whole complex - so choose wisely and you will have a great holiday!!
We spent 3 nights at the Phoenician Resort Broadbeach which is part of the Gold Coast Queensland. The resort is in the middle of all the action in Broadbeach - there are many great restaurants on the ground level of the resort and it is over the road from Jupiters casino. Not far from the beach and close to all bus routes. There are shops close by and there is hardly a reason to go much further than that!!!
We stayed on the pool level in a 2 bedroom apartment that had a full kitchen and laundry facilities. So whether you want to eat out or cook in your unit - its all there!!!
There is an outside pool area that is spacious with lots of lounges and tables and chairs and also an inside pool and spa. The gym didnt have much equipment in it - but we didnt want to exercise anyway!!!,
The kids had their own seperate bedroom and bathroom and also had cable tv in their room - so we could be left alone in the lounge.

Currently staying at this property for a conference. Booked it because it was supposed to be over 4 star and in good location.
Firstly, getting into the parking garage is a pain, you have to drive down an laneway to get to it.
Security is good but a bit overdone
Got to reception to find that the room would not be ready for the 2 pm checkin because the carpets hadnt been cleaned.
Returned 1 hour later to find that the carpets would not be cleaned until the next day if we wanted them cleaned.
Went to our rooms. Large in size and appear comfortable.
However carpets did appear to need a clean
Airconditioners: 3 in total for a 2 bedroom appartment. Main bedroom one works fine. Other bedroom no controller!
Family room a/c doesnt blow cold air. Rang reception but no maintenance available till next day (rang at 4 pm that afternoon).
Were told dont go below 21C on controller. Did that and left it on. Returned 2 hours later and the unit still blowing warm air.
Never been to a hotel where there is NO reception after 8pm. Ring the after hours number who tell you cant help until the morning.
This place is annoying me. Definitely not 4 star. Dining chair I am sitting on is rickety and about to collapse!

We decided in this apartment due to the location and it also looked so good on line. However, we were in for a real surprise. Just keep in mind that this is a 4.5 star rated property as you read on....
I wont touch on how extremely dated it is and how dark and small the bathroom was - there were bigger issues. Firstly, the mould in our shower/bathroom. Then, on our second day, we noticed an awful stench coming from the sink. Its seems the previous guests had binned all their perishable foods and the rubbish had not been disposed of. We also noticed a few coffee cup rings on the tables. We had placed a call with reception regarding the smelly bin, coffee rings and mouldy shower. They were very off handed and advised US to dispose of the rubbish ourselves. I insisted they send someone to not only dispose of the previous guests rubbish, but to also clean the coffee cup rings and mouldy shower as it is clearly their responsibility to ensure the room is cleaned before we check in. The rubbish was disposed of, however the mouldy shower and the coffee cups ring were untouched. Never thought I would have to scrub a shower in a 4.5 star rated property!!! They provide you with what they call a "Welcome Pack" which includes some sample sized toiletries, 2 rolls of toilet paper and 1 sachet of Dishwashing Powder. If you wanted more, you had to purchase these from reception. What 4.5 star rated property makes you pay for toilet paper and diswashing powder in order to use THEIR dishwasher!?!?!? After all, we are not camping in tents where its BYO toilet paper/detergent etc. Be mindful of the airconditioner unit as well. Read your Welcome Folder and take note of what they tell you about the air conditioner. If you set it under a certain temperature - i think 21- the motor freezes and they will charge you to repair it!!!! This is Queensland which gets very hot and humid in summer!!!! Again, a first for me!!!! We opted not to use the air con "just incase" we caused the motor to freeze and had to pay for it to be repaired. The windows have no fly screens, so expect lots of flys and mozzies if you choose to open them. Our week there was extremely hot and stuffy with only ceiling fans to keep us cool. We were unable to open the TV cabinet as the coffee table was in the way, but was too heavy for us to move. However, the glass top of the table moved. The couches were very uncomfortable and the cushion would slide down after a while. We opted for the dining chairs instead. The crockery was chipped, dirty (we had only 3 coffee cups!!!) and cupboards were also filthy and dusty. Carpet was also stained.
Overall, rooms were discustingly dirty, dated, shower mouldy, and staff did not want to know about it. The location is excellent however - great resaurants and bars. This property has been recently bought by Mantra/Stellar Property Group, so hopefully they do something about the property and the staff!!!!
