“great place to stay”

The house and accomodation is great ,breakfast on terrace lovely .would definitely stay there again.only reason not 5stars is desalination plants just at end of road might be a blow to some people but did not really bother us.Owner very helpful

We loved every minute of our stay at L'Espace. The house was wonderful, from the spacious bedroom to the fantastic roof terrace with views of the beach and beyond. Everyone was friendly and helpful, especially Sofia, who always had time to chat and offer helpful information about the area. We would recommend the house to anyone looking for a comfortable and good value base from which to explore the region. We hope to come back one day (and we miss little Coquin!)

Thehouse is convenientle located in front of the beach between the airport ( 15 min.) and Mutrah the more interesting part of Muscat. There are 6 rooms. Two are huge en suite rooms with 2 kingsize beds. The others are smaller with one kingsize bed. Breakfast is either in the dining room or the terras facing the ocean. Service is excellent. The house is very spacious but warm and elegantly decorated.

But the real value of this " chambre d'hote", much more then a B&B, is Sophia and here family. This woman of the world obviously enjoys recieving guests both in English and in French. She voluntered to make all our reservations for a 5 day self drive tour in Oman including our T-times at Muscat Almouj Golf club.
The desalination plant is 200 m away and can be heard from the terras, but not in the house. So unless you plan to spend your holiday on that sunroof the constant hum of the plant is not a problem.

The house is absolutely lovely, and the welcome was very warm, including from the tiny dog who seems to run the place. The beach location is very pleasant, and you just have to ignore the roar from the water plant down the road.
Every night a BBQ appears in the beach car park, and it is a cheap and cheerful place to have dinner. The morning call to prayer from the mosque next door can be a bit of a shock!
The owner is very helpful and the whole family participates in running the house. Breakfast was simple, but fresh and generous.
You will need a car as the hotel is a little out of town, but it is certainly a lovely place to stay.

Room Tip: The rooms don't have amazing view, but the terraces are the place to sit and enjoy the surroundi...

We stayed a few days in B&B l'Espace during our honeymoon in Oman and loved the place! Magnificent arabic house with very clean, big and comfortable rooms. The house is beautifully decorated and there's a warm atmosphere. Furthermore there's a fantastic roof top terrace, breakfast is ok, good location in Muscat. Sophia, who runs the B&B, is very nice and helpful, she gave us lots of information, the best addresses for eating and shopping ;) and we even could borrow some travel books and maps! We'd recommend this charming place to everyone!!!

I stayed here for a week on business. It's located close to the Ministry district so perfect if you've got meetings there. The house is amazing. I had a huge room on the ground floor with two big, comfortable double-beds. There wasn't much of a view from my windows but I was rarely in the room in daylight hours anyway so that wasn't a problem for me. It was also very quiet inside, which I consider to be a really important factor when judging a place. The bathroom was spacious and kept very clean. The roof-top terrace was fantasitc. Sofia and her family were very welcoming, and their staff were very helpful. As other reviewers have said, it's not close to any restaurants or cafes, but it is right next to the beach. I will certainly be staying here again on my next trip to Muscat.

We stayed here in November 2011 for a few nights. The home is gorgeous and the food very good. The house itself is quiet, but do be aware that just 100 yards down the beach is a water processing plant, which produces a loud roar at all times. The beach across from the home is actually a public park, so on the weekends or holidays, it is filled with families and young men. It is very rocky. Beautiful view, though. I came to Oman hoping to experience the beaches we had heard about, but do be aware that staying at this villa you will not have the chance to lay on a quiet, sandy beach. Single women in particular may feel a bit out of place at this beach alone, as there were many men walking there alone. We traveled with our very energetic 3 year old son. He LOVED the little dog who lives at this house, and there is a small tiled courtyard where he could play. However, I don't feel that this is a good place for young kids to stay, and would not take a small child there again. The stairs are very large and not safe for young children. The house echos and so I was very nervous about any noise my son made, particularly at morning and night hours. Most importantly, there is a very nice gift shop inside the front door of the villa. There are beautiful things for sale, but many fragile and breakable, and so we had to be on constant alert about my son breaking things! Breakfast was great, with cereal, cheese and fruit.
If you are looking for a reasonably priced "jumping off" spot to explore Muscat, this may be the place for you. I'd recommend renting your own car (driving here is quite easy compared to other Middle Eastern countries), and definitely get Sofia to set you up on the whale and dolphin watching boat trip!
