B&B Booked over the internet to discover room 3 quite small and not suitable for 2 adults, no room to put odds and bits down. This room compared to the others was very small. Please be aware this room has NO en-suite, the facilities are situated up a small flight of stairs between floors. Shower room is very small, it is difficult to get into the shower due to the washbasin being situated too close to the shower doors. The breakfast was very good although you need to be happy to share your table with other guests. Clean and well presented property.

We stayed at The Sandcastle B&B for 1 night in the top floor family room (room 4). The room was very clean, decorated beautifully and had a lovely large flatscreen tv and dvd player. As well as tea, coffee, biscuits and bottled water (although as there were four of us in the room it may have been better to have more than 1 bottle of water and two biscuits). The room had a lovely seaview and it was lovely to sit and watch the boats (even though the weather was pretty awful!!) The bathroom was gorgeous with a freestanding bath and separate shower. Really lovely and spacious. The breakfast was very nice and cooked very well. The only negative point would be that we felt a little rushed out of our room before checkout as we came back from a walk along the seafront after breakfast only to find that our beds had already been stripped and our door had been left ajar with all our belongings still in the room!!! Apart from that The Sandcastle was very nice and well worth a visit if visiting Lowestoft.

Room Tip: Room 4 is lovely!Very spacious with a gorgeous bathroom. Would be perfect for a romantic weekend awa...

We booked three ensuite rooms and all were spacious and comfortable, and prettily deocrated, with great attention to details and finishing touches. Two had wonderful sea views. The pretty Parisian Blue room had a huge ensuite bathroom and the best shower we had in seven weeks touring UK, or anywhere else we have been in the world! The breakfast room most attractrive too. Breakfast was plentiful and well cooked, though no choices from the extensive menu were offered.

Booked to stay in the top floor family room for the air show i June. We were not let down. The room was immaculately decorated and very functional. The bathroom was also amazing ..... with a shower you didn't want to get out of. Breakfast was tasty with lots of choices. It doesn't get much better than this.

Room Tip: family room at the top has wonderful views and is beautifully decorated,, a must!!

Booked this at very short notice via bookings.com (on Monday for Tuesday night) for business trip; had phone call whilst on way there (during 3.5 hour drive...) to check arrival time - tick- and arrived earlier than I thought.
Good first impressions - easy parking right outside, but suspect difficult at busy times (pay & display as well) floral front garden, but agree that the pots do impede progress up the steps with bag & rucksack full of laptop & stuff..
Cheery welcome, room ok, clean, tidy, small ensuite 'wetroom' with loo! Strange, but it worked really well - great shower (see pic). Shower gel supplied too. Comfy bed, but no sea view - note to self, book earlier..
Wifi really speedy too, and free (hotel chains take note).
Good breakfast, communal table, with friendly chatty couples on holiday, so beats the lonely salesman single table syndrome...lovely full english, good bacon & sausage. I was hoping for local kippers, but need to order in apparently.
Recommended.

A very well presented B&B, the plant pots by the front door limited access but were a nice touch. The room was well furnished and clean, although not en-suite, it did have a dedicated bathroom up a short flight of stairs. It was at the front and gave great seaviews. Breakfast was fine, but I share the comment about everyone around the same table not being a good idea. The was ample parking and a short walk to the town centre.

after reading such good reviews i booked this b and b and although room was nice there were many things to let it down.The room we had at the front had continual traffic and we hardly slept as there were youths making a noise all night. Breakfast is everyone round the same table which was not to our liking and food rather overcooked . Also found shower not very hot and no shampoo.

Room Tip: If you stay here get a room at the back
