We just came black from a 3 days trip to venizia. It's been the 4 time we book to this b&b hotel. At arrival i could notice the change. It wasn't the same nice lady that use to welcome us but a true italian man...Francesco. He speak only italian. Ok if you want to practice your italian or you already speak it, but if not, well you should. Nevertheless, he get's us to our room that we booked 3 months ago. Room 201. Nice, large confortable room. After 5 minutes he knock on the door to say that this room is already reserved. We get to the 3thrd floor. A room with no air conditioning, but with a fan and we are under the roof. It's 40 degrees in venizia in august ! We say no. He gave us another room. Ok. Mourning breakfast is as fast as he can get. One coffee, one yogourt, one industrial croissant. That's not what we were use to have. Finally the result : very calm if your room is not on the street side. Very close from the Giardini (ideal for the Biennale of Venizia). If you are not to hungry in the mourning. And don't forget you will have to pay cash + tax on your arrival or next mourning. No credit cards aload anymore ?! To bad, not sure for next time.

Room Tip: Rooms on the south side are quieter. Top floor no A/C

The main negative was we were put into the room in the loft, which I don't think is usually used as had private on the door, this meant I spent a lot of time crouched as the ceiling was on a slope. Yes the breakfast is not great, although I had my fill of French toast each morning and the coffee was great. It's a great base and you feel part of the real Venice being away from the hustle and bustle of the centre. I would stay again, but hopefully in another room.

Me and my boyfriend stayed there in the end of july. The location is very nice and quiet, close to city centre and close to lido beaches (just few stops with water bus). There is a street very close to the hotel with lovely restaurants and small shops. Prices are decent, so there is no necessity to go to eat to the city centre, as closer it gets to the centre the higher are prices.
the rooms are nice and tidy with huge bed, en suite bathroom and conditioner, so even when it was really hot outside we could not feel any discomfort.
we spent really nice few days in that hotel and would recommend it to everybody who is looking for quiet and calm get away.

SUMMARY: Excellent little B&B, great location, compact but clean & well appointed, breakfast is a bit lacking but easily countered by a trip to the local supermarket!

Detailed Review:

The B&B is located just outside the city centre of Venice, within 2-3 minutes of a River Bus stop (Giardini). We were given help in finding the hotel from the staff beofre arrival and the manager was nothing but helpful the whole time we were there. We stayed for 4 nights in early August, and it was 32deg + each day. The A/C in the room worked well and there was no direct sunlight through the bedroom window. If you are expecting great views of Venice, this isn't the hotel for you, but you'd struggle to get that unless you were on the Grand Canal itself.

The rooms are small but were big enough for me and my girlfriend for the little time we spent in the room. The bathroom was almost brand new (Summer 2012), shower, toilet, bday & wash basin. There were also fresh towels and bed linen provided daily. There is also a hair-dryer (all be it not very powerful), a TV and a few 2-pin euro socket power points.

The location is excellent, a 10-15 minute journey (including waiting for the water bus) to St Mark's Square. It is very close to a high street (not noisy, just very accessible) which there are several restraunts and bars during the early evening (until 11/midnight). It is also right next to the Giardini, which seems to be a park/green area just on the outskirts of Venice. Close enough to the centre and you definately feel like you are in the heart of Venice, but far enough away to avoid the bulk of the tourists when you want a little peace and quiet.

The only downside to the hotel is the breakfast, which does leave a little to be desired. Coffee = excellent, bread = nice (but not cheese, ham or 'continental' style subdries to go with it), croisants, yoghurt and various little cakes were available each morning, along with fruit juice. Enough to get you started in the morning but don't expect anything close to a full-english. As a soultion to this we bought a block of cheese from the local supermarket and added this to the breakfast each day, topped it off nicely. We were able to keep drinks and food cool in our room using the mini-bar fridge after temporarily removing the contents.

Great for couple looking to do Venice on a budget. Would definately stay here again!!

Tucked away in one of the most tranquil and lush areas in Venice is a wonderful and simple lodging that is clean, comfortable and excellent value. I needed a place for my elderly parents to stay while I was away in Trieste at a meeting and could not have found the more perfect place. We arrived in the afternoon and were greeted with a warm smile.

Directions to the B&B were very good, and one has to expect a 10-15 minute level walk with baggage from the Giardini vaporetto stop. The area is residential and lush with the local gardens, one of the oldest parts of the city, a leisurely walk to Piazza San Marco in 20-30 min or only a two stops on the vaporetto. Well situated if you like quiet and local. Also not far from the Lido and beaches. The area is safe and is full of local flavor with few if any tourists about. An excellent local pizzeria is just around the corner and there are local events such as craft fairs or just sitting in the gardens with the locals people watching! The rooms are clean and comfortable for two people, most have a view to the street with large windows and tall ceilings.

Very good value although we hope they get a credit card terminal soon if they haven't already to allow more flexibility to pay the bill. Breakfast was simple and pleasant in a small but well-appointed dining room and kitchen. There is free wifi with a code, and note there are stairs to climb but this is not unusual in Venice lodging. They accommodated my parents on the 1st floor so they only had to climb one flight of stairs.

I plan to return later this year! Would recommend to others who like this type of accommodation and service.

The room we had was very nice, exactly like the photos on the website. The bathroom was quite large and very modern.Breakfast was basic but enough to start off our day! The manager Andrea was very helpful. Overall we had a wonderful stay and would suggest this place to stay with a caution to have clear directions to reach there. It is located very close to the Giardini waterbus stop but may be difficult to find if you do not speak Italian.
