We booked at the Nestroy based on reviews from this site. The outside looked good and the staff was pleasant (we spoke all in German). However the moment we got to the room we had problems. The room they gave us smelt strongly of urine and when I checked the toilet it was clearly urine encrusted. So back to the front desk for another room.
The next room was better. It smelled better and was bigger. The toilet was clean but the seat was stained yellow in "strategic" spots. I have no idea why this hotel chain couldn't take 15 euros and invest in a new toilet seat. There was even a store selling lovely seats beside the hotel. I looked on in envy as I passed by it going into my hotel daily..
The Yuk factor was high in the room with a lot of hair on the tile floors and vanity. The duvets were in tatters, I am glad I didn't have a black light, I would probably see a whole sea monkey colony in there.
One consolation was that if there was ever a crime at this hotel there would have been a wealth of forensic evidence, I think there was DNA from at least the last 10 guests. I went out and bought some wipes in order to feel comfy there. Not cool in such an expensive place, why did I have to play the maid on my holiday?
I got the definite impression that they were not trying anymore and just letting the hotel make money off of the location (Vienna) and coast along. A little effort in the cleaning and keeping fixture and bedding up to date and this would be OK.
It was too late for us to switch and so we made the best of it. The hotel itself is only 10 mins walk to down Swedenplatz and you can catch trams to all over. We enjoyed wandering around there. We did not do the breakfast because we thought it was expensive. We found a little cafe called Natchkatschen and it was really good. They had eggs and great croissants and coffee. It was mostly old Viennese and students so I know this was not a tourist trap. I think they speak English OK.
Spoke German there and they were very nice. I would go there for the authentic breakfasts and not in the hotel. I would not stay in this hotel again but I would in the area. The Nestroy needs to get a good cleaning staff and then maybe it would be good. Till then, avoid.

We enjoyed our stay at this hotel. It was about a 10 minute long walk to the St. Stephen's area, and 15 or 20 to the Opera, but if you don't want to walk, you can take the tram or u-bahn. The staff was very friendly and helpful. The breakfasts were good. Our room was clean and bright, and not too noisy. We had to walk across the street to the front desk and dining area, but we didn't mind. Overall, a good deal.

The hotel room is quite large. You walk into a living room with 2 separate washrooms, 1 with a bath tub and the other with the toilet. The breakfast costs 13 euros so I decided to go to a cafe to have breakfast instead.

The hotel is not very close to the city center but it's close to the U-bahn station, Nestroyplatz, which is on the U1 line. It was very convenient to get to the main tourist sights by traveling on the U-bahn.

The hotel also provides a shuttle bus service to the airport. 2 people for 24 euros. The more people traveling with you, the cheaper it is. I would highly recommend that you take the shuttle bus as it is convenient and fast.

pluses: quiet neighborhood; about 3 blocks away from the Nestroyplatz U-station; clean large room; comfy beds; large bathrooms.
minuses: too far from the city center and main sites; staff reluctant to speak english; concierge desk could not (would not?) help with getting concert tickets etc
final: good and comfortable but if you're new to the city, the hotel is far from the main sites and the staff will do little to help ease your stay.
