This is a great value. If you want a 5-star hotel go elsewhere and pay for it. The location is good, the staff is very helpful, the room was very nice, the breakfast very good (and offers more coffee), and you have access to a computer with the internet.

You can easily walk to the train station but you're well away from the station neighborhood, you're right by a Vaparetto stop, you can easily walk to the Piazza San Marco or the Frari church. If you go expecting luxury it will be disappointing. Bit if a good room, good location, and good staff suits your needs this is the place.

Found the hotel via Trip Advisor reviews. Absolutely spot on. Worth paying a little extra for a room in the Annex - quite, nice Venician style decor, super bathroom ( after wrestling with the shower head!) separate small dressing room with settee. Breakfast room with small courtyard option - ideal for those warmer days. Very helpfu staff, could not be more courteous. Lots of great restaurants in the area ( try the Mocenigo only 50 yards away - very nice indeed). The walk to St Marcs is about 20 mins or you can catch the waterbus from almost outside the hotel. If ever we come back to Venice this is the hotel for us.

We thoroughly enjoyed our stay here. It was easy to get to from the airport with their directions and the location was quiet and not crammed with tourists and souvenir shops. It was close enough to all the sites but still allowed you to explore along the way and catch some amazing views. The annex room was lovely with tall, beamed ceilings and opulent decor that always reminded you what city you were in. The bathroom was very clean and well lit. We had breakfast in the courtyard and enjoyed a cappuccino and freshly baked cornetto. It was a great value as well in such an expensive city!

Our stay was warm and welcome. Friendly staff greeted us and ensured we had all our questions answered. Breakfast and evening wine make this place tops in our opinion. Highly recommend to others who are staying in Venice.

This hotel was excellent. Walter and Sandro and their staff were so helpful. The location is great,quiet but close to everything. The room in the annex was spacious and the facilities were terrific. You cannot go wrong staying here. Would return in a heartbeat.

Service was outstanding. We stayed for 3 nights andhad a great stay. All staff were helpful. Spent last Friday and Saturday night at this perfectly located hotel. Met up with some American friends also staying there.

5 of us stayed at this gem of a hotel from 26.04.13 for 3 nights. Easy to find, and only a stone throw from the St Stae vaparetto stop. Could happily have stayed much longer. Had rooms 24 and 33 on 1st and 2nd floors in the annexe (we had requested the annexe after reading previous reviews, but all rooms looked good) - lovely Venetian style, good sized rooms with immaculately clean bathrooms. Very quiet. Bed perfect for me, but one or two of the others found them a little hard. No problem though, as every other aspect of this super little hotel delightful. The owners and their staff are justifiably proud of their lovely little hotel, and their knowledge of Venice is second to none. Good maps on reception - just ask, and you will be shown the easiest way to get to any of the sites, and given suggestions of where else is good to visit in the vicinity. Staff from cleaners, breakfast ladies, reception staff completely lovely - so friendly and helpful. The breakfast is continental style, but nobody could possibly say that they were left hungry. There are breakfast cereals, continental toasts, pastries, juice, fresh fruit, fruit salad, yogurts, juices, rolls and the famous apricot croissants - warm and crispy - wonderful!! Also a choice of teas, fruit teas, coffee, cappucino and thick hot chocolate. We certainly never needed lunch! I will be rebooking soon if I can find a time when there are any vacancies!
