“Felt like staying in a friend's place”

This is a very nice studio located very close to downtown Utrecht. The neighborhood is peaceful, and feels so safe. Joan is such a gracious, and also a generous host. Staying in her place felt like visiting an old friend. She always had a smile on her face, and ever willing to help.
The beddings were very comfortable, and I loved the high quality 'breakfast' that Joan provided. I would highly recommend De Zandhof be it for business or leisurely trip.

Room Tip: You get high quality breakfast here, so just book it along with your room.

This was my first trip to Utrecht and I didn't had much idea about the place and so was a bit anxious. But when I met Joan all my anxiouness vanished. A very warm and helpful lady!
The room was very comfortable and clean with all the amenities. A traditional dutch house, it was like staying with someone you know and very homely.
I loved the walks around the nearby park and canal (nice area to discover on foot). Bus station is also nearby with good frequency of buses. Lots of good places to eat and shop around.
Thanks for such a wonderful experience Joan!

In a city that is expensive in regards to hotels I have regularly opted for Bed & Breakfasts. Until a few years ago there were few, now the choice is rapidly growing. De Zandhof is excellent in many ways, but do not expect as in the more expensive/traditional B&B's that your bed will be made and that you are offered a breakfast. Instead you have a kitchen for use and a fridge available: perfect if you want do your own thing. The Zandhof is also not that central as some of the others situated in the Utrecht canal area. And for that reason the Zandhof is almost half the price. Further you receive pretty much the same: a really very nice room, fantastic beds, a great and lovely host and a trully Dutch experience. This is how many people in The Netherlands live, including the steep steps and including some noise from upstairs. I want to add that the more expensive B&B's in the canalzone have steep steps and some noise too! The Witte Vrouwen area is great. A true Dutch closeknit neighbourhood where lots of lovely iniciatives appear, including really great cafes and restaurants, places where the locals go. It is a 8 minute walk to the central area of Utrecht and public transport connections are readily available. Thank you Joan, you created a wonderful place to stay.

I stayed at " De Zandhof" 2 years in a row during a conference and loved it. The studio is charming and tasteful and situated in a perfect, yet quiet location. Walking distance to " Utrecht downtown", a lovely city with cosy restaurants and cafes and lots of shopping and sightseeing. A one-minute walk to a bus station that gets you to the central station. Also walking distance to a supermarket and nice restaurants in the surrounding streets. Joan offers exceptionally personal service and is "one in a million". The apartment makes you completely independent
even during a longer stay and is cosy, nicely furnished and neat. I am looking forward to coming back! Annika, Stockholm, Sweden

We stayed in de Zandhof apartment for a few days over New Year 2012/13. It was our first stay in Utrecht. We had a warm welcome by Joan, the owner - who is also an artist -, and enjoyed her welcome wine and pumpkin soup.

It is just the place and living area for all those who like an individual style and atmosphere - the tastefully furnished apartment is in a traditional Dutch terraced house in a quiet living area, but there are also really good local places to eat or drink close by (Joan is very helpful and provides good tips), so that you don't depend on the city centre if you don't feel like doing your own cooking.

The city centre itself can be easily reached on foot on a nice walk along the canal. We thoroughly enjoyed discovering vibrant Utrecht starting from our apartment and it was like coming home in the evening!

If you’re looking for a charming small apartment for your stay in Utrecht, De Zandhof would be a wonderful choice! The owner, Joan, an artist, is so friendly, supportive and informative – it was a pleasure to get to know her. The apartment is attractive, well-appointed, clean, with free Wifi, and in a comfortable neighborhood of traditional row houses with shops, cafes and parks nearby. It is also close to a bus stop, and from there just a few minutes’ ride to Centraal Railroad Station. We went all over the Netherlands by train on day trips from Utrecht – frequent service is available even to smaller locations. Joan can stock the fridge for breakfast, if you want to choose that option. One of the neat features of Joan’s house is the very traditional “Dutch staircase” – it is quite steep, narrow and curving, but she helps manage the luggage up the one flight. We really enjoyed our stay here.
