We have stayed in a lot of hotels/B&B's/Guest houses (and a lot in Eastbourne) but I have to say this is one of the best, admittedly its not bang on trend but it is THE friendliest, Most welcoming place we have stayed in. It is a proper family run establishment, The Manageress Kathleen and her husband were very welcoming, their daughter Alison was a great laugh and their son very helpful when we got caught out by the rain. I stayed here over new year with my Partner, His mother and her friend (who had come over from Ireland) we Has rooms 202 (Double) 103 & 104 (singles, one with sea view) all the rooms were immaculately clean, neat, fresh looking and well equipped. We stayed over New year and it was a most pleasurable experience. There was a couple of hitches such as the fire alarm going off at 4am which Kathleen dealt with in a professional, calm and caring manner. The breakfasts were great, even when I asked for something different on the third day (tinned tomatoes & mushrooms on toast) they were happy to cater for my needs. The check-in process was quick and simple, the price was excellent value for money, (especially for the time of year). The location is excellent opposite the pier/beach and only 2 minutes walk to town. The bar is reasonably priced and the wifi works in the rooms as well as down stairs. Had we not been shooting off over to Dublin we would have stayed a couple more days. We miss it already and will hopefully be heading back around the 14th Feb for our Anniversary. All in all a top stay, would recommend to anyone.

This hotel is great, right outside the pier, round the corner is the Main Street with restaurants and bars. The rooms are nice and warm, clean en suite, and a nice breakfast. Excellent friendly staff.

We had the room with a four poster bed and it was lovely . The staff were really nice and the breakfast was really good value for money . We had the fire alarm go off at 4.oo am the staff were very professional and made sure everyone was ok . We have been coming to Eastbourne for a few years and this room was the best we have had. Would recommend this hotel to anyone

The arrival was a little dis-organised but the room was clean, warm & the bed comfy. We overlooked the Pier and the view is worth it at sunrise. The staff were friendly and helpful and the breakfast was lovely. Worth going back again.

Just returned from this hotel today. I found the hotel to be clean and comfortable and in a great position. My room (102) overlooked the pier and beach. The room was spotless, everything in working order, warm, nicely decorated and I found the bed to be comfortable x will return x

Enjoyed our stay here ,room was clean ,and comfortable nice bathroom good breakfast £10 extra for the sea view a modest fee and worth it ,friendly staff too so left with a desire to return soon. Bus stops outside for busses to Brighton and Hastings

Room Tip: Push the boat out ,go for the sea view!

We booked this hotel at the last minute. When we arrived I didn't want to go in. The entrance was uninviting, crumbling and weather-beaten. The reception desk was unmanned and messy. A girl, who was eating a meal in a side area, came forward to book us in. We asked to see the room first, and we were directed down a narrow hall to the lift. We got in the lift, we pressed the button for the floor we wanted, and there we stayed - stationary, with the lift doors closed. We quickly pressed the button to open the doors and returned the room key to the girl eating a meal. Then we left!!! Wow, thank goodness we did!!!
