I've never read Trip Advisor reviews before, however, in this case I curse myself for not having checked first, as it would have saved me a miserable sleepless and grumpy weekend. I booked this place because it was the only one I could find that would accept a two rather than three-night minimum booking over a Bank Holiday weekend.
My husband and I were in Room #1, directly above the pub. The room was cramped and badly in need of redecoration and there were obvious damp and mould patches on the walls and window frames as well as considerable condensation on the windows. One of the pillows had a terrible smell and needed laundering, and there was a fishy smell about the bedclothes in general. But the worst aspect was the tremendous karaoke noise - at one point the entire pub was singing in unison. This carried on until 01.10, then there was more noise as the drunken lot spilled out into the street and carried on shouting. I did not manage to fall asleep until after 5 am. Breakfast the first day was very disappointing, served lukewarm, clearly reheated although we came down very close to the start of the 45-minute serving period, and I couldn't even insert my fork into the black pudding. The next day it was a bit better, having apparently been cooked to order. I felt that the decidedly budget quality of the experience should have matched a budget price, yet we paid £75 per night. I saw much nicer looking places around Lake Windermere for far cheaper, so I cannot understand the justification for this price.
On the plus side, I can say that the room itself was spotlessly clean, particularly the bathroom (the bathroom had been recently updated), there were large fluffy towels and an excellent hot shower. This did cheer me up after a long weary day.
I appreciate that this is a family-run business, and I am keen to support such places, but I do feel that improvements need to be made and I do not intend this feedback to be unduly harsh. I just think that people in search of relaxation may wish to avoid staying here on a Friday or Saturday night, while those who enjoy karaoke and partying may enjoy it greatly.
As for the room, I would strongly suggest that the damp and mould problem is dealt with immediately, as this is a health hazard. A coat of white anti-mould paint would also serve to brighten up the room, cover up old defects and deal with the mishmash of mismatched colours (beige, cream, black, hot pink, dark brown, blue and green).

You will see that we take the trouble to respond to feedback from guests irrespective of the fact that we regard (along with most national hotel chains) Trip Advisor as a leech within the hospitality Industry. There is evidence that some criticisms of establishments on Trip Advisor have been generated from people who have perhaps never actually stayed there. You can pay a consultancy firm to do this on your behalf and we have been approached by such firms. If you want a representative assessment of any establishment it is difficult. However, if you book a hotel through a booking agent they have reviews from people who have actually stayed there. That way you know its genuine - unlike Trip Advisor!
