“Wonderful place to stay”

We had a marvellous welcome at Osborne House after driving over the Cairngorms in driving sleet - tea, home baked scones and cakes in front of a roaring log fire. We had the bedroom that looks out over the porch and it was as roomy and comfortable as can be with a separate shower room and another separate toilet and washroom.
It is an easy walk into Ballater from Osborne House and there are several interesting places to eat there. The Royal Railway Station is also well worth a visit. Heather and Neil are locals so have a wealth of information about the area to impart.

My wife and I recently spent two nights at the Osborne House B&B. We enjoyed every aspect of our stay. Our room was clean and comfortable, with en suite toilet and shower. We especially enjoyed the sitting room, which is a comfortable place to read by the fire or watch TV. The house is beautiful, with a charming garden and an impressive veranda. It is located in a quiet neighbourhood, but either the town centre or the walking path along the River Dee can be conveniently reached on foot. When it comes to Neil and Heather, you cannot ask for better hosts. They are friendly and welcoming, and our visit was enhanced by their extensive knowledge of the area and recommendations for dinner on both nights. The breakfasts and the baked treats that Heather served with tea in the afternoons were fantastic. We would highly recommend the Osborne House to anyone looking to spend a pleasant few days in Ballater.

We arrived a week early (totally my fault) but fortunately still managed to accommodate us without fuss and with great diplomacy.
A very nice, quiet room with en suite toilet and separate shower room. Would have preferred a bath but the the shower was first class.
The room didn't have a TV and while this wasn't a problem for us it would be worth taking a laptop or tablet to log onto the excellent wifi and watch tv on that.
There is a beautiful sitting room with tv and dvd but you may have to share.
Breakfast was excellent with local products in the main.
Best part though, has to be the proprietors. Interesting, entertaining and naturally likeable.
Lovely house with terrific terrace. Would suit warmer evenings, maybe one day.

It is very thoughtful of you to have taken care to mention features which we feel will be very useful to other travellers. We are pleased that our WiFi, for which there is now no extra charge, works throughout the house. There is a fold-down seat built in to the shower in the east bedroom which some guests find useful. This is also the case in the shower in the private bathroom. We are pleased you enjoyed your stay with us and we hope, indeed, to be able to welcome you back to Osborne House in warmer weather.

My husband surprised me with a 2-day stay at Osborne House. The B&B is warm and lovely. We felt very comfortable and enjoyed the fact that there was a sitting room available exclusively for guests that included fireplace, tv, movies, etc.
Neil and Susan were very attentive hosts, but also unobtrusive. They know the area well and had good suggestions for things to do, places to see, where to eat.
We are hoping to return again soon - for a longer stay next time!

We really enjoyed our stay at Osborne House B&B.
The house is beautiful, as well as the garden. The location is great because the B&B is close to the town centre but the neighbourhood is very quiet.
The room was spacious, clean and very well furnished. The bed (with two separate duvets) was large and very comfortable.
Furthermore, the lounge and the breakfast room were beautifully furnished and cosy.
Breakfast was delicious (e.g. fresh fruit, yoghurt, full Scottish breakfast, home baked bread).
We also enjoyed the home baked shortbread on our hospitality tray.
Heather and Neil are very friendly, attentive and helpful hosts and we received a warm welcome. They gave us helpful information on restaurants and places to visit.
For people who are not confident in speaking English it might be interesting to know that Heather and Neil also speak German.
In the evening we decided to eat at the local Indian restaurant, which was really good (good service, great food, clean and comfortable dining area).
We definitely recommend a stay at Osborne House B&B and we would love to stay there again.

Luckily our plan to spend the night in Aberdeen failed. Pure luck made us choose this place. We found a warm welcome, friendly room and very tasty breakfast here. We still envy Heather and Neil for SUCH a kitchen.

Neil and Heather are very warm and friendly hosts, there home is very comfortable, it is furnished to a very high standard and is a credit to them. In our room our bed was large, comfortable and with two duvets, we were suprised to find an unlocked wardrobe full of clothes and found this a bit unusual for a bed and breakfast establishment of this standard, it would be nice to have a tv in the room even though there is a very comfortable tv lounge for guests to use. My wife would have prefered two towels each in the bathroom as she likes to rap her hair after showering, the home baked shortbread and fresh milk in our room was a very welcoming nice touch. The breakfast was of a high quality and very enjoyable, personally I find the one big table for all guests situation a little uncomfortable but we were fortunate to share the table with a very nice couple who made conversation and made the whole. breakfast expierience very nice. Overall we had a very nice overnight stay and we will be back !

We would have been delighted to provide extra towels if you had asked. However, we shall now ask guests when we show them the shower rooms whether they would like more towels. We have taken on board what you say about the wardrobe. The lock is broken but is being repaired. In the meantime, I have removed the clothes from it. It's useful for us to hear your views about the table. Some people might prefer separate tables but we hope the single table is more friendly and informal which is in keeping with Osborne House. We look forward to welcoming you back.
