“Reasonable, if tired”

Stayed for two working weeks. Rooms a bit tired but superficially clean. The whole hotel could do with a good spring clean though. Spa pool and facilities good. Bar food reasonable - never tried restaurant except for breakfast, which was pretty standar. Friendly staff.

Thank you for your review. We are in the process of having all bedrooms and the reception deep cleaned by contractors, which include carpets, curtains, fabrics and improvements have been noticed in the rooms they have completed. I am glad that you enjoyed the facilities and services provided and hope to welcome you back when next in the area on business..

My wife and I wanted somewhere close to where we live, to stay for a night during the week, for a last minute getaway, and found this place, 20 mins from where we live, offering dinner, bed and breakfast for just £95, including use of the spa and gym. My wife also booked some pamper treatments for the afternoon which she thoroughly enjoyed.

The hotel was an absolute nightmare to find, but when we did finally get there the welcome was very friendly and thoroughly unpretentious. The decor was a somewhat tired but the room was clearn and tidy and everything worked and was in order. We went for a swim, which was pleasant but the spa does seem like it's seen better days. The bar area was pleasant and despite having to wait to get served (there was no permanent bar staff as it was a midweek afternoon so we had to call through to reception) the Adnams was excellent.

We had dinner in the manor restaurant, which for me was the biggest let down of the stay. The ambiance was lovely, with an intimate panelled dinning room and friendly and attentive staff. The room was pretty full for a midweek which added nicely to the atmosphere but I'm afraid to say the food was very poor. I had a deepfried goat's cheese which simply tasted of whatever else had been previously fried in the same oil, followed by a nicely cooked steak but a very uninspiring bowl of frozen chips. My wife had a leek fritata which was truly awful, being bland, tasteless and far too heavy - a real let down. The deserts were decent and the range of buffet breakfast the next morning was perfectly as expected, and nice with it.

Will we go there again? Quite possible, the welcome was friendly and the value for money (dinner notwithstanding) was reasonable. For £95 it was hard to complain, but the standard of the dinner took one star of this review.

Thank you for your review. The hotel is not located in the easiest of places to find, but if entering from the A12/A14 junction is well signposted with brown tourist signs. I am pleased to learn that you found your stay to be good value for money, but was sorry to learn that you were unhappy with your dinner. Our food is normally one of the major strengths of the hotel and your comments have been discussed with the catering team to attempt to avoid future disappointments. I do hope that we have the opportunity of welcoming you back to the hotel in the future.

"Why on earth are you going to Ipswich?" was the commonest comment when I asked friends what they knew of the town. None of them knew anything, and to be honest we came away not a lot the wiser. But the Belstead Brook Hotel is a very nice place to stay in for whatever reason drags you up the A12 to Ipswich. We meet up annually with a small group of friends, and since none of us had been to that area it was 2013's target.
The hotel, belonging to the Swallow group, is an oddity in itself. Though its nine acre site is in a housing estate, its origins date back centuries before the surrounding area was developed, and once inside its leafy boundaries there is no sense of being surrounded or crowded: it is a very quiet setting. The approach to reception is equally odd, the gently sloping car parking areas feeding you towards a partly enclosed forecourt, descending by a few steps to a terrace in front of automatic doors. These open into a huge space on two levels, used partly as a lounge and down a few more steps, the reception area. Then things become brilliantly simple, in as much as beyond reception you can turn only right or left. Turning right leads directly to the bedrooms, turning left leads to the public rooms. It's here you'll find the ancient heart of the hotel, the restaurant having a wonderful Elizabethan atmosphere with beams, panelling and ancient brickwork. While less atmospheric, the bar area is very comfortable as are the adjacent function rooms. One in particular, used to house our group for a couple of meals, is also hugely characterful with stained glass windows adjoining a magnificent Arts & Crafts fireplace. Because of the layout any noise generated when the hotel is in full swing is at one end of the building and can't be heard at the other, bedroom end. Pictures, prints, lighting and furniture in the bedroom wing help to create continuity of atmosphere, only spoilt by the incongruous and hideous panels of a suspended ceiling in the corridor. Our bedroom was very spacious with good quality matching furniture and lots of storage space. The bathroom was a decent size, well laid out and supplied with good size towels, the usual bath mat and a handrail & rubber mat for safety in the bath when using the over bath shower. But there was also the universally hated nylon shower curtain, trying to wrap you up like cling film as it got wetter! Also it has to be said the room decor was very tired and downright scruffy in places though the occasional whiff of paint in the building seems to indicate work is in progress.
As we were staying on group half board terms the menu choice was a little restricted and unadventurous but the quality and presentation were very good and the quantity perfectly adequate. Breakfast was the usual buffet style and had a very good range of choices; cooked items were of excellent standard and we did not notice any item being allowed to run out.
Those of us who used the swimming pool or spa facilities enjoyed them and spoke positively about their experiences.
But all of us agreed on the standard of service, which would show up many a higher priced hotel we've experienced. The staff were all pleasant and helpful, were happy to join in a bit of banter but were very efficient and professional and a major factor in making our long weekend stay an enjoyable experience.

There is plenty to do and our location is ideal for visiting many of the places of local interest as many of our regular guests will testify.

Our recently recruited decorator is busy refreshing parts of the hotel and we look forward to the necessary improvements. We hope we can welcome you and your friends back sometime in the future.

This hotel/B&B is housed in a building of immense former and faded grandeur. The foyer and grand entrance and beautiful armchairs and open-fire near reception make a gorgeous setting and first-impression. But the rooms (my room in any case) had the lifeless and dull and depressing atmosphere and decor of a bad Holiday Inn. And while it's very cheap, unless you have a car, you'll find yourself stranded. The city is miles away and room-service stops at 9.30pm. After 9.30pm, you can order 'sandwiches only' and the sandwich I had was inedible. i wrapped it in paper towel and fed the contents - bits of bacon (small knobs of white fat) and bland, white bread - to the ducks in the morning when I went down to enjoy the glorious view of the river and trees. But the bar is very, very good and the bar-man made me a perfect double-espresso macchiato.

Room Tip: A room at the back will give you a nice view of river and trees.

Thanks for your review and your frank comments of the hotel and services provided. The hotel is in fact 2 miles from the centre of Ipswich and was here long before the housing estate encroached on the hotel. Despite this it is still a very peaceful, rural settinmg. We are aware of the need for refurbishment of the bedrooms, but make every effort to ensure our guests enjoy their stay with us. I am sorry you did not enjoy your sandwich, but delighted you enjoyed the services provided in the bar.

We had a very pleasant weekend here at a Ladies Festival, food, staff and hotel good.
Staff are very attentive and give a fine friendly service. We had room service Sunday evening and the freshness of the sandwiches etc were beginning to show a slight lack of freshness but other than that we had few things to complain about

My husband and I have stayed at this Hotel on three occasions, once just the two of us and twice sharing the break with close friends. I can thoroughly recommend this hotel for its relaxing atmosphere and very friendly and attentive staff. The food was excellent, nicely presented and plentyful. Rooms comfortable and spotlessly clean. Service throughout the hotel was of the highest standard and in particular I would like to thank Cath in the restaurant for her excellent recommendations of interesting places to visit in Ipswich. Without her guidance we would not have known about the wonderful Natural History Museum and The Mansion House. Great places to visit and free entrance. On this latest visit my husband his friend enjoyed some very good golf at nearby courses and my friend and I had a very relaxing time in the pool and spa.

There are so many interesting places to visit in the area that we still have not had time to explore that we will most certainly be back. Thank to all the Staff.

We have stayed here many times - on of our favourite 'quick getaways' Always pleasant and relaxing. Food 'normal' but again always presented well and good - particularly breakfasts. Will go back again, and again, and again Had the more expensive room with a veranda and a view over the brook
