Decent hotel with great views of Lake Lugano but way overpriced

This is a nice hotel, enjoyed my stay, but there were some major shortcomings. On the positive side, really great views of lake Lugano. The hotel is on a hilltop overlooking the lake, and the center of Lugano is a good 20 minute walk down hill, but the walk uphill back to the hotel can challenge some people. The complimentary shuttle service to the center is disappointingly infrequent. The hotel is in two parts, the Villa and the Residence; and it is the Villa section that has the great lake views. The Residence section is across the street and does not have as nice views. If people are traveling together, make sure your in the same part of the hotel, since it’s a good 8 to 10 minute walk door to door from one room in the Villa to the other in the Residence. The hotel seems to replicate functionality across the two buildings. The pool in the Villa is small and with limited seating around it but good lake view. The pool in the Residence is the larger one with a large sitting area around it and mountain view (it seems that this is the main pool where people gather).

The hotel was undergoing construction/expansion/renovation in both buildings, which I learned from locals in Lugano that it was a little behind schedule. In such a situation the hotel should honor old reservations and pamper the guests for the inconvenience of the construction work and should not accept new reservations like mine which was done the day of arrival. However, they did accept my reservation and although I was given an upgrade (not out of curtsey but due to a lack or rooms) I was very inconvenienced by the construction work going on. Furthermore, the walls were thin and when someone was using the bathroom in the room next-door or above me I would clearly hear the water flow. Once complete, the rooms will be great with incredible views (in the Villa section). The room I was in (Junior Suite) was recently renovated and it was very nice in a pleasant Swiss/Italian country-house style. However, the bathrooms are split in half across the room which makes it a little uncomfortable, and in particular when they only have one dustbin so I had to shuttle between the two sections of the bathroom to dispose of waste! Although it was a junior suite, it only had a bathtub with build in shower and not a stand along shower. However, the tub did not have a cover and when taking a shower the water spills on the floor.

The breakfast offering was a disappointment. While the seating area was in a beautiful terraces with the food indoor, the quality and selection of food was poor. The smoked salmon was of inferior quality. Plus the service was also very slow, as it was in other parts of the hotel.

In summary, this is a nice hotel, but not worth the exuberant price they try to get away with. Keep in mind that this is more of a resort style hotel and during weekdays they lower their prices and raise them on weekends (especially since they host many functions on the weekends which makes it busy). In contrast many of the hotels in the center/lake have higher prices during the weekday and lower on the weekend. Thus, during the weekday the city/lake hotels and this hotel would have similar prices, in which case I would choose the Principe Leopoldo, however, on weekends the Leopoldo can cost twice the rate of the city/lake hotels, which I did not find worth paying for, especially given how busy the Leopoldo gets on the weekend with the weddings/private functions. I checked in on a Wednesday for two nights and then on Friday I checked out and went to a very nice hotel on the lake. By Saturday evening I came back to the Leopoldo to have some tea on the terrace and take in the lake view before I left Lugano on Sunday returning home.

We did invest to offer greater accomodation possibilities to our guests, starting last year with the creation of our exclusive and loved KISO SPA, continuing this year with the total renovation of all rooms at the Villa, part of the rooms at the Residence and additional facilities such as a new fitness center as well at the Residence. Coming beck to your review I really hope that you did receive our shuttle bus schedule to /from the city center, free service departing at regular times from the Hotel at your check in. I understand your timing calculation which could be of over 5 minutes from the last room at the Villa to the last room at the Residence, however from the Villa main door to the Residence main door the distance is 100 meters and doesn't take over 2 minutes. We will take note of all the small inconveniences you had and will do as always our best to increase the efficiency and the quality of the services mentioned. Stayed one night on a business trip. Had taken bus from Milan, and taxi from station - next time will try to fly directly into Lugano.
Some confusion arose due to the two separate facilities, the taxi took us to the villa, where our reception was a little frosty and abrupt, but they found our reservation was at the residence. This was just a couple of minutes walk down the hill, but the staff attitude was completely reversed, both reception staff could not have been more welcoming or helpful.
Rooms were excellent, clean, well appointed. Corridor decorations unusual, but added to the atmosphere.
Restaurant quiet, but staff very helpful and food excellent.
Easy walk into the centre, but steep walk back up the hill on the way back, although not excessive.
Would definitely stay again.

This hotel is in two parts - the 'main' part which overlooks the lake and the mountains looks absolutely fabulous and the views cannot be beaten
HOWEVER the 'residence' is something different altogether and might as well be a travelodge anywhere in the world. The decor is dated and the carpets are stained, not to mention the dodgy pile of fluff under the beds that looked as though a hoover had not been near them since 1982 (which was probably the date of the last decoration). The bathrooms are also dated with one of those annoying plastic shower heads that squirt in all directions except on you.
As for the view from the rooms - well, if you like looking straight at a grass bank or a car park then this is the place for you.
The build quality of the place is certainly not what you would expect of Switzerland - there are some crude 'murals' on the walls in the foyer and corridors that looked as though they have been done by a drunken horse, and the finish is just third-rate.
Nice swimming pool, though.

My reservation said I was booked into the Residence ( the page on their website said it was only a few steps from the Villa).

The Villa faced the Lake, had restaurants that faced the Lake, and lounges that faced the Lake.

The Residence was more like a glorified Holiday Inn without any rooms (common or individual) that faced the Lake.

It was probably 2 blocks from the Villa and in the rain without a car, it could have been in Milan for all the good it did me.

The hotel itself was on a steep hillside which would not offer an easy or even the possiblity of a walk to town, but instead it was a 25€ cab ride from/to the rail station.

The Residence building looked like it was built in prefab cement blocks, ( think army bunker )

which were decorated well to disguise the fact. It had long dark halls,

large rooms (split level ) where the king sized bed was set at an angle,

the TV swiveled so it could be viewed from the bed or the couch on the lower level.

My rate was 290€ per night (single) included a 4 course dinner, full breakfast, VAT service and taxes.

The 4 course dinner in the dining room (Cafe Leopoldo in the Residence), was a set meal,

The restaurant staff were friendly, but had trouble translating the menu.

The food was well presented, and the rest of the menu looked as if there were a variety of choices.

There may have been 5 tables used in the dining room for both breakfast and diner, it was surely a slow night.

I had originally booked for 2 nights, but I felt isolated with no where to go and no way to get there, having arrived by rail.


I left after the first night. I expected more from a Relais & Chateau property.

At no time was there any mention of visiting the Villa which may have been worth the rate, but staying in the Residence was a big let down.

We stayed at the Leopoldo in March. We had a petite suite. The hotel and the grounds were immaculate. The staff extremely helpful. We did not think that the staff was stuffy as stated in previous opinions. The food at the restaurants was fantastic. The only fault I could find was a small amount of peeling paint in our bathroom and room service did not answer their phone for 10 - 12 rings.
