What a S hole this place is.

The rooms are dated, dirty and is poor state of repair.

Our electrics in our room barely worked, the shower leaked, the tiles were loose and broken on the floor, the beds were old and uncomfortable, the pillows were like bags of sand, the mesh of the windows missing or ripped so the room was full of biting insects.

The breakfast was a shambles with no staff for guidance. We had finished our stale bread and tonnes fruit before we even found a member of staff to ask for coffee.

Avoid this place at all costs. The breakfast room was full of similar conversations and no one looked happy.

Enjoy views over the Arno river and art nouveau interior details. Original furnishings that Charles Dickens and Henry James would have experiences, when they stayed here! Old world charm, friendly staff and air con, plus buffet breakfast. Easy to walk to the station, and to the leaning tower!

Room Tip: Ask for a room overlooking the river.

The location of the hotel is great, next to the river, 5 minutes from the train station and 10 from the airport.
The hotel is in need of some love and attention, from one of the court yard it looks like they have ran out of funds during some upgrading works.
The staff are friendly, and speak several languages, plenty of information around the hotel for local events.
The breakfast is typical European hotel!
Some part of the hotel reminded me of old Victorian hospital wings, our double room was small, the shower was tinny and doors would not close properly, the lift has got to be one of the smallest contraptions ever put into a hotel.
Unfortunately we never got time to visit the roof top terrace !!!

on our way to Florence and arriving on a late plane, we decided to book here and didn't do any checking. What a fantastic surprise, huge room at the front with an amazing view of the river. The building is old with matching period furniture that perfectly suits it. The best thing is the staff, they couldn't have been more helpful and friendly, we'll be back.

we have just returned from a fantastic 4 night stay at the Royal Victoria hotel.

The hotel is situated beside the river Arno, right in the centre of Pisa. Location is perfect for attractions and bars/restaurants. Also the hotel is only a 10 minute taxi journey from the airport ( 15 euros).

In this family owned 13th century hotel the staff are very friendly & extremely helpful.

I would definitely recommend a bottle of Prosecco on ice on the 4th floor roof garden to finish off your day. Absolutely beautiful!

Ps. We had air con in our room

What an absolute shame. This once graceful building has been so neglected and yet it could be restored if the owners were prepared to re-invest in it. We knew when we booked that the accommodation would not be great, but as we were in Pisa specifically for the Festival of the Lights (Luminaria) the hotel's position right on the river, in the centre of the festivities decided us to take a chance. Bad decision!! Unless you are backpacking around Europe a stay at the Royal Victoria Hotel in Pisa is probably going to be the worst accommodation and staff attitude you encounter.
The hotel has not seen even basic maintenance for decades. The timber windows and doors are rotting with what little paint is left peeling everywhere you look. Our room doors and windows were so dilapidated that they would not close, the parquetry floor was loose and filthy. The bed was terrible, the bathroom worse, with cracked and broken tiles, black mould around the bath and plumbing, and water just covered the floor as soon as you turned on the shower tap (from leaky plumbing not the shower head)
On arrival we were told that because of the Festival, Pisa was going to be very busy the next night and it would be impossible to eat at any of the restaurants so we should sign up to the hotel's planned buffet at €65 per head. We found this to be blatantly untrue as the first two restaurants we approached offered us three course meals with wine and coffee included (as opposed to the hotel's buffet) for just €25 per head. The hotel manager who tried to sell us the buffet wasn't happy when we told him we would be going elsewhere.
No air conditioning in the room of course although there was a small fridge, about the size of a child's school lunch box. One problem - it didn't work, in fact you couldn't even plug it in as the plug and wall socket were incompatible!! Don't know why it was there and when we asked reception we were just given the brush off. No tea or coffee making facilities at all in the room so reception said we could request hot water (for use with our own tea bags) It took three requests and 1hr 7 minutes to get the hot water we requested!!
I could go on and on - suffice to say we would never stay there again.

Room Tip: Our best tip - don't stay here!

We'd been forewarned on TripAdvisor to request a room in the back. As we were flying in via Rome, and expected to be tired and in need of a good night's sleep, we did indeed book a "classic" room in the back. When we arrived, the room had been assigned someone else and we were told we were getting an "upgrade" in a classic room in the front with a view of the river. We really wanted to be in the back, but the only room available did not have air conditioning, and the temperature was up in the 90s. We opted for the room in the front. Lovely view of the river. But about 10 pm, the youth of Pisa began gathering along the embankment, sitting on the ledge -- and talking and laughing well past 3 in the morning. Motor scooters zoomed by. Lots of noise. We couldn't turn on our AC without calling the front desk for someone to come up with a remote which they would NOT leave in the room, so we didn't bother calling and slept -- or tried to sleep -- with the window open. They offered us a "free" breakfast (which should have been included in the cost -- I guess you have to ask when you make reservations). I would not return. The staff tried to be helpful, but really, it seemed their options were bound by management policies. Not a gracious staff.

Room Tip: Don't stay here in hot weather. Room 429 is small -- but overlooks the patio. The other inside...
