“Magnificent experience”

This hotel has nothing to do with "sterilized" five star hotels in which one can stay. It is a marvelous and exceptionally renovated apartment and offers you the warmth of your home and the stay at a stylish and luxury place. The hosts, Michel and Cynzia are very warm people, do not make you feel like a client and they know the tips to tell you for the walkarounds in Florence, a very valuable service! The Henry James room where we stayed was more like a junior suite, offering a superb view in a great garden, and had a separate bathtub and shower room. The king size bed was so good and soft, you did not want to leave the room! The location is good too, as it is a rather quite neighborhood which however is on walking distance to the historic center, restaurants and other attractions which makes it extremely convenient. Totally different experience, exceptional place to stay and great people.
PS: definitely try Michel's scrambled eggs. A great way to start your day!

This is the best hotel I have ever been. The rooms are exquisitely decorated and the attention is excellent. I am looking forward to being back in Florence and meeting again with these two woderful host. You feel just like around them.

Truly an outstanding experience. As per the previous visitor reviews the room and common area are unforgettable. It is so well done all the way from the entrance on ground level, the stairway or lift up to the tastefully renovated level where the guest residences reside.

As for our initial impression we were warmly greeted by Cinzia who immediately made us feel welcome and comfortable in these wonderful surroundings. After the brief check in prcess she shared some of her favourites for eating, attractions, and shopping within the area. All of them proved to be excellent recomendations. Cinzia, a native of Florence, is a wealth of knowledge about the history and art of the area.

Our room was magical, looking out on a tranquil courtyard. The rooms are set up with so much thought for the traveler. Comfortable king beds, ample and well laid out storage for clothes and anything else you may bring or buy. The bathrooms are second to none, & everything was spotlessly clean all the time.

As for the breakfast, they were perfect; no need to look for anything better. Michel is a fine chef, using the finest quality ingredients of Tuscany. Each morning was a treat.

This is a fantastic small B&B run by a lovely couple. It is located on a third floor of a brownstone in a residential neighborhood in Florence. The location is great, close to all the attractions, around the corner from a great little square with good restaurants and a park. It has been completely remodeled with new bathrooms, and redone guest rooms. Our room overlooked a lovely garden. Michael one of the owners cooks a great breakfast and couldn't believe that I didn't eat a big breakfast. It was a unique experience, very unlike staying in a large hotel. It really gave us a feel for Florence outside of the tourist attractions. We stayed in five star hotels in Rome and Sorrento and this was our favorite experience.

Room Tip: We had the largest room with the painted ceiling overlooking the garden.

My wife and I booked this property on last minute basis while we were travelling around Italy. The reviews already posted sold us on the fact that this was a special place. We were not disappointed, as a matter of fact we were pleasantly surprised at every turn. Rooms are amazing with frescos (ask Michel how he restored them), very comfy large beds, a great bathroom, etc. Michel is also a Sommelier so his suggestions on local wines and restaurants was fantastic, as was his breakfast. Location is great and within easy walking distance to everything. We know precisely where we will be staying on our next visit to Florence... 1865 Residenza d'epoca

My wife and I loved our brief stay. Beatifully and tastefully decorated, it is just far enough off the main streets to give it a more neighborhood feel. The remodeled modern and gorgeous bathroom was truly a great surprise! Our hosts were so genuine and helpful they immediately made us feel welcomed and at home. A real find, and frankly a bargain, we would stay there again in a heartbeat.

Having read all the excellent reviews we could honestly say that 1865 exceeded all our expectations. If we are fortunate to visit Florence again this is the only place we would stay. Nothing was too much trouble and we were treated like family guests. Many thanks to Michel & Cinzia.
