We wanted to see the Tower of Pisa before moving on to Florence and could not find a central b&b for a reasonable price. Under The Tower is newly revonated (since March 2008) and located literally down the street from the Tower so fantastic location if that is what you seek. Our bedroom was huge, with high ceilings and very clean but the bathroom was just down the hall and we were not certain whether it was only for us to use since the hall opened to the shared kitchen area. Regardless, it was very clean and sufficient for a 1 night stay.

Negatives: First, because it is new there is only 1 person at reception trying to do everything himself. The B&B should have a little more information (such as readable maps rather than a barely legible print out). Second, the rate is a bit steep for what you get (90 Euros/night) but it must be the location you pay for. For the price, a light breakfast would have been nice and check-out at noon rather than 10:30 am.
