This place has really good quality bedrooms, all I could ever ask for. It was a great size with a nice bathroom, all top quality, furnishings and carpets etc.
You can tell some serious money has been spent on this property, It is detached aswell so no noisy neighbours!

This is very much a seaside guest house with aspirations to being a hotel but without the amenities, the ambience or the people skills.

It is not cheap either £73 for a standard rear facing double with breakfast. The breakfast was excellent but the breakfast room was very cramped and latest sit down time was 0915 AM with no relaxation on weekends.

A notice in the room warned of a 10:30 AM departure even on a Sunday with a fine of £5 for each half hour of overstay.

On checkout (this was the only time we saw the reception staffed)there was a large notice advising of a £1 charge for paying with a credit or debit card with no personal cheques accepted but cash was most acceptable. On questioning the charge I was told that it was because the hotel had to pay bank charges of 5%. When I suggested this may be excessive and it was the first time I had ever seen a hotel charge extra for using a debit card the elderly patron mumbled something about it being his son in law's idea and he did not really know why it was being asked. I did not pay.

The hotel web site gives the impression that the building has a lofty and panoramic view of the town and bay but in reality it is just above sea level with buildings in front.

There are no reserved parking places by the hotel and LLandudno is a very busy place so be prepared to spend some time searching out a parking place which inevitably will be some way from the hotel.
I believe the web site oversells the place and my wife and I were disappointed in it.

This hotel has just been refurbished to a very high standard. Unfortunately the service did not match.

Not the most friendly of welcomes. I felt like I was disturbing the woman on reception.

Room was lovely, could not fault it.

Breakfast average to poor. No menu, I had no idea what was on offer. On the first morning only got offered poached egg on toast. Second morning I actually got bacon and sausage as well however I was not convinced it was cooked properly.

Room cleaning not the best. Towels not straightened. I put a towel back on the rail. It was just as I had left it, stuffed in. Did not replace the biscuits.

Parking was a lottery. You will probably end up parking on a single yellow line. Everyone seems to do this but hope a policeman doesn't come along and give you a ticket.

I would expect for a hotel like this, with so much money invested you would make a real effort to make guests feel welcome. Sadly it failed on this. I would not stay here again.!!

Fantastic hotel! Our room was so comfortable and had everything we needed and more. The 4 poster bed was a realy novilty! The bathroom was obviously brand new and the shower in particular was amazing!
The room (7) didn't have a view of anything really, but this didn't bother us at all as we had booked a rear room anyway and don't holiday to look out of our hotel window : )
Can honistly say we'll be going back!!!
