We stayed at the hotel last night and had a great time. Location superb and hotel gave me the name of a nearby garage before we arrived so fairly easy to find and park despite the rather small streets.

Entrance to the hotel is a bit quirky from the square via two huge wooden doors and then up the lift or stairs to reception. Reception very friendly and helpful which helped after 12 hour drive with two kids.

We had the family room and it was huge and pleasantly furnished with what seemed like 4 metre high ceilings; superb. Great views over the rooftops across the city.

The balcony overlooking Florence and the square was truly spectacular and a great surprise. In fact, a lovely spot to view the city, have a drink or read a book when the moment arose.

Breakfast was basic but good; good coffee great, fresh fruit, pastries, eggs etc. What else do you need to be honest?!

Overall, a very nice stay and staff were always pleasant in person or via email even with travellers with a four and one year old in tow.

I read the review of one star from yesterday and was surprised. Our experience was very positive and gets an excellent rating if you are looking for a decent value, independent hotel in a great location and an outstanding balcony to look across the rooftops.

Had booked the gold room 5 months in advance after arriving was told there was a technical issue and were put in the room next door. After going down to reception the next morning was told there was no technical issue the room was just being occupied by someone else. I was so disappointed as I chose this hotel to stay in that pacific room. So if you have requested a certain room be prepared not to get it!

Other issues we had with the hotel were the stairs like the review mentions below. Some nights after walking all day they were a struggle.

Breakfast was not great. I only ate a croissant and had a cup of tea in the mornings. Not much choice and again agree with the last review.

The noise. Even tho the windows were shut could hear music playing until 1.45am, people screaming. Then the stall holders set up from 4am. The bells are a nice wake up call at 8.30am. I would highly recommend a room away from the noise as I don't think the beauty of the room outweighs sleepless nights.

The hotel is very beautiful and we often sat on the loggia at night watching the florence people. We found the staff helpful and were given a small discount for not getting our room and free glasses of wine which I don't drink so opted for tea.

Overall would I stay in this hotel again? Probably not. I would see what else florence had to offer.

We arrived by night. The cab driver didn't know the hotel, and nobody in the area did either. There is a polished brass sign but in darkness and in the total absence of light it is hard to find. I speak Italian and the local bars appeared to prefer not to know where it was. This was a portent of what was to come. A dreary door opened to reveal a dusty and dimly lit courtyard which could have been a Hammer Horror location shot. Though we entered from the ground floor the reception was on the very top floor, and to cut a long story short we had to drag our cases out of a tiny lift and carry them back to the first floor where our room was waiting for us. The bunch of keys given to us was a total of five keys. The first floor rooms belong to another hostel with a different name, and we were greeted by plastic flowers and a dingy reception that appeared to have been abandoned years ago. We left luggage in the room and went off in search of food as we were both very hungry. However nobody told us how to exit the building and we were trapped unable to open the door. Some minutes later another guest entered and explained things to us. The dreary, filthy dirty lights and the extremely dirty stairs made us feel that we were in a prison, trapped and there was nobody to call. No plants or indications that this was an entry into a hotel, palace it was not in any way. The room had no telephone, and on the first night there was a fight with bottles being thrown in the street with loud shouting and screaming. This was closely followed by rubbish collection, the setting up of a market with stallholders shouting and yelling, and closely followed by road works mending the badly damaged pavements that are apparently an attractive feature of Florence. I think not..
Next day we were greeted at he door by a fierce and ugly woman brandishing a mop. We said a polite good morning in Italian, French, English and sign language but she ignored us and just glared at us with hatred. Beating a retreat to the top floor for what they called breakfast was an appalling travesty and a big mistake. The buffet had been mostly eaten by 8.30. There were remnants of what had been a fruit salad and slices of hot and melting processed cheese, and curled meats I wouldn't give to my dog. I asked for some tea and was given a teapot with water that hadn't boiled correctly, and so this produced a scum on the surface of the cup. There were 14 jars of blackcurrant jam proudly displayed and every ashtray in sight was overflowing. Add to this thin slices of supermarket white bread may explain why we never returned to experience such a vile penny pinching meal. Oh yes the photos of the terrace look very stylish, but this hotel goes all out to fool you and it offers what I could imagine is a two star or less service. We approached the reception to ask to be moved somewhere, anywhere else, but the manager totally ignored us and we gave up. Such rudeness.
Our room had a wonderful frescoed ceiling, but the furniture was scuffed and inappropriate. What they assumed we would think were antiques were in fact old and chipped and odd pieces of furniture. There was no rug. The bathroom was dire. A broken shower head which should have been removed leaving only a non thermostatic hand held shower which flooded the room. The push button toilet flush sometimes needed twenty goes before it sprang into action, and then was not at all efficient in its flushing. There were three different floor levels in the bathroom alone. Worn faded elegance and this was the Golden Room. We discovered why this was so when we encountered a yellow tablecloth suspended from the curtains supposedly representing swags and tails, but appearing to be just a tablecloth suspended. The neon light(UGH) illuminating the putti cherubs on the ceiling flashed on and off. Many needed replacing. There was a fake leather modern sofa for two in a dreary colour and a 17inch flat screen television, which in a room big enough to be a ball room was inadequate and stupid and offered only basic Italian stations.
Daily we had to face the sullen maid who never spoke to us and looked away and turned her back on us. We had no contact with reception at any time because there was no house phone. On two occasions being closest to the door, and admittance being only by an automatic opening by key, we had to get up during the night to admit people into the hotel because they were shouting and banging to be let in, and the reception was closed. We got the distinct feeling there was nobody there at night, but never did we re enter the gloom of that ghastly reception and dining room on the top floor.
The grime and dirt of the staircase was our only entrance and exit since the lift didn't serve our floor. Bare floors in the room of differing materials made our feet ache and guess what... no rug the internet promised never worked either.
This hotel is little more than a 1950s boarding school. During the day hoardes of students were running up and down the staircase, a man passed with dogs frequently and we were pushed to the side watching the dust fly.
I have never spent time in such a dreary lack lustre Hotel...it is a disgrace to call it a Hotel even and we were so glad to leave. Have no doubt this place is not what you think it is, it is not trying not to be something that it isn't....THEY CANT EVEN DO THAT WELL.

Room Tip: Dont book the Golden Room unless you are prepared for hardship and can sleep through nightly fightin...

We loved our stay. Veronica and Tara especially were so very helpful. The staff was very friendly, our room was huge and the views from the terrace were spectacular. I loved the entire setting. Right outside the entrance is the beautiful piazza santo spirito which is always full of life! During the day a huge market with fresh foods and at night in the square, tables are set out for dinner. Or you can just sit in the square and people watch. I loved staying in the oltrarno district as it was less touristy and not as crowded as the other side of the Arno. You can walk everywhere from there! I will miss this beautiful place!!

The view from the Terrace was great. The location has its good and bad points. It was nice to be away from the city center a little, but it was not the most scenic walk to and from the hotel. Found some wonderful restaurants on this side of the River (best eating during our week in Italy). Service was friendly and helpful.

Room Tip: We requested a room away from the square. Sacrificed the view some, but it was very quiet.

We recently had three nights here and just loved almost everything about the hotel. The room was nicely sized and very comfy. The staff were attentive and helpful. The location was so perfect that we felt we really lucked out. And the price was fantastic - a real value! Our only complaint was the internet was constantly going in and out, making it difficult to do facetime with our son and other tasks. We definitely plan on staying at this hotel again in the future.

We have usually stayed on the busier side of the Arno, but after reading some good reviews, decided on Hotel Palazzo Guadagni. First, we were greeted but such friendly staff, especially Tina.. First impressions are important, and they never disappointed. Second, the room faced the square but never interrupted our sleeping. Third, Breakfasts were varied and very good. This is a quieter side of town but a 10 minute walk across the bridge. I would not hesitate yo stay here again and hope I do.
