“GREAT FOR A SHORT STAY”

Excellent location overlooking south beach with views to Caldey and St Margaret's Islands, but not too far from the centre of Tenby with its Pubs and restaurants. The harbour and castle hill are a short walk, and a boat trip to land on Caldey Island or around it to view Grey seals and seabirds is highly recommended. Kinloch Court is a clean and quite comfortable property and reasonable value for a short (1-2 night) stopover in Tenby. Breakfast (included) is satisfying.

Room Tip: Rooms facing South have the best views.

For an inexpensive get away with my partner, Tenby was the perfect destination. Kinloch was beautifully situated on the South beach looking over the sea. Our room had the most amazing view which money just can't buy! The room was clean, bright and basic but perfect for us as we weren't planning on spending our entire weekend indoors. Its a stones throw away from the town centre and harbour. Breakfast was well organised and yummy! Staff were young, happy and helpful. Our experience was delightfull and will certainly be returning in the near future

Room Tip: Request a room facing the South beach....you will not be disappointed

We were made most welcome by the staff of Kinloch Court - as was our pet dog. The room was clean with an excellent view of the beach. The breakfast was filling and well-cooked. Given that the pubs were quite crowded (and our dog was in danger of getting squashed) a bar in the evening would have been nice but given that it is billed as a B and B we wouldn't really expect it.
All in all we thoroughly enjoyed our stay!

Room Tip: A beach view is a real bonus

Kinloch Court is an appalling place with poor and often non-existent service.
The location of Kinloch Court promises a lot but that expectation ends on arrival. The exterior of the building is dilapidated and sorely in need of maintenance. The car park/grounds are scruffy and full of litter and debris. The whole plot is surrounded by high prison like walls and ugly wire fencing.
Internally there are only 2 communal rooms on the ground floor, the reception area and the ‘breakfast room’; the latter is particularly shabby with poor quality furniture (sticky tables) and cheap dining crockery/cutlery. There are no other facilities for residents on the ground floor such as a bar, a lounge or even a toilet, the latter despite the presence of the dining room and a claimed ‘Beach Café’ in part of the reception room.
The majority of the hotel staff arrived at 8.30am to help cook/serve breakfast, reputedly the one meal the Brits can’t spoil, unfortunately this team could. The quality of the ingredients for the fried ‘Welsh’ breakfast was mainly poor, its cooking and service indifferent, over or under cooked items on the same plate and usually served tepid/cold plus the vilest orange juice I’ve ever tasted.
Both reception and breakfast rooms were closed and locked each day between about 5pm and 8am the next morning, during this time all contact/queries with the hotel required making a telephone call!
Possibly all of the staff vacate the premises during this period, if any remained they were very good at hiding themselves from the guests. In contrast the entrance door of the hotel appeared to be unlocked 24 hours a day during our stay and there did not seem to be any CCTV coverage of the area. This situation provides practically no security/safety for guests and their possessions.
More seriously if an emergency did occur at Kinloch Court it would be very difficult to evacuate the hotel promptly and safely with the resources and infrastructure in place, not helped by the absence of an internal telephone system in the bedrooms to warn or summon help. I believe this situation is unacceptable for a hotel which can contain 40plus guests of varying age, fitness and mobility.
The room we occupied (Room 1) allegedly for 4 adults was fitted with cheap bedroom furniture, apart from the beds and 2 narrow wardrobes, there was a single damaged chair, no table and ‘tea making facilities’ on top of a 4+ feet tall narrow cupboard .The flex for the electric kettle was connected to an easily accessible low level socket within easy reach our children (aged 7 & 8). The television had a ragbag of 7 occasionally available terrestrial channels (no BBC).
There were no coat hooks or facilities for coats/outdoor clothes in our room; this would have made drying wet clothing a nightmare.
The en suite bathroom contained a cheap suite with poor quality fittings and featured unattached sink/bath plugs, an over basin light fitting with no shaver socket or functioning light, a broken extractor fan and a non-locking door lock etc. Again there was nowhere to hang clothes during showering/bathing or to dry wet ones.
After breakfast the staff were assigned to room cleaning/preparation duties. They were not much better at this than catering, our reasonably clean, slightly untidy room on arrival only warranted one further visit from them during a 4 night stay. Staff performance and their very limited availability epitomised Kinloch Court’s total disdain for its guests.
Kinloch Court’s policy seemingly was to maximise its income by filling every possible room with guests but this was then accompanied by minimising its expenditure on the facilities, food, staff and services in an already poorly appointed and ill maintained building.
Staying at Kinloch Court was a grim and unpleasant experience.
I cannot recommend too strongly that holidaymakers who want to enjoy their time in the wonderful resort of Tenby should steer well clear of Kinloch Court.

Have just returned from Tenby and stayed here for 3 nights. It was nice enough but could do with a bit of tlc. We were in room 4 which had an excellent view of the sea and Caldey Island. The room was pleasant and clean, the bed comfy. The shower could have been better. Took a while to get the right temperature and could have done with more power. The breakfast was nice and the service from the staff ok. I wouldn't stay again, but only because there are nicer looking hotels on the promenade which cost the same.
The Belgrave Hotel is a couple of minutes away and is open to non-residents so we had a drink in there each night and it was very nice.
Fecci's ice cream parlour is a must too, although that too is a little dated and could do with a bit of updating.
Fecci's fish and chip shop is good too.
And for a good, cheap steak go to the Lifeboat Tavern.
If you haven't been to Tenby before, take a boat trip to Caldey Island.
We have been to Tenby many times in the past but the last time was 16 years ago, and it really hasn't changed in all that time.
If you want a typical English seaside holiday, visit Tenby

fantastic view from our room arrived late key was on the hall table room was clean nice size only saw some young people running the hotel, Breakfast was good nice walk into tenby just a 5 minute walk. We called it faulty towers because of the look from the outside. We had toiletries but no hairdryer. Was expensive don't think we would stay again.

The Kinloch Court Hotel is situated above the Tenby South beach with lovely sea views from the hotel room. The room itself was good, the breakfast was OK, and the staff (especially Gus) was friendly and helpful. We stayed there for 3 nights.
The negatives : the walls are thin and not sound proof. So if there had been noise from other rooms (fortunately none when we stayed), we would have had sleepless nights. The shower is old and the hot/cold mixer does not work very well. So the showers that I had, were not a very refreshing experience.
