We spent the night of New Tear'sWEve at the Royal Oak with low expectations because of the poor rating iy has received but were pleasantly surprised. the staff were friendly and competent . The bed was very comfortavble. the breakfast excellent. OK, the bathroom was a bit tired but it wa clean!

Yes the rooms are tired and the floors creak but what do you expect from a building this old. Our room was clean warm and comfortable and at time of writing we spent the last night before closure as the whole floor is about to have a total refurbishment. The downstairs of this hotel has already been upgraded and is superb. I stayed at the hotel for new years celebrations and the organisation was delightful. The food was probably the finest I had eaten that year. To serve a wonderfully prepared meal that was fresh and hot to 18 people at once was admirable.

I must comment how friendly the staff were and breakfast the following morning was made to feel like a family event ie there was no pressure to rush.

I am really looking forward to seeing the finished refurbishment.

The danger for this hotel, if danger is the right word, is that the food is so good that the hotel may become known for its food rather than its accommodation

In total need of a make over, £105.00 per night is an extraordinary price to pay for what can only be described as a half way house. First and foremost the reception is hard to locate, the key was on a dirty bit of old plastic, and our door didn't lock, the room was like walking into a Second World War tenement slum, curtains dirty and mouldy, wallpaper falling off the wall, carpets threadbare, and none of the furniture matched. Bed noisy, pillows awful and the toilet roll holder actually came off the wall. And there was no haddock for breakfast. Other than that the water was boiling hot, and the tv worked, and the staff were pleasant.
Would not recommend.

We spent New Year's eve with friends in Sevenoaks and three couples spent the night at the Royal Oak, around the corner from the church and our friends. Overall the experience was positive.

The owners of the hotel are gradually improving the hotel and are on a journey. The public area has been modernised...although not to everyone's taste but the three bedrooms we used, in the old building varied from good to moderate.
Some things did not always work well, such as hot water in the morning...but all the beds were comfortable and the rooms quite spacious. The bedrooms need some tender loving care and will, presumably, get it as the hotel is improved.
Breakfast was very good, albeit crowded on New Year's day and the choice of food was wide and well prepared and served in a buffet. I asked for a fried egg and it was produced rapidly.
I was in two minds on my overall rating and think it should be a three and a half but I have been generous for the new year and given it a four. This is because the staff were invariably friendly and efficient.

Room Tip: Do not have a room on the second floor of the main house as there are sloping ceilings

I stayed at the Royal Oak the night before my wedding (in the Bridal Suite) with my bridesmaids (and a lot of my guests), and the night of my wedding in the four poster suite.
negatives -
-some of the rooms guests were in needed some TLC, wallpaper coming off etc. Not sure if this is supposed to be part of the charm though.
-I asked reception for my mothers room number before she arrived (20mins) to put flowers etc in there for her. After her arrival I was stunned to find that reception had given her a different room, and had put another family in the room with all the gifts, after which the receptionist had to go and retrieve them from the room and give them to my mother - not the best impression.
- Breakfast is slow even in the restaurant, but I had hot food by room service after my wedding and my breakfast was stone cold.
- Evening food is incredibly limited, and we had to wait until 8:45pm before we could even order sandwiches as they were also hosting a party that night. This was despite giving prior warning that there would be a lot of hungry guests, and we were not told about any disruption to food, otherwise we would have gone elsewhere.
- We were told our room would be turned around during breakfast so that we could get ready, it was not until nearly 12 when someone arrived to do it - after which we had attempted to fold beds away and hide them, and most of the photos had been taken and we didn't have time to vacate the room.

Positives
- the bridal suite is brand new and very nice. Beds are comfortable and the hotel was very hospitable fitting us all in one room.
-breakfast is very nice if eaten in the restaurant/when hot
-four poster room is incredibly comfortable and quite romantic
-Staff are very polite and friendly
-discounts can be given for large bookings

The staff and service here was fine, as was the breakfast and front of house. About right for the £85 B&B for a twin room.

However, the room itself was a disgrace: badly chipped paintwork throughout, tea and coffee stains on the wallpaper, peeling wallpaper, lumpy mattresses, the loo didn't flush, the lino was stained, the grout mouldy. Probably last updated in the Eighties.

Ask to see the room first. It sounds as if there are some good modern ones elsewhere in the hotel.

Was dining locally so stated 1 night even though I live 15 miles away. We asked to be moved from the first room and ended up with a dull, boring and damp little room ( 301). Shower dripped and the telly just about worked. Walls paper thin and was a shame that the South African couple above us didn't get on as their arguing started at 7am. Paid £105 but didn't even fill in a form, so they have no idea who I am. Poorly managed very odd little place, worth missing if you can find somewhere else.
