Just returned from 10 days relaxing holiday at this hotel. All our expectations were met.
Room: Booked a sea view, one bedroom suite. The room was clean, spacious, well equipt (even an egg cup !) and modern decor. Yes, the beds are a bit hard to start with but get use to it. Housekeeping came everyday to change sheets and towels, however did not touch any other part of the room.Also,just bare in mind not to leave food out as ants will appear !
Amenities: Lovely infinity pool and sun terrace with a great view. Gym also available with small indoor swimming pool and shower facilities. Small number of Spa treatments available. Free Wi-Fi available in the lounge and bar areas (can also be picked up by the pool)
Small supermarket on site selling basics items but would suggest to walk 5 minutes down the road for cheaper and more choice supermarket. A hair salon was being establish and should be open soon.Laundry also available to do all your washing before leaving.
Service: Food: Buffet service for both breakfast and dinner. Nice choice although the dessert selection does not vary each night. Bar snacks available all day with great salads on offer (also try the pancake and chocolate sauce...)
All staff were friendly, efficient and did make our stay really pleasant. (specially Inga in the bar)
As it is a small hotel with very few children, guests interacted among themselves more than if they were in a bigger hotel
Overall, we really enjoyed our time there and will return next year.

We arrived late at night 11.30pm and really needed a cup of tea, but none was available in the room or water, it would have been good to have a welcome pack in the room especially with arriving so late. The room was great really spacious with everything you needed, complete with cooker, fridge. Bathroom was spotless and towels were changed everyday. The pool area was lovely although at the end of August there were still a lot of children running about. Found that there were less children going into the first week of September. The sunsets were fantastic. Being regular visitors to Cyprus we had no trouble getting around as several people have said the bus ran into Paphos or Coral bay running every 15 mins till 11.00pm, didn't feel it necessary to have a hire car. We would be more than happy to return to this hotel. We only had one problem on the last day - we enquired to keeping the room on but there were none available but we could use the shower in the gym . We were told at 3.10pm that we would have to vacate the sunbeds and pool area by 3.30pm as one of the owners sons was having his wedding reception there and they needed the pool area. A lot of people were really angry as we were too, if we had been told 24hrs in advance then we would have made arrangements to go to the beach for the day. So we ended up having to sit around in the reception area from 3.30pm until our taxi arrived at 7.30pm. The reception staff were really apologetic and were not informed of this till 3.00pm either. But putting this to one side the whole 2 weeks was fantastic, but Cyprus has become very expensive to eat out now. We spent approx 55 - 60 euros on a 2 course meal with a bottle of wine. The full body massage was excellent!!

just arried back from the theo sunset bay hotel, stayed with my boyfriend. read reviews before we left hoping it wasnt to far out of town and inpressed with other people's photo's.
we arrived late at night welcomed and shown to room, inpressed by room very clean, and fantastic view of the sunset in the evening, only complaint would be the beds, quite hard but you get used to it, good for the back. i like a clean bathroom and good shower, which you get no panic. we had no problems with dranage or water going off as we read in other reviews.

we stayed on self catering basis using the kitchen for breakfast, lots of utensils, ate at the bar one day lovely food, few more euros than bar along the road.
this hotel is quite far from paphos but there is a local bus service that runs every 15-20 mins that costs 1.50 with the last bus at 11.30, coral bay is within walking distance but there was road works so unable to do that but only 5 mins on bus.

lovely pool and always sunbeds avilable throughout the day, not many children is coples hotel. usually coming back on last bus we would stay in bar until close, which would be around 1.30, wouldnt stay open any later when they turned the lights off on us one night!

only thing that we had problem with was keeping the room on, it would have been 20 euro but they had another booking so unable to do this, out flight was 1am in morning going home, having to check out at 12, this would have been a nightmare, luckly we met another couple that let us use there room being able to still use the pool.
they could do with a shower room that you can book out for an hour.

i think this is an exellent hotel, would love to go back, hope it is kept at good standard as is new hotel, guests will keep going back.

Just back from a week in Paphos, staying at the Theo Sunset Bay on b&b basis. This is a good hotel, just about makes 4 star, but very clean and tidy. Rooms are all individual apartments in two storey complexes and was excellent in standard - easily 4 star - very modern and well finished. The hotel offers self catering and this particular room was fully fitted with everything necessary - not that I used it - and to a high standard. LCD tv, aircon, fridge, hairdrier, excellent shower, balcony and lots of room.
This room had a fantastic sea view and perfect for watching the sunset every evening!
The breakfast service was just about adequate - equating to a 2/3 star in my opinion - a little management input to the service is all thats needed, otherwise, you can enjoy a breakfast with fantastic views over the bay and out to sea. Recommended.

Wow! We booked this only a month before our date to go and what a lovely surprise it was. The reviews I had read were varied and although the one thing that most of them shared was the distance from amenities, this did not put us off.

Upon arrival at the hotel we were greeted with a smile and shown to our room. I had booked a sea view room but could not see much of a view as it was dark :o) The guy assured us that if in the morning we wanted to swap rooms all we had to do was to ask.

The room was lovely and to a very high standard. The only complaint we had was that even though there was everything you needed in the way of utensils etc, there was not a welcome tray of tea/coffee/milk etc. (not a problem though as we found out!) After asking where we could get some from we were told to go out and across the road to the kiosk. ( a very short walk). Here you could purchase just about anything you needed. These kiosks are ALL over Cyprus and come in very handy. We arrived at about 11pm so they are open pretty late too.
The following morning we awoke to a stunning view and knew we would not want to change rooms.

The pool was fantastic as were the staff. And always with a smile!(not sure who the people complaining about the unsmiling staff were talking about).
We had already decided to hire a car and the reception were fantastic in helping us arrange this.
There is a little cove not far from the hotel, and although not big, you can swim in there and enjoy the cooler waters.(not that much cooler though). There are lots of restaurants along the main road and you can walk to may of them, or a short bus ride into Paphos will allow you to see much more.

We had breakfast at the hotel many mornings and thought it was terrific value. All you could eat and there was a huge selection to suit many tastes.
The rooms were cleaned every day and fresh towels provided. They had shower gel in little bottles on the wall which is great when you are having 2 or more showers a day! hahaha. The water was a bit sporadically warm but in that heat you seriously did not mind.
There was a slight sewage smell on a couple of days but we found this was common in many places in Cyprus, as their drainage system does leave a lot to be desired! It took a while to get over the "eww" factor of having to bin your toilet roll instead of flushing it!

Cyprus is gorgeous and we will most definitely be going back. If I had to stay near Paphos again I would definitely book here. But I think we will be looking at Villas next time. Perfect hotel for romance and a great getaway. Loved the fact that it was not near the resorts as it made it so much more quieter.
The day of departure we needed to check out by 12 but were not being picked up till 7pm for our transfers. The hotel were fantastic and said they had a room we could use to store our bags, which we could access at any time, and also we were welcome to use any of the facilities. We enjoyed a relaxing day by the pool and finished up by using their showers in the gym.
Brilliant time was had. :o)

There is no doubt that the hotel has impressive views from the bar and swimming pool however the 'sea view' from the apartments are actually a view of the apartment in front (although you can glimpse it between apartments).
The service was quick and efficient athough was without a smile. The bar was nice and cheap and the entertainment was great (for families). The rooms were clean and tidied every day.
The location isn't great, and you need a hire car if you want a sandy beach or evening meal in Paphos/Coral Bay.
While we had a lovely holiday next time will stay closer to the action!

We have just returned on the 4th September after a 14 day break. It is very well run with friendly staff and owners. In our view, after having visited a number of the larger hotels, we found this to be a nicer place to stay where you are a guest and not just a number! Also with plenty of room to sunbathe without having to ask everyone to move along in the busy larger hotels!

The bus routes are very easy and reliable, so the location in our view was certaily not a problem, in fact with the infnity pool and view over the bay, you get both the sea view that most hotels have and the better bay and mountain views. A sea view room, views both, so well worth booking.

The only comment some may have, although it wasnt really a problem, was there could have been more entertainment. They I suspect are going for a higher end market than the larger hotels, so its striking a fine balance that will no doubt be achieved in their second season in 2010.

We will no doubt return in due course and certainly recommend it to others.
