“GREAT VALUE BED & BREAKFAST”

I, & three members of my stayed at this establishment on two occasions recently. The rooms are quite spacious, & clean & well appointed. Very comfortable beds, & tea & coffee facilities & tv in each room. The communal parts of the house are comfortable, inviting & homely. For breakfast, there are cereals, orange juice, tea, coffee, toast etc., & the best cooked breakfast I have had for a long time. The owners, Mary & John Geary really take a pride in their establishment, & their charges are very competitive. Well worth a visit if you are ever in Appleby. Only one minor criticism, the water pressure in the showers is a bit weak.

Room Tip: My priority is always the cleanliness of the bed, lavatory & shower.

the family did two seperate one night stays on route to and from Ireland. the rooms were very comfy, as were the beds.
the breakfast was lovely as were the hosts. will go back if in the area.we tried a local pub down the hill, and was not impressed, barman was rude, it could of been because of a wedding party in the other room.

I've never stayed in a B&B before, always using properties with full hotel status, but this was delightful. Attention to detail was amazing - as good if not better than 3/4 star hotels and cleaner than most - the room and bathroom were spotless. We had the luxury balcony room where we could sit out and look over the lovely extensive gardens, sheep, etc. The room was a good size and we could have held a party on the balcony! Breakfast was good with homemade preserves as well. Our host was extremely friendly and helpful - I think he really enjoyed what he was doing. Only drawback of course to a B&B was no bar or restaurant, but The Royal Oak just a couple of minutes walk away did excellent evening meals. Would definitely stay again if in the area and recommend.

Room Tip: Luxury balcony room highly recommended

We stayed here one night and were very impressed. The wifi worked perfectly, rooms were clean and the hotel had a friendly atmosphere. The extensive gardens are open to guests to walk around. The owner was very knowledgeable about local attractions and walks. The breakfast is substantial. Would certainly stay again.

Friendly and hugely accommodating hosts. Stayed here for more than 40 nights in a 3 month period while my usual accommodation in the area was unavailable. Comfortable, very clean room and a lovely breakfast. Am booked to return with other family members in the near future. Would recommend it to couples, families, walkers, cyclists, tourists, business people - anyone really as John and Mary are helpful, knowledgeable and genuinely lovely people. Other features are a disabled access room, pleasant lounge and gorgeous gardens plus Wifi and very close walking distance to station and town centre (less than 1/2km).

great hosts in a lovely house. large clean comfortable room and en-suite. 1st class breakfast and plentiful. had 2 great nights sleep and would definitely recommend and go back. very knowledgeable regarding where to go and how to get there.

We stayed here at the start of our Westmorland Way walk. Perfectly situated for train station and the start of the 95 mile walk. The host was very friendly, the rooms were spacious and lovely and clean. Breakfast was classic B&B fare of grapefruit, prunes, cereal, cooked breakfast, toast etc
