Have you ever wondered what life looked like in the 1500's? Then you should stay at Palazzo Guadagni, it's fabulous! A painstaking renovation provides you with the best possible ammenities in this well-preserved palazzo from the 1500's. Nearly every room has a frescoed ceiling, beautiful antique furniture, exquisite fabrics and hand-painted tile in each bathroom. The rooms are spacious and unique; all have views. The loggia provides a commanding view of the entire city; not something you'll find at any other hotel. Walking distance to many sights and numerous restaurants.

The whole building is wonderful, from the antique furniture to the breath-taking view on the terrace. The owners are very kind and the atmosphere is extremely welcoming.. the best way to have a peaceful weekend in florence.

My wife and I stayed here for two nights during a tour of Italy. I can't imagine a better place to experience a Florentine neighborhood. The property is located just south of the Arno in the Altrarno quarter on Piazza San Spirito. Anchoring this lovely square is Santo Spirito Church, a 15th Century structure designed by Brunelleschi with a crucifix by Michelangelo. The square is a lively place with a daily market taking place just under the windows of the hotel, with many active neighborhood restaurants and shops. It is just 2 blocks to the Pitti Palace and 2 blocks to the Ponte Santa Trinita (next bridge downstream from the Ponte Vecchio). It is away from the hubbub of the central city in a neighborhood catering to locals more than tourists.

The building dates from the 16th century. The current owners, Laura and Ferdinando Budini Gattai have been restoring the property, once residential, as a hotel. The number of rooms is expanding as the leases of existing tenants expire. The owners are paying due respect to the history and architectural integrity of this lovely building, with appropriate furniture and lovingly restored plaster work and ceiling frescoes. It is a work in progress, and I believe this was reflected in the modest price we paid for such elegant surroundings, even when accounting for low season rates. Wireless Wi-Fi was included in the rate.

We were there in the colder months, but were still able to enjoy the view from the loggia on the upper floors. I understand it serves as a bar in the warmer months, and it is a lovely spot in which to enjoy "La dolce far niente" while sipping a cool beverage. A modest breakfast is offered in a cheery breakfast room with cereal, pastries, juice, yoghurt, fresh fruit and coffee, among other offerings.

Beds were extremely comfortable, bathrooms modern. This is a busy neighborhood on a busy street, and there is some street noise in the rooms overlooking the Piazza. It did not bother me, as I enjoy the sounds of the neighborhood and tend to sleep soundly. My wife often uses earplugs, so it was not an issue for us. If it is a concern to you, ask for a room away from the street. We saw several of them and they are equally elegant.

The proprietors and the staff were all friendly and helpful and cheerful in their work. They helped us with directions and dinner reservations. We had a lovely rustic dinner one night, and a more upscale dining experience the next, both within two blocks of the hotel and there were plenty of other fine choices withing walking distance.

wonderful hotel. most amazing view of santo spirito. room was fantastic. and ideal for a couple! recommended.

This palace possibly has the best location in Florence. It's in the heart of the Santo Spirito area, still a really vibrant part of the city, still full of real Florentines, artisans, little shops, restaurants and bars. It is located on the corner of Piazza Santo Spirito on the top floors of a wonderful old palazzo. And it has the best views. Wow they are views to die for! There is a massive loggia - really must be one of the best in Florence, and many of the rooms have stunning views - some of Palazzo Pitti, some of the Duomo. And from the loggia you can see the surrounding hills.
This was always a pensione, and it has recently been rennovated, it used to be a rather rundown pensione that crammed in the students and it is still being restored and brought up to standard. Each room has its own charm, the walls are painted with beautifully chosen colours and the ceilings are being restored. (I had the good luck to be given a guided tour of all the rooms because I was taken round with a friend who writes reports in guide books.) Small details that are still missing in the rooms such as Tvs and Wi Fi are in the process of being put in, according to the owner.
Many of the rooms are huge, some are looking outwards, some are internal, some have more than one room. Each one has its own identity. The bathrooms are lovely, newly installed with showers/baths depending on their dimensions. All with bidets including the smaller ones.
My room was very big, a little stark still, but once it has the extras the owner intends to put in it will be fine. Nice furniture and a comfortable bed. The possiblity of being able to boost the radiator heating, with the airconditioning unit is much appreciated. The room was a little noisy because the road outside is a busy one. It's difficult to avoid this in an old building in the centre of Florence. (I lived in this area for a long time and have been in a lot of apartments in the area)
There are lots and lots of sockets which is a boon when you are travelling and need to plug in mobiles, computers etc.
There are extra blankets and pillows - all the extras you would expect.
There are hidden extra floors of rooms in this hotel, up little stairways which are really hidden away and truly a Florentine experience with wonderful views and peace and quiet because they are internal. Really lovely. Not quite finished yet, but that is part of the charm.
The owners are charming as are the staff. They would do anything for you, and have an old-world politeness.
Only complaint would be the breakfast. It is adequate - cereals and brioches. But no coffee machine yet, and no fruit. I would say that is my only real criticism as one who likes to have some fruit at breakfast. Given that there are market stalls in the piazza every day - seasonal fruit would be a good addition.
But I must stress - apart from the fact that this is a nice little hotel, really good value for money - it is the loggia that makes it truly stunning!

An impossible challenge would be to find better value for money than what the Palazzo Guadagni Hotel and its delightful owners offer their guests. The fifteen century palazzo on the central Piazza Santo Spirito has been renovated recently with loving care and the rooms are all large with lovely bathrooms (we had a look at all of them) and antiques mixed with comfort and panoramic windows.. The palace also has Florence's first loggia with breathtaking views of the city center and the surrounding hills. As an extra historical touch, it was also the Florentine home for the Orchestra director, von Karajan and the writer, Primo Levi among others.

You will not be disappointed. On the top floor overlooking Piazza Santo Spirito it is a lovely space, renovated in September 2009.

A wonderful terrace gives great views across the East and South of the city, if you crane your neck you can see the Duomo.

Rooms are spacious, furnished simply. No TV in the rooms. It was December and they were nice and warm, along with plenty of Hot Water and Quality Plumbing.

The Wifi was free and quick. As ever in Italy the elevator upto the floor was tiny.

Piazza Santo Spirito is a living, breathing Piazza. There are regular markets and gatherings taking place, which adds to the character. A consequence of this is in some of the rooms, noise maybe an issue. Street Cleaning and Church Bells are elements of Italian Life that you cannot escape. Earplugs are available in the rooms!

The staff were friendly and relaxed. I have no hesitation in recommending this hotel.
