this is a good value hotel. whilst not the height of luxury, it is acceptable and at $109 a night, a good price. I would say this hotel will need a refurb in the next few years as it is starting to show it's age.

Room Tip: don't worry about rooms next to the road, the windows are all but double-glazed, now worries abo...

Rooms are out dated and cold. The room we stayed in had mould ALL OVER the bathroom ceiling. The "king size" bed was actually 2 singles pushed together. There was no satellite as advertised and the night we stayed there, there was no hot water.
The Manager said the hot water would be fixed in an hour when i called at 3pm. When my boyfriend arrived at 8pm there was still no hot water. Our evening plans were completely ruined as we could not shower.
We booked another room at another hotel and left.
They would only give us 50% of our money back even though they were entirely at fault.
Terrible experience. Put a real dampener on what was supposed to be a romantic weekend away.
Would not recommend. At all. Ever.

My first thought on entering this Hotel was, umm it looks ok, on entering my room with a spar, things went downhill. Let's start with how old unkept, outdated and shabby the room was. The spa, contained dead cockroaches and bugs, the plug was so full of hair it wasn't funny. In the kitchen area there was nails sticking out of the wall.. I was then given another room, only to find that the key card did not work. Once I got in the 3nd room, again I was confronted with the same shabby unkept state, I thought oh we'll, it's only for 1 night. I went to take a shower to find that there was no hot water and this was around 5 in the afternoon. I again had to make my 3rd trip to reception and I was told that they has an iussess with their hot water system and it was being fixed, and to give it 1-2 hrs and it should be fixed......... I'm sorry but having paid decent money for a 3-4 star hotel I would expect hot water at least !!! Never again will I return to the Diana plaza !! Very unhappy !

Although I don't consider this 4 star, we have stayed in this hotel several times. BECAUSE, it's in a great location. You can walk to parklands where you can enjoy a choice of restaurants, Friday night & weekend markets. Close enough to walk to the convention centre - about 15 mins pleasant walk through South bank; the original world expo site in 1988. You can easily spend the day in South bank, splashing in the beautiful man made lagoon - with a fun water park area & sand for the kids to play in and lifeguards on duty to keep them safe. Have a ride on the Brisbane Wheel, walk along the riverfront into the city, shop til you drop, THEN, when you get back to the hotel, relax in the spa -free of charge for guests. Or have a massage by well qualified staff. We usually look for special deals at the hotel, therefore find it value for money.

Room Tip: Higher floors have less traffic & A/C noise.

From the moment you arrive you feel welcome. We arrived late after a flight delay but check in was quick and friendly.
Our room was clean and comfortable with all you would expect from a hotel in this price bracket.
We ate in the restaurant outside one night and the food was simple and was not over priced which is often the temptation with hotels to overprice what's on offer. We did not have breakfast as there is only so much of a buffet breakfast you can eat on holiday but it looked pretty good for the price.
We found the Hotel to be well located and enjoyed the work along Southbank to the city although you could take abus from the end of the street if you did not want to walk.
This is not a big flash Hotel but the service you receive will receive will certainly make up for it.N

Room Tip: If they have rooms with king beds you should request one

OVERALL, not recommended if you want a good night's rest, or a decent breakky.

Pros:
- Polite staff.
- Efficient check in.
- Location convenient if you need to be close to the Mater Hospital.
- Located next to some shops/newsagent/small supermarket- convenient to purchase drinks/food.

Cons:
- Not a 4 star hotel. More of a Motel than a Hotel.
- Odd smell that permeated the lobby, and the rooms. Couldn't figure out what it was but not a pleasant experience.
- Tired looking rooms. Desperately in need of an upgrade
- Mouldy bathroom.
- Room had an Air conditioner only- i.e. it wouldn't provide heating, which isn't ideal in winter!
- Poorly lit rooms- for example if you wanted to read a book in bed- inadequate lighting
- ITCHY sheets!!!! Not sure if we were being bitten by something, or what was going on, but after an hour of scratching and trying desperately to sleep, my partner and I had to resort to sleeping above the sheets/bedspread.
- NOISY. Karaoke bar across the street that is audible till at least midnight, and can hear the (likely intoxicated) patrons departing thereafter. Music loud enough to prevent sleep. Initially unsure if this was an issue just in our room, but after talking to other guests, apparently they were aware of the singing from their rooms as well.
- Rather sad looking breakfast buffet. I usually look forward to hot breakfasts, but opted for the safer looking option of cereal instead.

If looking for a cheap place, that is close to the hospital, then this is fine.
But if looking for a comfortable place to rest your head, or get any rest, I'd suggest look elsewhere.

Breakfast buffet not much choice and quite loveless prepared no jams beside orange
Rooms cleane but a bit outdated
Rooms to front noisy on weekends

Important Note for our valued guests: We are very pleased to advise that despite the recent Brisbane major Storm event, and with some water damage to our Top Floor, we are still open for business and operating to near full capacity! Whilst actual water has been evacuated from the top floor, the most heavily affected area, understandably the carpet (corridor only) is still in a drying process. Primarily now our efforts are being targeted to reduce any lingering damp smell as a result of this water damage, with the aid of specialist equipment and treatments. This carpet will be replaced with new, however understandably with this major event there could be a bit of a back log in pushing this through, whilst other more severe cases of damage throughout Brisbane are addressed. Our goal is to continue to ensure minimal or no inconvenience to our valued guests (while we silently go crazy behind the scenes) ... Brisbane storms - an event to respect and behold!
