“For the price, location, can't be beat”
5 of 5 stars Reviewed May 30, 2012

The best value that we found in Italy, only 75 euros a night for 2 people in a whole apartment. So whether you are just visiting Orvieto or taking days trips to wineries or to Rome this is the place to stay. Francesca, even with limited English was able to answer all of our questions. The apartments, we had two, were large and very, very clean, the nicest. The location was excellent and easy to find. We all would stay again and spend more time not just visiting Orvieto but the surrounding area.

Room Tip: We had both apartments. One is bigger than the other so my only suggestion is that if you only want...

My husband and I stayed here for one night on our way from Siena to Rome. We had originally planned to go directly to Rome but decided to make a stop in Orvieto. What a PLEASANT surprise. We arrived by train and, after having some difficulty navigating the streets, we were walked to the B & B by a very kind gentleman. Upon arrival, we were greeted by the very enthusiastic and friendly Francesca. She showed us around our little "apt." (we thought it would just be a room) and even prepared our expresso for breakfast. It is obvious that Francesca is very proud of the B & B as the attention to detail in creating a cheery and cozy place to stay is evident through this place. A variety of supplies were available for breakfast and the entire place was exceptionally clean. Francesca recommended a wonderful restaurant where we had one of the best meals in our 23 day stay in Italy. We were very sad to leave the next day and only wished that we had spent more nights here. If only more hosts could be like Francesca...she's one in a million!

We had a wonderful night stay here. Francesca is so warm and helpful. The apartment are so spacious. One is a full apartment with two rooms, a living rom, and a kitchen. The other has a bedroom and a kitchen/sitting area. Both are well decorated and cozy. It has a great location within the city. With the free parking I was thinking next time i plan to use it as a base to then drive and see other small villages. Hands down this is one of the best values and cannot wait to plan another trip through Orvieto so I can stay there.

We were met with a warm welcome by Francesca when we arrived and became an instant friend. But the good experience started weeks before with her quick response to emails. From the first moment we stepped inside we were amazed by all the artistic decorations in many forms. Each of the 100's art pieces thoughtfully placed to compliment the mood of each room.

A well stocked kitchen with breakfast supplies. Francesca gave me a lesson on how to make Italian coffee (espresso). One could cook a dinner but with so many great restaurants close by I don't think the kitchen gets used much.

My wife was just giddy over the place and earned me big points. Without a doubt the most beautiful placed we stayed during our 20 day trip to Italy.

The bedroom and bathroom are up a tight spiral staircase so this room may not be a good choice for those with mobility trouble. However I understand that she has another room.

We stayed 2 nights and should have stayed 4. Orvieto is such a great town with lots to offer the tourist. The "key to the city pass" is one of the best package deals we came across. The evening walk below the city walls as the sun was low is magical!

My husband and I very much enjoyed our week in Francesca's apartment, which was clean, comfortable, quiet, and well-supplied, as well as being in a convenient location. Francesca herself was a delight, pleasant and helpful and always available. She is a perfect hostess, and she provided us with very useful information about places to eat and shop. We loved staying there, and we hope to return someday and do it all over again. Francesca tries very hard to make her guests happy, and she succeeds. She is very thoughtful, offering and providing many little extras. We recommend this B&B highly! Also, Orvieto is a fascinating and beautiful city, and it is well worth spending some time here, and not just taking a day to look at the cathedral.

We spent one night in Francesca's lovely apartment in October and I wish we could have stayed longer. The apartment was spacious and charming. If you enjoy cooking, the kitchen is equipped with everything you could possibly need. The location is great and Francesca was friendly and very accommodating despite the fact that she had a horrible toothache when we arrived. She told us about local attractions and suggested several dining spots. The apartment was spotless and the large bathroom was really great. This would be a perfect place to stay for 2- 4 people and it was very well priced for such a nice place. There is plenty to see in Orvieto and some great restaurants there as well. Grazie ancora Francesca!
