We are five adults who arrived at the hotel at 730am and were thrilled to learn that our two bedroom apartment was ready! The master bedroom had a king bed with a private bath; the second bedroom had two twin beds. There was a second bathroom with a tub. The fifth person slept on a very comfortable rollaway. Complimentary instant coffee and tea with creamers and sugar was replenished daily. It was a wonderful location close to the botanical gardens and walking distance to both South Bank and Eagle Street (cultural center and restaurants). Nearby was a coffee shop with free internet (with purchase). We were on the twelth floor with a balcony that ran the length of the living room and master bedroom; the view included a sliver of the river nearby. One evening we even had the pleasure of a kookaburra sitting on the railing!

The location was great, rooms were nice, a good size and beds were comfy! There were just a few things that could have been done so much better and really let it down. The rubbish bin in the kitchen was broken and one of the lights had blown. The room was not properly serviced either day (we stayed 3 nights) towels were replaced but the first day we had to call reception to have the cleaner come back to spot vacuum, and the second, only the towels were replaced and the rubbish bins changed - not particularly impressive for a 'serviced apartment'. There was an in sink disposal unit fitted, but the one time we tried to use it we then opened the cupboard underneath to find a puddle of water and a whole lot of rust - it obviously had been leaking for a while. When I called reception to let them know (at 7pm) the phone just rang out. Lastly, the showers were AWFUL. Such high pressure, that even with the tap only just turned on, the water pressure was actually painful.

The Oaks on Margaret is a great place to stay for any amount of time if traveling alone or with a friend. Staff was helpful, and the conveniences are just right.

I did not try the breakfast at the hotel restaurant as there are plenty of inexpensive breakfast/coffee places right nearby.

The hotel is close to shopping, nightlife and relaxation alike, all within walking distance.

The only minus was the nearby nighttime construction work on my first night, which was of course not the hotels fault. However, the surrounding area is very busy and it can be noisy at times.

We stayed here for two nights over Easter weekend. The apartment was nicely fitted out with every thing we needed. The bed was big and comfy but the sheets were scratchy like hospital ones. We needed to cover the window in the bedroom as it was a bright as daylight. The pool, bbq and gym were great however the claim that the pool is heated to 24 degrees seems untrue- very chilly. There were only two lifts in a 30 level building and unfortunately one broke down during our stay which made for some very long waits for it.

Stayed here for 2 nights and Oaks Festival Towers (just down the road) for 2 nights also. Lobby is quite small, quiet surroundings, about 10mins walk to main shopping area. Apartment is clean and comfortable. Shower stall is quite small
though. Bedroom is of average size. Light comes into the bedroom as they do not have blackout curtains. However, the helpful and friendly staff at the reception made all the difference. Wouldn't say the same for Oaks Fesitval Towers down the street. Nicer room, slightly better location but shame about their poor service attitude. A little smile goes a long way.

Stayed in the Oaks 212 for 5 nights at the start of February and was looking forward to having a bit more space after spending over a week in a fairly cramped hotel. The rooms are lovely but we were on the 5th floor which is the same floor as the pool and gym which meant a bit more noise than most of the other apartments. Good location, right near the botanic gardens.

Had a problem with the door locking one morning, went to reception and they said the maintenence man would be coming today so he would look at it and to just leave it unlocked while we went out as there was a CCTV camera virtually pointed at our front door which was strange. When we got back they said they 'think' someone has looked at it but weren't sure, which was reassuring!! Had problems with the air conditioning leaking, spoke to reception again who said we were to turn the temperature up which we did but it made no difference, we ended up putting a bucket underneath the unit! Two lifts is not enough for such a tall building, quite often we had a wait of 5 mins or more for a lift!

My wife and have stayed here for a week during our visit to Brisbane. We found the hotel to be quiet, and located in a quiet area, close to the Botanical Gardens, while also being close to the city centre (7 minutes walk).
The staff were very helpful and pleasant. The apartment was clean and well kept, and the price was very reasonable.
