The central location of this inn is great. About a 10-minute walk north from the central train station, just across the river over the bridge of the same name, on your left in Piazza Garibaldi, and it's another 10-minute walk north to the leaning tower. Look for the number 12 in the square; the sign identifying the B&B is about the same size as the number.
Check-in is in the restaurant Bazeel; hosts seem much more interested in running the restaurant than the B&B. Website promises that guests will be offered a welcome drink on arrival; we were not. Drinks at Bazeel are expensive; we had a 330-ml Heineken for €4 in the afternoon, and then a 660-ml Heineken at a snack bar in the same square for €3.29.
At check-in is when we found out the room shared a bathroom. I've been back to look at their website and cannot find any hint that that would be the case. It certainly would have influenced our decision to reserve there. Bathrooms seemed moderately clean, but one was full of muddy footprints in the morning.
Our third-floor room (no lift) was very small, but it and the bed were clean. The large balcony window opened directly over the Piazza Garibaldi, which was busy until about 4 or 5 a.m. The street noise was not rambunctious, and even when we opened the window for some air in the middle of the night, the noise did not prevent us from sleeping.
In the end, I know there are worse places than this to stay, but I wish I had looked more carefully for a place to stay in Pisa.
