Attention to detail, sumptuous full-course meals, comfortable well-appointed rooms, a gracious host, manicured grounds and a stunning view of Assisi....what more could you ask for? Our room rate with meals included was an excellent value. Massimo made us feel like part of the family. We especially enjoyed spending time with his mother, an absolute darling. A 20-minute walk from the B&B via the rose-lined, red brick sidewalk led us to the town of Assisi. We were concerned that not having a rental car would be a problem; not so. There is a bus stop nearby and route takes you along several stops in Assisi as well as to the train station. We would stay here again in a heartbeat. Thank you Massimo!

The B&B was PERFECT! The rooms lovely, the food AMAZING, the service charming, the view of Assisi....priceless. We had a breakfast/dinner rate and each meal was flawless. Massimo was the star of our show but his mother, Julia, was sheer delight and we enjoyed our time visiting with her as well. Massimo went out of his way to ensure a perfect dining experience for all guests. My only suggestion would be to have a smoking area away from the guest house as smoke traveled right into my room through a window.

Room Tip: Ask where the smoking area is if smoke is a problem for you. If not: every room is wonderful.

Everything that you read about this B&B is correct: it was absolutely perfect. The view from Room 5 is spectacular, the bed is very comfortable with very nice linens, and the bath, though a tad small, is still perfectly appointed. We could have selected another room, but instantly loved this one, and we have no regrets.

Nothing was too much trouble for our Host, Massimo. His B&B has everything: location right outside of ancient Assisi, décor, amazing food, beautiful pool and grounds, security, plus it is environmentally friendly, too. We honestly had the best dinner of our lives here, a lovely 5 course meal prepared by gracious owner Massimo's wife, delicious wines, and the next morning a breakfast overflowing with her bakery delights.

We highly recommend that you add this location to your next trip to Italy. It is a short drive to Perugia, the eastern shores, and the pottery capital, Daruta. You won't be disappointed!

I booked two nights. Arrived around 7:30pm and a gentleman ran towards us looking bewildered asking, “can I help you”. I advised Massimo the owner I had a reservation and he looked at his records. He had us coming in the following night and advised the hotel was fully booked now.

Like any good Italian host he said have dinner now and he would figure something out. Within 2 minutes a table was set and our glasses were filled with wine. During dinner Massimo came over many times and apologized for the situation. He would find us a room for the evening, somehow. After dinner he had a solution, while all there nearby resorts were booked, his aunt operated a resort about 40 minutes away. Massimo introduced us to his 92-year-old mother (who does not speak a word of English) who would take us to his aunt’s resort, stay overnight and return with us in the morning for breakfast. After dinner (which was wonderful) we left with mom to auntie’s resort. Needless to say I was a little concerned. The resort was way up in the nearby hills (mom was great with directions) and his aunt was a very gracious host even at the late hour. Grandmother never stopped smiling even at close to mid-night.

The room auntie provided for the night was very nice. In the morning farm animals squawking awaked us and the view from our room was breathtaking of farms and hills. What could have been a disaster turned out to be a great adventure we really enjoyed. The second night was at Il Roseto which was very enjoyable. We had dinner there the second night as well.

Location: Outside of Assisi with a great view of the city.

Summary: This is a small country home. We really enjoyed our stay, meeting Massimo, mom and auntie was a real treat.

Room Tip: Ask for a room with a view of Assisi

We would highly recommend staying at Il Roseto. The suite on the top floor with its own balcony was spectacular, the swimming pool and garden area were beautiful, and we fully enjoyed the warm hospitality of the host, Massimo.

We got the pleasure of spending two nights in this superb place. Massimo was a wonderful host, and incredibly kind to our two young children. Dinner was wonderful and we were treated to some great food and wine - and the view from the dinner table of the town of Assisi was incredible. The short walk into town made this a great place to explore from. Would highly recommend this place, and will be looking for the first opportunity to leave the children at home and come on our own!

First I would like to say thank you to Massimo for his hospitality in this small paradise. Me and my partner stayed for two nights hoping to find small relaxing place close to Assisi. Yes we did and I can't find the words to described the beauty of this place. This country house and the beautiful garden with swimming pool has everything what you need to enjoy romantic moments with your love one or with your family. Besides of all this we had a very lovely moment and enjoy the dinner with a splendid view of Assisi. Complimenti Massimo!

Room Tip: The best is the suites on the top floor with the big terase and view to Assisi.
