Stayed here for three nights with my mum, great location, room with two single beds was very nice in annex part of hotel. Exceptionally clean everywhere, and breakfast was a real treat you must have at least one chock muffin with melting chocolate inside..quite frankly the best EVER !
Very helpful with tours and any advice, handy for the water boats, I can see why this is number one - it deserves to be.. Well done to all the staff, wishing you continued success.

“Lovely little hotel”

Arrived at our hotel from the boat which stops around two minutes away . Our room was lovely very Venetian and spotlessly clean . The bed was comfy and the room had aircon and heating . The bathroom was good with crisp brilliant white towels. Staff were very helpful and breakfast was good. We booked a room with a canal view which cost us an extra 20 euro a night which I'm not sure I would do again as being only 5ft 2 I could only see the canal on tiptoes leaning out of window. The hotel is ideally situated probably about 10 from the Rialto bridge and 10 min further to st marks square.It is a pleasant walk with lots to see on the way bars cafes, shops and buildings to look at so we often got side tracked. It is well signed and all the venetians know where everything is so it is impossible to get lost. Venice is very beautiful even when the skies are grey.
It's hard to find anything negative about our trip except that prices for drinks are very high. However there are many bars that are 30 seconds from the square that serve wine at a reasonable price. Coffee drinkers will have to pay between 3.50 -9.00 euros for a coffee ( no that isn't a mistake) and cola is very expensive . The vaporetta is must as its such a good way to see the city.
The gondola is 80 euros for 40 mins.
Tips: if there is a restaurant you particularly want to go to make sure you book as they get very busy and we struggled to get in on Saturday night
Tips: if you are using the public boat to get back to the airport allow yourself plenty of time as they only run every 30 mins and get very busy so you have no guarantee that you will get on ( we couldn't ) the trip is 15 euros each so if there is more than four of you it may be worthwhile to pay the extra for the taxi.
Tip: there are lots of steps in Venice therefore would not recommend for the less able or families with young children
If we return to Venice we wouldn't definitely stay at this lovely little hotel again.

Room Tip: We were in room 6 on first floor overlooking canal. The room was so quiet had two really good night...

“Lovely Hotel in excellent location”

i booked this hotel for our trip to Venice as it was number one on trip advisor and the rates were really reasonable when booking direct with the hotel.
i was slightly worried about finding it but the directions were so easy to follow - orange line from the airport, about 45mins on the ferry takes you to San Stae. 30 second walk up and then a tiny tiny alley on your left takes you to the door.
we had booked a superior double and they upgraded us to a suite for free which was great. we were in the annex building a stones throw from the main hotel. the suite was massive and very clean also very authentic. it was like living in venice rather than staying in a hotel. they provided toiletries and towels but dont expect robes and slippers.
wifi worked perfectly, breakfast was lovely lots of chocolate muffins, breads, yoghurts and fruit salad.
location was a ten minute walk from the Rialto. i liked that it was so close to the main attractions but the neighborhood itself felt like where the locals lived.
we ate at some fantastic restaurants (avoid anywherew with a tourist menu or somewhere that has a view as the food will be awful). the Osteria moncenigo was our favourite but we also went to the ship and a few others listed in Lonely planet.
staff were friendly, i dont have any complaints about this hotel and would definitly reccommend to others.
we were so lucky with the weather it was sunny everyday and warm enough to not need a coat.
cannot wait to return!

Room Tip: we stayed in suite 42 in the annex which was spacious and had a view of a small canal.

“Good for the price”

Though the room was small it was clean and quite suitable. The staff is truly amazing and helpfull and the daily breakfast quite good. A good place to stay for the price and fairly easy to get to, right up the alley from the San Stae vaporetto stop.

“Another Great Stay”

Walter and Sandro are the greatest hosts. We believe this was the fourth time we have stayed there.

Stayed in the annex. A very short walk to the main hotel. Great room. Very clean.

Food at breakfast excellent as always. The jam filled croissants are likely the most unhealthy thing you could eat but boy are they good.

They recommended a restaurant we had walked by dozens of times but never viisted, Antico Giardinetto, about a two minute walk, marvelous. Best panna cotta with chocolate we have ever had! Pasta and grilled fish excellent (see our other review)
