Friendly, clean, lovely big attractive modern rooms, Kingsize beds in our room. A good variety of cooked breakfasts and cold buffet. Short walk from city centre and on bus route. Car parking on site. Plenty of help with local area given and staff good humoured and very helpful.

Room Tip: Any, we stayed in two different ones travelling out and back on two occasions. Both superb.

East View is, like many B&Bs, a Victorian building that has been modified to suit its purpose. Having stayed in many such hotels, it is nice to come across one where the stairs do not creak, where the bathrooms are clean, modern and well appointed, where the furniture and decor are pleasant and fit in with the decor etc. East View is such a place.
East View is located in around 10 minutes walk from the centre of Carlisle in a relatively quiet area and reasonably close to a number of restaurants - so evening meals easily covered.
On getting up the next morning, there was plenty of how water in the shower and a great breakfast which passed my key test - the quality of the sausages - in this case local Cumberland sausages that I would have happily had again.
Overall, no faults or major concerns

Stunning room with walk in wardrobe, sofa and armchair. Beautiful bathroom with power shower. Only problem was that the bed was only a double and not King size and the room was plenty big enough to accommodate a bigger bed. Lovely hostess who was very helpful. Breakfast was excellent. Good local cinema.

Stayed here for one night on our way back from Scotland. We were given a friendly welcome and some useful advice on where we could eat, all places being within 10 minutes’ walk. (We chose the Italian which was good). The city centre wasn’t much further away so it was very convenient. We were able to park in the guest house car park (there is just room for 4 cars).The only slight downside was the traffic noise from Warwick Road, though it was much less during the night and it didn’t really bother us.

Our room was large and clean. The en-suite bathroom had recently been redone and the shower worked well. Breakfast next morning was a real treat, with lots of fresh fruit and nice croissants as well as the traditional cereals and a good quality full English. Good place to stay.

We received a warm welcome from our hosts. They were kind enough to remove the fresh flowers from the entry way as I was allergic to the lilies. Our room was lovely and big. We were very comfortable in the bed. Although our ground floor room's large window was street level, we were surprised how quiet it was in our room. At breakfast we were given a large choice of foods, with fresh fruit, yoghurt, fruit juices,cheeses and meats and rolls. We also could order a full English breakfast.
It is only a 10 minute walk to the centre of town and the hosts are very happy to recommend places to eat and to visit. We had a lovely 3 night stay.

Room Tip: The ground floor room is large and very nice. Also nice to not have to carry luggage up the stairs.

Was looking for a good place to stay for a couple of days on our way from Scotland back to London. Decided on the East View Guesthouse based on reviews and was happy with the choice.

It's a large Victorian house and we got a large room with two twin beds and a sitting area. The room was clean, the beds comfortable and the sitting area large enough that we could bring food back to the room to eat. The en-suite bathroom was reasonably sized and the shower had good water pressure.

The provided breakfast (cooked to order) was exceptional. In addition to the cooked options, there was a wide selection of fresh fruit, yougurt and cereals. The staff at breakfast was very attentive and service was great.

Having never been to Carlisle, it was a very pleasant surprise. The B&B is ideally located for many different day-trip options. We took one day and went out to Hadrian's wall and the surrounding countryside, and another day to traipse around Carlisle proper - the cathedral, castle and downtown area.

Bottom line is that East View Guest House was a great value in a great location and worth a look if you're thinking of staying in this general area.

Didn't know what to expect this being my first stay in a UK B&B. Stayed 1 night in May 2012. Room was bright (despite dismal weather) and reasonably well appointed. Small, but adequate, ensuite bath. Good breakfast. Conveniently located to center of town. Hosts were hospitable. I would stay here again without hesitation.
