Have to say the location is excellent and within walking distance of everything you are likely to want to see in Pisa - we walked around the whole city. However..... "Nearby parking" for our car was at least 3 kilometres away. You will have a lot of steps to cart your suitcases up. The "concierge" is only on duty for a couple of hours late afternoon, after that you are on your own. We were in a room near the front door and were woken on several occasions by guests who had forgotten their keys, knocking loudly on the door in the small hours until someone let them in. The hotel ran out of toilet paper. Some of the front door keys are a bit "tricky" to get them to open the door - probably the very old lock is worn. Lots of laughs for your money really!

We stayed here for one night and were all but too happy to leave early. While it is in a fabulous location to the leaning tower, the rooms are not what are advertised. The double bed we stayed in was two singles pushed together. One spring and one slate, both different heights and neither comfortable. Sheets were dirty and the towels provided were hand towels. The air-conditioner was broken- leeching water all over our bags on the floor and not providing any cool air. And while we were there, my husband left his wallet in reception. He went back for it 5 minutes later and it had disappeared. The staff claimed no other guests had been through reception, hence we figure only the staff could of taken it. We searched everywhere while they watched and stated they would help. They did however give us directions to the police station to make a report. Thankfully the restaurant and shop next door were wonderful and helped us out. The accommodation advertisements states stairs but it is actually 4 flights of stairs within a building with other residences and no lift. Very dark and dingy. For what you pay in Pisa, it is not worth the money. If the actual accommodation was not disgraceful enough, the theft by staff was..

we all love the villa under the tower and anytime when we are coming in italy, we'll be back!!!

They did not have our booking handy - someone had handled bookings separately so we had to wait 20 minutes whilst it was sorted. We were in the annex, which is a lot further down the road - view of building site opposite and the room was just a bit lower than pavement, so not very private with window open.
It is not a hotel, it is just Bed (and no breakfast) and does not have the facilities it states - no restaurant, office etc. It is just rooms within one floor of a building with other tenants. There are no communal areas in either the main part of the Relais or the annex, just a short corridor with the rooms off it. No bathroom toiletries and only one towel each. Manager only turns up on site if you ring him and wait half an hour.
It was very disappointing for the price in comparison with other B&B accommodation in Pisa that holiday. Royal Victoria was much cheaper, including breakfast and had very helpful staff available at all times.
