This is a nice hotel, enjoyed my stay, but there were some major shortcomings. On the positive side, really great views of lake Lugano. The hotel is on a hilltop overlooking the lake, and the center of Lugano is a good 20 minute walk down hill, but the walk uphill back to the hotel can challenge some people. The complimentary shuttle service to the center is disappointingly infrequent. The hotel is in two parts, the Villa and the Residence; and it is the Villa section that has the great lake views. The Residence section is across the street and does not have as nice views. If people are traveling together, make sure your in the same part of the hotel, since it’s a good 8 to 10 minute walk door to door from one room in the Villa to the other in the Residence. The hotel seems to replicate functionality across the two buildings. The pool in the Villa is small and with limited seating around it but good lake view. The pool in the Residence is the larger one with a large sitting area around it and mountain view (it seems that this is the main pool where people gather).
The hotel was undergoing construction/expansion/renovation in both buildings, which I learned from locals in Lugano that it was a little behind schedule. In such a situation the hotel should honor old reservations and pamper the guests for the inconvenience of the construction work and should not accept new reservations like mine which was done the day of arrival. However, they did accept my reservation and although I was given an upgrade (not out of curtsey but due to a lack or rooms) I was very inconvenienced by the construction work going on. Furthermore, the walls were thin and when someone was using the bathroom in the room next-door or above me I would clearly hear the water flow. Once complete, the rooms will be great with incredible views (in the Villa section). The room I was in (Junior Suite) was recently renovated and it was very nice in a pleasant Swiss/Italian country-house style. However, the bathrooms are split in half across the room which makes it a little uncomfortable, and in particular when they only have one dustbin so I had to shuttle between the two sections of the bathroom to dispose of waste! Although it was a junior suite, it only had a bathtub with build in shower and not a stand along shower. However, the tub did not have a cover and when taking a shower the water spills on the floor.
The breakfast offering was a disappointment. While the seating area was in a beautiful terraces with the food indoor, the quality and selection of food was poor. The smoked salmon was of inferior quality. Plus the service was also very slow, as it was in other parts of the hotel.
In summary, this is a nice hotel, but not worth the exuberant price they try to get away with. Keep in mind that this is more of a resort style hotel and during weekdays they lower their prices and raise them on weekends (especially since they host many functions on the weekends which makes it busy). In contrast many of the hotels in the center/lake have higher prices during the weekday and lower on the weekend. Thus, during the weekday the city/lake hotels and this hotel would have similar prices, in which case I would choose the Principe Leopoldo, however, on weekends the Leopoldo can cost twice the rate of the city/lake hotels, which I did not find worth paying for, especially given how busy the Leopoldo gets on the weekend with the weddings/private functions. I checked in on a Wednesday for two nights and then on Friday I checked out and went to a very nice hotel on the lake. By Saturday evening I came back to the Leopoldo to have some tea on the terrace and take in the lake view before I left Lugano on Sunday returning home.
