This place is huge - 14 rooms - and is surrounded by a massive car park, which has presumably obliterated the former gardens of this property. I was initially dismayed by the tired-looking entrance area, the cable trunking hanging off the wall in the room and the failed double glazing unit in the window of our room. However, the room was very clean, there was a view of countryside from the window, the shower worked well and the towels were soft. It is on the edges of Newbury so is quite quiet, and we didn't have any trouble sleeping. The breakfast service was good and well cooked. Tea but no biscuits in the room, and those horrible little sachets of cheap shampoo made it feel a bit mean. It's above average for your standard B&B/small hotel, but I found it all a little lacking in character.
