“Great position”

I was few times in this hotel (also known as Floris Avenue). It has great position in quiet street between Grand Place and Gare du Midi, both in 10 minute easy walk, step by step. Large rooms, very clean, solid breakfast and good service. I recomend this hotel and will be my option for the next trip to BRU

WE Stayed there FOR 4 DAYS With my children.Very closed to midi station 900 METERS. Sufficient breakfast..Excellent internet in all hotel places.VERY CLOSE TO GRAND PALACE. There is not ANY SIGN OF THE NAME OF THE HOTEL.IT CHANGE TO AUGUSTIN. THE First night the amount OF HOT WATER WAS NOT SUFFICIENT,AND THEY gaved me other room.HOTEL ON renovation but no PROBLEM.They prepare breakfast from 7am

Room Tip: AVOID ROOM 301 NOT enough pressure of the water

Hotel is very good specially the staff. Reception guy helped helped me many ways; he told me about different attraction and way to go there with the help of map. Rooms are big and clean. Nice location which helps you to walk to all main attraction through walking,you can even go to rail station which is close to hotel and then go to attractions.

Room Tip: All rooms are good.

We stayed from 15th - 18th Feb. '15. Be aware that it's not currently peak season, thus the hotel is under renovation/updating itself, so it may not portray itself as 4 star.

On approach, you won't know which hotel is yours. The sign is on the floor and there's scaffolding up (one strip, not loads - which also explains why the sign is off). When you figure out if it's your hotel, you'll go into the lobby - it's spacious, bright and has a massive Mac PC for guests to use (it's in French though!)

Check in, we paid a city tax of E22.74 for 3 nights (for 2 people). sign some papers, get your room card, we asked for 2 and they were cool with that, go to your room. We were in 102, which was at the back of the hotel.

Room: is large, we had a double room, which was 2 single beds together (giant! - unfortunately when you want to cuddle, someone ends up on the crack between the two). Bathroom has 4 towels, 2 cups, no "free soaps" but you have a wall dispenser in the bath with hair/shower gel (very bubbly) Shower over bath is quite powerful. Shower curtain doesn't fit around the bath fully, but I'm not sure why you'd be waving the shower head about when all you need to wet is your body.
Room comes with a TV (not that you'd be watching it, you're in Brussels) a fridge, no kettle/drinks, a wardrobe. 1 mirror in the bathroom, with a plug next to it. Hairdryer on the wall.
Windows at the back of the hotel will see scaffolding, we only saw a builder once and heard no noise.

Breakfast: Basement level, you will see that it's currently under renovation and that they're installing a staircase from the lobby to the lower floor, and have furniture etc. ready and packed in piles. There's a meeting room in use, and to the left is the breakfast room. Daily they provide scrambled eggs and bacon. Fresh juice, cereals, fruit salad, cold meats, yoghurts, bread and pastries - they may make additional food to order, but we didn't ask.

Location: Walk in a straight line and you're at the Grand Place (10 mins) Mannekin Pis is close, so is Bourse (a metro). It's a good location!

Additional info: We're capable of cleaning up after ourselves, so left the "do not disturb" sign on the door. The cleaners left a bag of 4 clean towels and toilet paper for us each day. This way, nobody came into our room.
You can lock the door from the inside, but anyone with a key card can open it from the outside.
The windows open very wide - there's no safety barrier to stop you from falling out.
There is a fitness suite here, but at present it's being used as storage because of the renovation - an alternative would be to go outside and walk.

Overall, for the little time we spent in the hotel (to sleep, eat breakfast and wash), we were more than happy. It's obvious that the hotel is under renovation as it's not peak season (they have to do it at some point!) but you'll barely notice it unless you spend your whole holiday in the hotel.

Room Tip: Rooms at the back get scaffolding from the renovation. Rooms at the from get traffic noise.

Me and my boyfriend stayed in the hotel over the Valentines weekend. We were in room 105 which was a large room actually meant for 3 people at the front of the hotel. There was scaffolding up at the front of the hotel but there was no work going on which was good as that could have been quite noisy from our room. We did also walk past the hotel initially as the hotel sign is on the floor by the skip because of the scaffolding but it was only 10 mins from the eurostar station so that was good.

We had a good nights sleep both nights, you can hear a lot of traffic but I slept through it and what do you expect in a city centre?

The staff were all friendly and helpful, on the first evening we asked about the bar but it wasn't open, the man on the desk gave us a map and highlighted where bars and restaurants were as well directions to Grand Place. Breakfast was small but satisfactory, a small selection but still yummy and did the job.

The location of the hotel is in a good spot, only ten mins to Grand Place and Mannekin Pis so can't really fault it. I didn't have any problems with intruders etc- we didn't want the maid to come (we were only there for 2 days) but she left fresh towels and loo roll in a little bag outside the room which was good.

Overall a nice hotel in a good location, it's not 4 stars but definitely a nice 3. I would go back there again.

MAJOR SECURITY RISK. Absolutely horrific experience at Floris Avenue in Brussels. Firstly, we had paid for 3 beds, turned up to find a double bed and a small trundler bed with 2 panels missing and the thinnest mattress imaginable about 20cm off the floor. We were traveling with someone with hip problems so this was unacceptable. They told us there was nothing they could do and in their defense they moved us to a different room the next night. Here's where it gets terrible though. At 3am we heard noises at our door as if someone was using a swipe card to get in. Thankfully we all woke up, and then the sound went away so we assumed someone had got the wrong room. However, 10 minutes later, the person returned this time with the CORRECT SWIPE KEY to our room, and it was only the fact that one of us was out of bed that we managed to grab the door and push them out. The other two of us then jumped out of bed, where we all had to then lean against the door to keep the intruder out who kept trying to push their way into our room. It was absolutely terrifying, we have never experienced anything like it. We rang reception to tell them what was happened, to then be informed that they had given the intruder the key to our room at 3am because they apparently 'had the same first name'!!!!! Absolutely disgraceful!!!! We tried to get some answers the next morning but the person on reception knew nothing about it and proceeded to inform us that they had no security policy when it came to giving out swipe keys. To top it all off, we needed to leave our suitcases there as we didn't leave until that evening and wanted to continue exploring the city. They showed us a room and confirmed that it was not locked. We raised our concerns especially after the break in the previous night, and he agreed to keep our suitcases behind reception which was 'manned at all times'. Lo and behold, we returned to the hotel at 4.30 to find no one on reception, we simply walked round the desk and took our suitcases. Anyone off the street could have done this. Disgraceful. We have attempted to email the manager and the chain but had no response, so hopefully we can now warn people about the perils of staying here. DO NOT STAY HERE!!

Room Tip: Choose a different hotel.

We booked this hotel through Last Minute.com. I trusted them enough that I did not hesitate to take a gamble and go for one of their Top Secret hotels, as it had a rating of 4*. Upon arrival NOTHING about this hotel was 4*! It was covered in scaffolding sheets, so we actually walked past it! And was undergoing lots of building work, if this had been advised we NEVER would have booked this hotel. We were greeted by a very friendly receptionist, so can not fault her, but were immediately told as we did not state whether we wanted a double or twin room they had gone for twin beds but not to worry because we had a room with city views, to which I politely informed her, as the hotel was covered in sheets there was NO view. Feeling very disappointed we thought best to see our room first before committing to that room. It was smelly, dirty and dark, so we asked if there was more available, we were shown three more rooms but they were all on the ground floor and right next to the reception and builders!. Clearly the receptionist could see how upset I was so suggested we looked for another hotel, but informed us she could not book us in if we were not staying, so basically we either booked in with them or risked trying to find a hotel in the middle of the afternoon in busy Brussels. She did state that we could ask for a full refund but would have to talk to last minute first.

So basically we are stood in a building site being told to find another hotel if we did not want to stay there. She rang two local hotels but both were full, there was limited availability on the internet or the hotels were triple the price we had paid. Having plans that evening we could not cancel and fearing we would not find another hotel we decided to stay in a family room which was the best of a bad bunch. We checked in and rushed straight out. It was then only in the morning after a very uncomfortable/noisy night sleep that even this room was well below standards.

There was no tea/coffee facilities, dirty carpet, dirty shower certain, dirty toilet seat, holes in the carpets in the hallway, cigarette butts outside the window, building equipment blocking the fire exits, no hotel bar/gym... I could go on and on, but basically this is NOT a 4* hotel, I've stayed in better 3* hotels.

We emailed a complaint to last minute whilst still on holiday, BUT after several emails back fourth they did not take any responsibility and just keep saying as the receptionist stated we could possibly get a full refund there was nothing they could do and on the last email basically said the matter was closed. I will not except this and will continue to take up my complaint, but my advise to anyone is not to book this hotel if you are looking for a 3/4* rating! the only benefit of this hotel is it location, but I would not stay there again and will never book through Last Minute after the way they have treated my complaint.
