I thoroughly enjoyed my two night stay at 10-12. Leigh and Mark are great hosts, welcoming at the same time as being unobtrusive. The room I stayed in was lovely, big, comfy bed, large bathroom (with a bath - just what I had looked forward to), everything was spotless. The style is quirky - and clever - old furnishings have been given a new lease of life and everything is in keeping with Folkestone as it is, and was before. The window opened in the room, always a must for me, and there was a kettle and coffee etc., plus biscuits and a large bottle of comp. mineral water (replenished each day). I was offered a glass of wine, but opted for an orange juice on arrival. There was a useful folder - honestly - describing the local restaurants etc.There was wi-fi. The key card system means you have total freedom to come and go as you please. Breakfast was delicious (cooked to order), very good choice, and it was all nicely laid out and organised. The whole place is professional, relaxed and friendly. I will be back!

Lovely B&B, great hosts, fantastic breakfasts. Lovely large room, well decorated with its own quirky style. Super comfy bed and lovely bed linen and towels. Modern clean and well designed bathroom. Mark and Leigh are exceptional hosts, greeted with a lovely smile on our arrival and a welcoming glass of wine. Fantastic breakfast, well cooked with good quality ingredients. Would stay again 10 out of 10!

My family and I stayed at this great B and B on route to France. It was beautiful, exceptionally clean and the owners were so friendly! We were even offered a glass of wine on arrival! The room was spotless and our bed was so comfortable - a home away from home. There was a generous breakfast served and our children were well looked after (own adjoining room complete with chocolate, books and a few games)! We'd definitely recommend this (and it's only 10 min from the Euro Tunnel). We will revisit.

Room Tip: Just make your requests known and the owners will seek to accommodate.

I chose this B&B for an overnight stay based on other reviewers comments and they were spot on. A great old building which has/is lovingly being returned to its former glory but with a modern twist. Great hosts in Mark and Leigh and a very warm welcome. My wife and I are not big breakfast eaters but what we had was very good quality from both the "starter" buffet and the scrambled egg/toast/bacon combos that we had. Mark even checked table availability for us at the Italian restaurant opposite(see my review - also very good). I wouldn't hesitate to recommend this B&B to anyone staying in Folkestone or the surrounding area.

Room Tip: We stayed in Room 2 which overlooked the rear quadrangle so very quiet.

On arrival at 10 to 12 we were very much welcomed by the owners, Mark & Leigh into this beautifully property. Our initial thought – wow!

The accommodation is a beautiful, newly converted Victorian house full of original features; high ceilings and classic panelling with a boutique hotel twist. Although a bed and breakfast by name, this is definitely one of the best ‘hotels’ we have stayed at (and in the past three years have spent over 100 nights in hotels!)

The first thing we felt was that Mark and Leigh were clearly all about the customer experience. Everything was clearly explained about the facilities, organised a permit for the free parking, in fact, we felt we could ask them for anything and that nothing would be too much trouble. After being shown to our room we were offered a lovely glass of wine – a very nice touch.

The room was big, perfect, beautifully decorated, clean and classic. As you would expect from a Victorian property the ceilings are tall and the choice of lighting made for a very calm and pleasant environment. The bay window of our front facing room with inset sofa gave a partial view of the sea, which, even on a November day gave a breath-taking view. The room was exactly what we needed and the standard very high.

Naturally, complete tea and coffee requirements with plenty of quality choice, mineral water, fresh milk on request, tasty biscuits and even bars of chocolate were on offer!
You can choose from a library selection of DVDs on offer to watch on the flat screen TV/DVD player in the room to wind down to make a change from the wide range of Freeview channels, if you wanted. WiFI gives a clear signal so no problems there – and that’s complimentary, of course! Fancy a game of cards or dominos? They had even thought of that!

The bathroom was well lit, both from natural light from the large window and excellent lighting with a lovely big bath (with shower), great basin with mirror over and of course, a loo with quality toilet paper – it’s the little things that are so often overlooked.

The dining room for breakfast was amazing; plenty of space and choice from the range of juices, cereals, toast and if you want a cooked English breakfast, I strongly recommend it – yum! Freshly cooked with a choice of, well, anything you want – clearly quality ingredients and very tasty too. It was a great start to the day with a fresh pot of tea and coffee to wash it all down – and plenty of it.

This hotel is minutes from the sea front and the Leas Cliff Hall and just a short walk into the town so placed in an excellent location for everything. If you don’t know anything about Folkestone, and I have to admit I didn’t, it has a lovely town of old and new, high street and quirky shops that you’ll need a good day to discover.

We already plan to go back to 10 to 12 and this time, stay longer!

After checking in to the most Horrific hotel in Folkestone (Grand Burstin), we checked straight back out and was recommended this little gem.
You are greeted at the door by a lovely couple called Mark & Leigh, who make you feel so welcome you immediately start to relax. We were so distraught from our previous hotel and what with me being pregnant we were slightly stressed. After entering a lovely homely reception we were shown our room which was an Absolute Delight. Perfect. Clean and well decorated. Leigh bought us up a pot of Tea with biscuits to de stress us which hit the spot. Looking around there was a gorgeous fireplace which had a basket of goodies...choccies and games to keep you busy as well as maps. There was a tea and coffee making section which was ideal.
After a lovely comfy sleep you are served a scrummy breakie cooked by mark. The dinning area is laid out with juices and lots of yummy jams. You almost don't want to get up from the table. Just lovely.
What was going to be a disastrous weekend turned into a weekend in heaven. A family run business that offers comfort, good food and just a general great atmosphere. Would come back a Million times and recommend till we are blue in the face. When you pay cheap in Folkestone you get crap. But when you pay just that bit more you get Class. Which is 10 to12! Don't hesitate...just book it. x

Folkestone is not your classic British coastal town, a little tattered around the edges. But 1o to 12 is a superb bed and breakfast. It has been recently remodelled and the new owners have created a sensational place to stay. They are friendly and knowledgeable without being the least bit pushy The breakfasts were superb -- abundant and well cooked. The rooms were magnificent -- lovely beds, well-appointed rooms, quiet and comfortable. This is an excellent bed and breakfast!!
