Steve the owner greeted us as we arrived and made sure we had everything we needed during our stay.

I'm a vegetarian and my hubbie isn't but Steve made us a cracking cooked breakfast each with a big pot of tea, equipped with tea cosy, just for me. I know it may seem insignificant to most but as my husband doesn't drink tea I'm usually lucky if I get a tiny, lukewarm, pot of tea to myself in hotels so I was chuffed. With a choice of cereals, toast with real butter for me and a selection of preserves, we were well fed for the day ahead.

We had a family room which was immaculate, quiet and very comfortable.

We honestly cannot fault our stay.

We stayed overnight on the 16th July 2013. It was fantastic.
We were met by the owner who was a fantastic person and took care of us.
Even issued us with a car park permit so we could park outside the front without having to worry.
The breakfast was excellent. Loads of choice, and the best toast I have ever had.

We are definitely coming back to this gem.

Room Tip: All the rooms are excellent. You won't be disappointed whichever room you get.

Very pleasant night spent at Holly Trees B&B. On our arrival we were warmly received by Steve who immediately put us at ease. The room was very good although a bit small yet very clean and well decorated. Breafast prepared and served by Steve was excellent as was his advise on sites to visit on our short stay. Most pleasasnt indeed.

We stayed for one night whilst passing through Carlisle on our way to Scotland. Spotlessly clean, very comfortable bed, lovely room, a fabulous breakfast, great central location and excellent value for money. I loved the treasure trove of collectables around the place. Lot's to look at and admire. Steve, the owner, was very welcoming & very helpful. We had dinner at a Greek restaurant which was only a 10 minute walk up the road. We will definately be back and I would happily recommend it to others. You'd be hard pressed to beat this one!

Stayed with friends beginning a cycle trip. The room was perfect and a lot less pink than it looked on the website! Steve was helpful, taking our bikes into the house and giving plenty of useful advice about where to eat that night. The house is a veritable Aladdin's cave of ornaments and could easily feature in its own TV show. Breakfast was hearty and the tea was good. Only a short walk from town and pretty close to Brunton Park if memory serves me (Carlisle has always been lucky for my team). A good place to stay and I wouldn't hesitate to visit again.

We stayed at Holly Trees for 6 nights in April. Holly Trees is welcoming, cosy, extremely clean and very comfortable. Steve, our host, made fabulous breakfasts and was a font of knowledge about where to go, what to see and how to get there. Ideal location because of its proximity to the city centre, the Lakes District, Hadrians Wall etc.. Thoroughly recommend to all as Steven and Pauline are extremely caring and hospitable.

Thoroughly enjoyed our stay at Holly Trees. Lovely, comfy B&B, Steven and Pauline made us very welcome and told us about restaurants close by and areas of interest. It's in an ideal location, close to the city centre, access to The Lakes and over the border into Scotland. Excellent breakfast, would definitely stay here again and happily recommend it to others. Fantastic weather was an added bonus!
