Can only comment about our room think it was 21 - 3rd Floor on left at top of stairs. TV SO, SO tiny on wall which was a shame as it was a really modern HD Ready with plenty of freeview channels.
Otherwise fantastic breakfast, congenial host (nothing too much trouble), plenty of tea, coffee & milk in room and a nice touch of individual wrapped imperial mints.
We walked in on spec and was pleased with what we got for our money, our room was cold due to horrendous on shore breeze both days 22/23 March so was no real fault of the owner, other than he should advise his cleaner to leave the radiator on for paying guests when a cold day; we were out most of our second day to be greeted with an icy room on our return but all was ok after a cuppa we were warned but chose the room for the fantastic view; as a constructive criticism the room radiator should be a lot bigger and supplementary double-glazing would be a bonus.
Obvious a lot of updating is still in progress.

Room Tip: No real tips other than if expecting cold weather and not bothered about sea view the back of hotel...

I stayed in this B&B for 5 nights and can really say I enjoyed my stay, the room was comfortable and provided everything I needed. The owner was helpful and friendly and did a great breakfast if I am ever in need of a place to stay again I will definatly stay again.

Stayed for one night in November . We were greeted by the owner, dean. Who couldn't be more friendlier than he was . Other reviews are right it in that the hotel does need more work. But dean told us he is getting painting and decorating done during the winter.
The room was clean. The bed and sheets were comfy. It was small but had a fantastic view of the sea.
Breakfast was good. Cooked fresh. The dining room was very pleasant, again with a sea view.
I have stayed in similar hotels in Weymouth where I have felt unwelcome, not the case in the easy stay. I honestly felt that the owners would do anything within their ability to make my stay better.
I wish them good luck with their new business and with a bit of TLC on the building, I'm sure they will make a success of it.
Good value for money.

A good B&B but could do with updating. A fantastic breakfast, ideal location. Good for the price paid.
Great host, nothing too much trouble. Great for families as right opposite beach. Nice clean sheets and towels which were changed daily, as was the room cleaned daily.

A great sized, clean and airy room, with clean and crisp linen and towels. In the morning we had brilliant hot breakfast with plenty to choose from. Dean was an excellent host and nothing was too much.The B&B was in a fab location, opposite the beach and 5 mins away from the town centre. I would recommend staying here to anyone and would definitely stay again.

We have just returned from a weekend stay at this B&B. Dean & Maya Rogers were the perfect hosts and couldn't do enough to make our stay comfortable, we found them friendly and polite. The room we stayed in was clean, light and airy and the view was perfect. We were close to all the amenities that Weymouth seafront has to offer. The breakfast provided was the best we have had at a B&B. In fairness to them they haven't been there long & are still in the process of updating the premises, but these things take time (after all Rome wasn't built in a day!) and we understand that, but despite this we would DEFINATELY stay here again!

The building is a beautiful, historic one; part of a terrace which gives Weymouth its quaint charm, and the rooms were beautiful with lovely linen and towels. I wrote to the owners to point out a few things which marred our stay back in July, but have had no reply! I wanted to encourage them to make the business a success, so I told them that it was a shame that, as a family of four, we had to actually ask for our toast at breakfast- and then were served with two slices only! The owner literally brought us a toast rack with two slices of toast! That little gesture seems such a little thing, but with no "good morning" or any attempt at conversation, it just jarred. We had two sea-view rooms, and tried to ignore the fact that the balcony was filthy, with cigarette ends, drinks cartons and cups and rubbish all over the place, and two completely broken plastic chairs on the balcony (which you reach by ducking under the sash window). I said to the owners that it was a pity, as it would take no time at all to clean up the balconies and make them pleasant, as the neighbouring properties have done. Maybe this has happened now, as no-one has mentioned this recently. Overall, a greeting upon arrival, and some hint of a welcome would have gone a long way. We have just come back from a week at a lovely hotel in Rhodes, and the contrast could not possibly have been greater with regard to friendliness. When it comes to customer service, it really is important.

Room Tip: The sea-view rooms we chose were lovely
