“Central location with good but basic rooms”

We booked this guest house because of it's location in the centre of Orvieto so very close to the main sights, restaurants and bars. Our room was large with high ceilings, basic furniture but very clean with a fantastic view of the surrounding hills. Being a guest house, there isn't a reception so you'll need to explore before finding the man in charge who's located in an office on the first floor. Breakfast was basic but acceptable. Rooms have tiled floors so it can get noisy in the morning as people get up and move around.

Room Tip: Ask for a room at the back of the hotel for a great view of the surrounding hills.

High, quiet rooms. Helpful staff. Frescoes on the roof of breakfast room. Amazing views, either towards Piazza del Duomo or green hills south of Orvieto. Next to the cathedral in the central of beautiful Orvieto. And at this price! Unbelievable. Even if the breakfast was bare, this was an excellent choice.

We are just wrapping up or visit to Orvieto at Villa Mercede. You couldn't ask for a better place especially for the price. Large rooms and very large bathroom, both have amazing views. Very quiet, right next to the Duomo.

My wife and I stayed at Villa Mercede for our first 2 nights of our Tuscany adventure in November 2011. It was a wonderful way to start our trip. While the hard working director does not speak much English, he manages to take care of everything including serving breakfast. The Umbrian views from the upper floors are glorious indeed (Rick Steves was right) and the room, while a bit spartan, was tidy and clean. The breakfast spread was modest, but filling. All this and just steps away from the best duomo facade in Tuscany.

Room Tip: Choose an upper floor with a view.

I am pleased to be able to post the first review of this lovely guest house. We had an *Excellent* experience at Villa Mercedes, for a budget price. I found Service, Value, Sleep Quality, Cleanliness, Location, and Rooms were all 5 out of 5.

Even though we stayed in some swanky hotels during our three-week vacation in Italy, Villa Mercedes tops the list of the budget hotels in which we stayed. Villa Mercedes is a former palace, built in 1580 and now home to a religious order, the Mercedarian Fathers, who run this guest house.

Convenient for train travelers – for a combined fare of 1 Euro, take the funicular (just outside the train station) then a very short bus ride to the Piazza del Duomo. Villa Mercede is just around the corner from the piazza. If you travel by car, you may park on the grounds inside their walled garden.

We rang the doorbell of this huge stone building and waited a few minutes for our host to answer. Inside the front door is a huge foyer that is cool and quiet. Our friendly host checked us in swiftly and gave us keys to our room as well as one for the garden gate. We were instructed to enter via the garden gate when the front door is locked.

Just the Facts:
• The 70 Euro rate per night (double occupancy) includes continental breakfast
• Rooms are spacious and spotlessly clean, but offer single beds only
• Updated enormous bathroom, but shower stall is small
• Lovely views of the Umbrian hillside from the room
• No air conditioning, but the building’s thick stone walls, high ceilings, and numerous windows keep the room temperature comfortable, even on hot days
• Painted ceilings, frescoes, and religious statues in the large public rooms
• Beautiful gardens inside the stone-walled grounds
• The building is equipped with an elevator
• Breakfast is plentiful, but the selection is limited to yogurt, cold cereal, fruit, pastry, juice and coffee.
• Grass tennis court on the grounds
• Parking available inside the walled garden

We recommend this guest house for budget-minded travelers and for those who want a refreshing alternative to typical hotels.
