Most of the stars in this rating comes from the fact that the hotel is in the old town, and thus very walkable to the (few) attractions.  If you are taking the Sita bus to San Gimignano, note that this hotel is at the farthest end of the town from the main gate that the bus drops off at, which is a 10-15 min walk with luggage, uphill and back down over cobblestone streets.  It's wasn't too difficult for us, but can be a little hard for some.  Without luggage, you can walk through the town's main street between 5 - 10 min if you don't stop and browse the many cute shops.

We booked one of the less expensive rooms (but not the lowest category) and were put on the 1st floor (which is the 2nd floor in US terms) in a room with two small windows (pretty obstructed by the heavy shutters and plants) to the courtyard.  Don't plan on seeing much through the windows. The room is dark. I wonder what the lowest room category is like.  Maybe it only has 1 window.

The room was quite basic but reasonably large and acceptable.  The bed was quite hard (for a side sleeper), as we're the pillows.  The toilet flushing is a bit alarming because it starts out normal, then makes a very loud vortex ting sound that never ceased to surprise me.  The shower is not completely enclosed, so keeping the water in the tub was a little difficult.  We found that at night, we could hear flushing and showering from upstairs rooms, but overall it wasn't too disruptive, just unusual.  

Next time, I might try another place. Rate was about 130 Euros per night (booked for late Oct 2012, after the high season), including the city tax.  Includes breakfast, but nothing particularly special about it.

thank you for your review and time to share your experience with other travellers. I do agree with you about the great location of L'Antico Pozzo to enjoy the city experience at its best. Main bus stop is indeed at the opposite gate Porta S.Giovanni however many buses end their run passed Porta S.Matteo, which is the city gate very close to our hotel where is possible to get off: unfortunately bus drivers do not give this information unless they are asked..
We are more than happy to check and inform our Guests on which buses are coming to Porta San Matteo anytime, as well as send a taxi.
A little city-bus is also available to get into the historic center to the front of the hotel every 35 minutes.

We regret to know that the room assigned to you was not matching your expectations; our sincere hope is always to be able to listen to our Guests' personal preferences and suggest the best accommodation available for the most enjoyable stay.
We would have been delighted to show and offer you one of our many rooms with large light windows regardless of of its category.
Our hotel is a medieval building preserving the historical integrity of the structure which creates variation in the size and lay-out of the rooms. We have tried to adjust in 3 different room-categories and prices, however the number and size of windows is not the key parameter.

The room assigned to you is requested by many return Guests who enjoy the quiet and relax by facing on the outdoor courtyard, as well as having a large bathroom with bathtub and shower,
As you can imagine, we are available and much pleased to assist our Guests anytime to help solving any discomfort or informing how to better use room facilities, which also includes providing latex toppers for your mattress as well as checking the toilet system efficiency: (flow of water & filling of cistern "noise" should take normally between 1 and 2 minutes)

I also would like to inform you that high season starts on Easter until November 1 & 2 , All Saints & Souls, which is the last long public holiday before Christmas, anyhow we daily update our offers which are available in our online booking channel.

L’Antico Pozzo is located inside the city walls of San Gimignano so is perfectly located to explore this beautiful old town. The hotel is in a very old building, beautifully renovated to offer comfort and modern conveniences, whilst preserving most of the building's original and quaint features. The ceiling of our room was a high dome, with detailed artwork featuring fascinating mythical creatures, which made us wonder if they had inspired Dr Seuss' creations. The hotel was spotlessly clean and breakfast in the lovely old dining room was fabulous. The hotel is family owned and run, and nothing is too much trouble. Everyone is very keen to assist in any way they can to make your stay absolutely wonderful. If you are driving, make sure you take the detailed, clear instructions from the owners, as they made finding our way to the door of the hotel to unload our luggage very easy. Staying a couple of nights in San Gimignano allows the opportunity to explore this wonderful old town and to absorb its unique character in the early mornings and evenings when all the tour buses have departed.

Lovely hotel, great service especially Elizabeta, when we had a maintenance issue. Good breakfast. San Gimignano is even more special in the mornings & evenings, before & after the tourist buses arrive & leave. One off the most beautiful places I have visited.

We loved the hotel overall. The setting was quaint, the service top notch and the overall experience was absolutely wonderful. It is a family owned and run business and they all bent over backwards to make our stay in that area great. Lots of help and suggestions with places to go and things to see and were super helpful! We would highly recommend the hotel and all it has to offer. The rooms were great as was the complimentary breakfast! Best hotel on our trip to Italy, including the hotels in Rome and Amalfi!

Although it was a bit confusing finding the place (we used the hotel's instructions but were coming from a different direction and did not pick up the initial sequence of steps), it was certainly worth it. San Gimignano was a highlight of our trip and this hotel certainly contributed to our time there. The hotel is in an old building and it reinforces the sense of history of the town.

We had a room for three that was reasonably spacious for the two of us. The bathroom was adequate, although the light switch was a bit awkwardly placed under the hair dryer. But that is a quibble. Location was good with the main piazzas only a few minutes' walk away (then again, it's a small town so this is true of everyplace in SG). Our room overlooked via San Matteo and gave us a nice view of not only the foot traffic below but also the countryside beyond the walls in the distance. The only downside is the incredibly noisy street sweepers that arrive around 6 am every morning. You would think 747s were landing right outside your window -- it's that loud. Sometimes the street crowds can be boisterous late at night as well (which is to be expected in a tourist town). But closing the heavy shutters buffers most of the noise; it just means you can't leave open the windows and enjoy the fresh air overnight unless you get up and close them before the sweepers arrive.

The staff was very friendly, helpful and accommodating the whole time we were there. Definitely visit the underground that is accessed by a stairway near the elevator -- it's really neat. Good breakfast (my favorites were the "red and green" pastries -- rolls filled with a tomato sauce in one and basil in the other). San Gimignano is such an amazing little place with so much packed into such a compact area. L'Antico Pozzo adds to the enjoyment of the place. Would stay here again.

First of all do not follow your GPS directions! Call the hotel!!! Now down to business...arrive later as the town is a Mecca for tourists during the day. However the evening is amazing! Great food and atmosphere. The hotel is beautiful and has a lot of history! There is a private garden deck that is romantic with casual elegance. Be sure to wake up early, as in before sunrise and go watch the sunrise over the rolling fog laden hills. Come back to a fantastic simple breakfast that is included or order off the menu for a more hardy fare. Be sure to leave the town before 11 as the tourist busses start unloading. Staying in the town is fantastic and this hotel is a must do!!

Room Tip: Ask for one of the cheaper rooms off of the patio. The patio is fantastic!

We stayed in San Gimignano for two nights at L'Antico Pozzo and enjoyed our stay very much. The room was spacious and very clean and overlooked the busyness of the colorful street below. The buffet breakfast which was included in the price was excellent with a choice of cereals, yoghurt, walnuts in their shells, pastries, Danishes, fresh fruit, fruit salad, toast with jams and tea and coffee. Staff at L'Antico Pozzo was professional, friendly and helpful. We enjoyed sitting in their quiet courtyard located in the back of the hotel. For light sleepers, I would suggest asking for a room situated off the busy pedestrian street as the little bars and cafes below attract happy and sometimes, quite loud holiday makers who may interrupt those who wish to go to bed early after a busy day exploring this beautiful town. I would definitely return to L'Antico Pozzo should we be lucky enough to visit San Gimignano again.
