Spiess & Spiess is not inexpensive but well worth the cost. We stayed in a "superior" room, which was not only commodious and attractively furnished, but provided a powder room separate from the large bathroom, an unusual feature in a B&B and one with obvious advantages. The location, only yards from the Rochusgasse station of the U3, is 3 short stops from the center of town, or you can walk it in about 20 minutes.

Spiess & Spiess offers very comfortable accommodations in a beautiful building on a quiet street and is very convenient to most everything. Our room with bath were both large and offered very modern and comfortable furnishings and amenities. Even though it overlooked the street, it was very quiet. The breakfast was plentiful and satisfying and served in a wonderful room overlooking the back garden. Although it was quite large for a B&B we never really encounter any other guests or crowds, even at breakfast. Both Mr. and Mrs. Spiess were always very pleasant and helpful as were all of the staff we met. The property is a very short walk to the U-bahn station and only minutes from the center of Vienna. This is a wonderful alternative to most of the hotels in central Vienna. Highly recommended.

We ended a tour at a hotel "inside the ring" where most others were staying on their own. It was nice enough but expensive and right on a trolley line. We had booked a room here instead on tripAdvisor's say-so but had our doubts since it wasn't right in the downtown. Those doubts were assuaged when we got here. It's on a very quiet dead-end street, but only 100 meters from the Metro (3 stops to town) and 200 meters from great strudel at a cafe only locals go to (it is "outside the ring.")

The rooms are quiet and comfortable and large and scenic. The beds are comfortable (even though Austrians have not gotten the memo that pillows are supposed to be soft) and the AC works great. The breakfasts are outstanding too.

Our only very minor complaint: internet is sketchy outside the main sitting room.

The Spiess B&B is extraordinary! After long days exploring the city with my daughter it was wonderful to come back ago our quiet, lovely room there, with a fireplace, windows that you can open all the way, and just sit on the balcony and enjoy the birdsong over the nice garden. We debating staying in the city, but this was so much better. Athe u-Bahn is literally steps away and from there you can get anywhere faster than you could with a car or taxi (buy the weekly transit card and its dirt cheap). Frau Spiess was incredibly helpful, from getting us reservations to concerts to helping us navigate a trip to the spas town Baden. Breakfast was outstanding and plentiful

One person in an earlier review mentioned lack of coffee makers in the rooms, but when we came home wet and cold from a day in the city and asked about hot tea, Frau
Spiess had an electric kettle delivered to as our room for the rest of the stay complete with an assortments of tea and honey. My suggestions is the just ask! They are so eager to help.

We stayed at Spiess & Spiess for seven days and have good news and bad news. The good news is that the place is terrific, the staff, the location and the rooms are all as expected. The bad news is not actually bad news...they have three years worth of TripAdvisor accolades to prove it, so there are no surprises here.

The hotel was easy to find, even in our post intercontinental-travel haze. Taking the CAT from the airport to Landstrasse and only one stop on the U-Bahn U3 Rochusgasse got us to the front door and friendly Ulla at the front desk got us our keys to the room. It's very very quiet so we were able to get a nice long night sleep after our journey. They must have sound-proofed the place because the only sounds we heard during our stay was spring birdsong and some very distant sirens.

The room (room 14) was uncommonly clean, the fridge stocked with drinks, the view from the balcony nice (the Prater in the distance), the bathroom is large and there is a closet with many shelves that has an easy-to-use safe. In comparing this room with our condominium in Boston I would say two people could live in this room. Not for two weeks: permanently.

We never had to wait for the elevator, and the breakfasts down in the solarium were marvelous. The scrambled eggs and coffee that Herr Spiess offers you are a tasty start to the day. The other offerings are good and familiar breakfast fare.

Areas for improvement:
the Wi-Fi session times out every hour. You end up re-connecting a lot.


Important notes:
* It's a safe neighborhood, and while referred to as a suburban neighborhood, it's only a short train ride or one healthy walk to the places in the city that draw tourists.
* It's a bit pricy but, when compared to other options, you may find it to be worthwhile. We did.
* There are plenty of markets nearby to purchase groceries, alcohol, etc. (Though too many of these are unlikely to fit in the fridge, so buy for one day)
*The U-bahn is the subway and it's worth getting to know. It's safe, orderly, and easy to use even at night. There are machines at the entrance like little ATMs. They have a little British flag that, when pressed, translates everything to english. . (U2-U3-U4 will get you back from most of the sites after a nice walk there). I'll post a picture of the "House Rules" for the train. Since the U3 Rochusgasse stop is nearly outside your door it puts you within easy reach with all the different lines and to all the key locations in the city. There are other ways to get around town (including walking) but these are all easily supplemented and extended by getting to know the U-Bahn. If you check wikipedia for Vienna_U-Bahn you'll find an accurate map. http://www.wien.info/en/travel-info/transport/subway is worth checking, too.

I stayed for three nights in May 2013 and couldn't have been happier. The Speiss family is lovely and was extremely helpful with suggestions for places to visit in Vienna. My room was really large (it had a fireplace!), had modern furnishings and a huge bathroom. Breakfast in the basement room overlooking the back garden consisted of eggs, breads, cereals, yogurts, sweets and juices - which was more than enough for a tasty, hearty breakfast. Highly recommended!
