Well positioned overlooking the sea and close to the Leas Cliff Hall theatre. We paid for a sea view and weren't disappointed but the room smelt smokey or damp. It was a little dated, but functional. Service was fine, breakfast served quickly and good wholesome British food. Car parking is a bit of a problem, but we managed to find a space in a nearby street. We enjoyed a tasty Thai meal at `Skuba' just along the road. The hotel was an ideal base for exploring the south coast. AA 2 star is about right

Stayed at this hotel for 1 night - arrived late in the evening and left early the next morning.

Paid 50 pound for a double room inc breakfast - I think this was a deluxe room (pretty standard if you ask me) as it had a balcony and sea view.

Room is basic - but beddings was clean. Bathroom was a box - which had a shower and toilet, both fairly clean, but for 1 night acceptable. Rest of room was baron apart from a chair, bedside table and a wardrobe. Room was very warm - so had to have window open all night. The down side was we were on the 1st floor (room 104) above reception - and since the smoking ban, everyone seems to smoke outside reception, so it was noisy with people laughing and joking until about 3am..

Breakfast resembles a school canteen. Help yourself to cereals then waiter service to your table with toast, tea/coffee and a hot breakfast. Don't expect anything fancy here - just bog standard food - with only white toast!!!!

You pay for what you get is my motto - and for 1 night this was ok... It's def only 2 star - I don't think I would like to stay much longer than 1 night.

Lovely location with great views and seemed like a pretty cool area. Hotel sort of old fashioned but has a very modern bar downstairs which was busy and fun. Bedroom was good at least the bed was and I slept like a log (that might have been from the English wind and rain, I was exhausted). Great view over the ocean from my room too. I have to say it was very clean everywhere (priority in my book). Staff were very friendly and helpful and it was pretty good value for money. More cosy than a Travelodge in any case. Good stop over as we were on our way to France

After booking a small break through our local coach company we checked this site to get a lowdown on the hotel. After reading the reviews we were worried but as our coach operator told us that they had been visiting the hotel without previous complaint we decided to give it a try only to find out on the return trip that the driver had been booked in a hotel up the street.

On arrival at the hotel we were greeted by the manager then the staff came to move our luggage off the coach into the reception - well actually they looked like some people who had wandered off the street. Keys were allocated and we trundled with bags to the lift - which has to be seen to be believed. It allows 3 people at a time and apparently 2 people with luggage - so long as you're only carrying a wash bag. The alarm which was ear peircing didn't give you chance to get yourself and cases in, then close both doors before sounding. The stairs were even worse, very narrow, steep and hot.

The room we had looked clean but there was no shower, I caught sight of one of the pillows which was heavily stained, we went to buy our own. Although there is a welcome pack of drinks you could 'purchase supplies' at reception if you wanted milk. The sink wouldn't drain but that was sorted after compaining and the floorboards were so rickety you felt that you'd end up in the room below. Also balancing on the loo was an art if you didn't want to tip left. Smoking was also welcomed in all areas of the hotel and was not offered an alternative room if you didn't smoke.

The stairs to the dining room should have been condemned, or at least provided a harness and pulley as they were nearly vertical. The food was the worse that I've even had, salmon had more bones than flesh and there was nondescrispt squares of something that came as veg but had been boiled beyond taste. Second night had tinned steak with a pastry disc as a pie but the cabbage and carrots looked and tasted like they had been on since 3 that afternoon. Night 3 offered boiled beef and carrots but we couldn't stomach that - needless to say we ate out for the rest of the stay. Breakfast was better but please - 1 piece of butter per person......!?

I just cannot fathom how this hotel has 2 AA Stars and can only plead with you to go somewhere else. The Southcliff makes Faulty Towers look like a stay in the Ritz

We went to the South Cliff for a four night stay through a national coach company.
On arrival we were allocated our room and we were shocked when we opened the door !! .
The bathroom was disgusting , it looked like it had not been cleaned ever!!!!!!!!!, dirty sanitry fittings (toilet seat etc)
the lino tiled floor had seen better days, there was one light bulb with no shade, but you could make tea with the hot water !.
There was no drawer space in the bedroom and there was a wardrobe with four coathangers, the light shades in the bedroom were full of dead files and dust,
The windows could not have been cleaned since they had been fitted due to the finger marks of the workmen were still visible on the outside.
The basement canteen...........Seateds 100, guests no ventilation at all, Untrained staff to serve, if you like tinned or frozen produce microwaved this is the place to stay.
dont`t stay here!!!!!!!!!!!!!!!!!!!!!!!!!!!!
Folkstone hythe and District Hotel Catering Association logo was on the door hotel but we understand they are not registed.
WHO ALLOCATED THE STAR RATINGS THEY ARE TWO STAR, THIS IS A JOKE. !!!!!!!!!!!!!

Once again trip advisor used as a grudge site. We do remember the customer and her complaint about the bathroom. The Toilet seat had vert de gris on the hinge (brass) and a yellow line on the inside . We changed the seat. For our interest we dip this seat in pure bleach. After an hour it was still there. We did learn about the degradation of this particular type of seat. The bathroom floor is old , has seen better days but was clean. If the customer can advise me on how to clean the outside of a replacement window without scaffolding or breaking present health and safety regulations, I would be grateful .

The dining room is drab, but we only get compliments for our food. It is simple but wholsome. The only tin items we use are: prunes, Grapefruit segments. We do use some frozen vegetables and our kitchen has no microwave. We use the best products our budget allows (including british meat only).

We were inspected for our two star rating during the stay of this customer and we passed with flying colours.

A two star remains a budget option with basic facilities and service and this fact is reflected in our prices.

The customer booked a 5 day coach trip including a day crossing onto the continents, by coach, another two local excursions, 4 nights half board in the hotel. The maximum the customer would have paid a maximum of £149 (£126.80 net of VAT). Our share of this amount was slightly less than half of that amount.

We sell over 20000 room nights in a year, representing about 37000 customer nights. regretably not all customers can be allocated a seaview room, and even less a seaview room with balcony
