I spent a weekend here with a group of friends staying in the bunk barn next door to the excellent pub (which I have reviewed separately on the restaurant listing).
The bedrooms were nice and clean, and the beds comfortable.
The showers and toilets were accessed by going outside and were shared with the campsite. This wasn't a problem and they were kept clean enough too. The showers had plenty of hot water and a good water pressure.
The kitchen was fairly small considering the large number of people it is there to service, but I guess their business plan is all about bringing more customers into the pub, which was always busy. You definitely couldn't cook for more than 10-12 people and even that would be a push. You could only sit 6 inside too. There was lots of fridge space though, although one of the fridges didn't have any shelves in it, which didn't help.
There is no large indoor communal area which they do state clearly on their website although I think to make it a really good bunk barn you still need it, whether or not you own the pub next door.
At £15 per night it's not particularly cheap, but it's not too bad either.
I've given it 3/5 but it is probably closer to 3.5/5 - better than "Average" but not quite "Very Good"
