“Clean and Comfortable, Great Price, Amazing View!”

We stayed in Penthouse 12 at Pat's. The building itself is showing some wear and tear from its seaside exposure, but overall it was fine. The condo was clean and well furnished and everything we needed was there. We had no problems with the management. They were very friendly and helpful. Above all, the view and the beach were amazing. We enjoyed watching the sunrise each morning and having the beach to ourselves most days. The beach is protected by a reef so the water was VERY calm and my husband fell in love with snorkeling. We also liked where Pat's is located. It is far enough away to be quiet and relaxing, but strategically located close to other attractions. Make sure to visit the Donkey Ball Chocolate Factory Outlet, just down the road and grab a pie from Ted's Bakery at one of the local grocery stores. You will go back for more! We are already making plans to return to Oahu and we will certainly stay at Pat's again.

Pat's at Punaluu was the first time we stayed at a condo outside of Waikiki and it was absolutely one of the best family weekends we have ever had. We rented corner unit #401 from Ray and it was very well maintained and had all the comforts of home. The kitchen was immaculate and the very large wrap around balcony was a plus! We woke up every morning to the beautiful sunrise and the gentle roaring of the ocean waves. I cannot say enough about the sunshine that poured through the THREE glass sliding doors that opened up to the balcony. Each unit is individually owned, so I can't say that each unit is as well maintained as #401. An absolute gem that we will return to time and time again.

Room Tip: This corner unit had a very large wrap around balcony. It was very breezy and comfortable.

We stayed in a spacious 1 bedroom condo with our 4 children. Although the women we rented from was very kind and informative, the manager was incredibly rude and it was obvious he does not like the slightest noise, period. There are 'quiet please' signs all over the place, which I can understand when all the windows are open and people are resting, but also at the pool??? We were told there is no jumping allowed and that the kids were to be quiet in the pool. I saw this manager come out several times to tell families this. When I told him I didn't think this was a very child friendly place he told me it wasn't a hotel but privately owned condominiums. I have never stayed at a hotel with my kids, we always stay in homes or condos, and have never been treated this way. Although the view is wonderful, the beach is nice, there's not much you can do ON the beach..... Snorkeling is not good and it's not for boogie boarding. There is also a bad smell from the sewer, as well as little ants crawling around on the kitchen counter. They are also very picky on how you can park, which to me seems ridiculous. I would highly suggest they turn this place into an adult only condominium. Won't stay there again.

We have stayed at Pat's at Punalu'u twice - once in 2008 and again in 2011. I can't wait to go back again. The first stay we had a one-bedroom condo for myself, my husband and our two very small children (1.5 and 4 mos). The second time we splurged and stayed in a two-floor penthouse suite. Both condos faced the ocean and had balconys to go outside and sit and soak up the wonderful view along with sounds and smells of the ocean. Paradise. It is right on the beach - and I mean, right on the beach. You just leave your condo, ride down the elevator, walk to the back of the property and right onto the sand. No crossing streets or walking down to the beach - you are there. Which is really nice when you have small children!! There is a small pool which can be chilly but you can always warm up in the ocean! I seem to recall there are tables and chairs (with umbrellas) and I think there is a picnic table? There is a grill. The property is small and there are no amenities - it is a older condo building, not a hotel - but there are small strip malls with pizza places and small grocery stores all along that side of the island heading up to North Shore. Pat's is really close to the Polynesian Cultural Center and my girls did enjoy that a lot (at ages 3 and 4). You are on the secluded side of the island - there are no major grocery stores or Kmart/Walmarts for miles - so load up before you head out to Pat's ... the mileage from a town like Kaneohe may not seem far but the road is VERY slow going. But hey, it is an island vacation! If that is what you are up for, you won't find a better deal than Pat's.

went to Pat's at Punalu'u apt 102. We were steps from a beautiful and quiet beach. an important note is to request #102! It is a one bedroom,1 bath place. they have a comfortable futon for additional sleeping. Full and equiped kitchen. this is not a fancy place,but price and location make it a great place. The location is near the shrimp trucks..so yummy!we were here for 9 days..can't wait to return!

This is on of three two story cottages located next to the large condominium complex. Cottage A3... A perfect piece of paradise near the North Shore area of Oahu. Very clean and with all the amenities of a beach cottage. For a couple it is to die for. The sunrises are amazing. We will be back.

Much less expensive than any comparable place within 45 minutes of Honolulu. We stayed here 3 days, and drove to Pearl Harbor, Waikiki, and Diamond Head; it is not a bad drive and will save you a lot of money. The bed was in an alcove, so you have to climb in and out of bed from the foot of the bed. There is some noise from the road, but not really bad; you can hear a truck go by every now and then. Our unit was very clean. You can sit out on the balcony and the ocean is right below, maybe 100 feet away. Our unit, 503, did not have WiFi and I couldn't get the ethernet cable to work either; I used unsecured WiFi from some other unit. The building is at least 20 years old but has been well-maintained.

Room Tip: The higher floors might be quieter, being further away from the road.
