This is a nice two star european hotel. The rooms were simple and clean and although the bathroom was small, I was very happy to have my own. Breakfast was not extravagant but adequate and the staff was very friendly. I had a very large single room for 30 Euro/night. Visit their website for their specials:

My only complaint is the fact that other guests were quite loud in the hallways and I could easily hear them in my room. But this only happened one of my three nights.

this two star hotel is a real treasure in the heart of Perugia. Situated in a quiet back street, the owner Paulo, has perfect English and is friendly and informative about the sights of Perugia. The rooms are excellent and of a high standard en-suite, tv. phone and the plentiful breakfast is delicious. This is much more than I would have expected from the average 2star hotel and I would recommend the San Ercolano to any discerning traveller. It's only a 3 minute walk to the bus station and the centre of town is about 5 minutes.
