“A rare treat”

I can honestly say that I've never experienced service as good as this, from fuss-free booking (a confirmation email, praise the lord! how hard is it, really?) to being greeted like a long lost pal when you arrive. Even the most reserved guest would feel genuinely at home here. Carl and Sarah preempt most needs - I hadn't been in the door 2 minutes when Carl handed me a parking permit and the wifi code. The building is a Georgian townhouse very centrally located and the only things I didn't like relate to the unavoidable issues you have in these listed properties; the dreaded Saniflow drove us mental, some electricity outlets weren't working and I was pretty cold due to storage heaters but again both these were explained beforehand and solutions offered. They were minor quibbles for a highly enjoyable stay. So much so that we booked another break on the way out. A lot to admire here, hats off to the owners who make it look easy but I am sure it takes a lot of effort to maintain such an old property to that standard and to appear happy and welcoming when I'm sure there are many times they just don't feel like it. There are probably some visitors they get that prefer the more formal response (there is no reception desk at guesthouse east, which we loved - why create that instant barrier with your guest?), but in setting their cap on a certain style of hostelry, they attract like minded guests who, like us, value the warm welcome and relative freedom offered. I could go on. Oh and it was utterly immaculate. I did a bit of a "Four in a Bed" room inspection when I got in, and found not a single speck of dust. Decent shower too.

Wow, thanks for making our day :)
Running a guesthouse and living as part of that business is certainly a consuming experience and I can imagine could be an inescapable nightmare should you not enjoy putting people first.
It also has the power to be immensely gratifying when you see guests enjoying your efforts.
We're constantly looking to improve our service and the facilities here so fingers crossed the positive momentum continues.

Me and the Wife stayed here Wednesday the 13th feb , as my wife Cheryl was working here. arrived about 11 am Carl greeted me at the door and was so nice sorted me out with a fresh coffee and car permit . We had a great chat , then he took my case to the room for me & the room was lovely perfect. This is how to run a Business well done guys..... 10/10 thanks for letting us stay in your guesthouse.

We went to the Guesthouse East for a quick weekend get-away, and were very pleased with every aspect of our stay. Some of the highlights were:

- The hosts (Carl & Sarah) are very friendly, taking the time to give recommendations on local places to eat out, buy food and go hiking, as well as offering hot drinks (much needed in the February weather)
- Spacious room with comfortable bed and bedding, a clean, well stocked kitchen, and great shower (Rm 1)
- Located 1 minute from the waterfront, a few minutes from the pier, and 5 minutes from the train station

Room Tip: Room 1 is great if you plan on cooking yourself!

Great to hear you enjoyed yourselves here in Eastbourne (another world from London, eh??).
The least Sarah and I can do is to make sure you make the most of your precious free time and, besides, it gives us an excuse to keep trying all the local restaurants, bars and activities to make sure they're still up to scratch :)

Having stayed briefly in 2009, the Guesthouse was an easy choice for a walking weekend with my Brother.

The reception from Carl and Sarah (and the children) was warm and welcoming (like meeting old friends) and the stay was superb. Having 'enjoyed' several hours of muddy, wet hills in the bracing wind having a comfortable and inviting room to come back to was a just fantastic.

Thank you for your hospitality and I now wouldn't consider anywere else to stay in Eastbourne.

We stayed for a couple of nights & had a really nice time. We have a one year old nipper & the room was easily large enough to accommodate the travel cot (provided) and all the associated paraphernalia. The kitchen attached to the room was a novelty & works really well if you want to grab a bottle & have a night in with some nibbles. Sarah & Carl are lovely hosts, location is a stones throw from beach & town. Would definitely recommend.

We stayed for one night - very welcoming reception from Sarah and Carl. The room was spacious, clean and attractively decorated. Would have given 5 stars but the bed was a bit hard, which we were promised would be fixed with a mattress topper before our next stay (told it was a new bed). Nice bathroom with good products.

Room Tip: We were in room 4 and could see the sea!

Very helpful to get the feedback on the bed while you were here as well - it's difficult to find a sweet-spot for everyone, but I hope the new comfy toppers we've used throughout should make all the difference.

We have just come back from a 3 day stay at the Guesthouse East. With 3 children it is always a bit hit and miss when we go away, but we could not have picked a better location or accommodation. All three children were amply accommodated in our room (Suite 7) and we all thoroughly enjoyed the experience - Carl and Sarah could not do enough to ensure we enjoyed our stay. Being a 2 minute walk from the seafront meant we were out on the beach a couple of times a day, ideal location for a quick pit stop home to feed the tired kiddies and out again. The children are already asking when we can come back again!

So pleased it worked for you here - having the beach so close is definitely a huge bonus allowing the kids to exhaust themselves and then having the space to allow them to completely collapse on their return!
And don't worry, my eldest still talks about yours returning so think of it as an open-door policy.
