I selected this place based simply on location. The room, although not large, was clean, neat and tidy. The shower alcove a bit small, but this is Venice. Breakfast was adequate and was delivered to the room. The proprietor was business like and very helpful.

We ended up being very happy with our stay here. We stayed on the top floor - which had a nice living space with kitchette and bathroom. The bedroom was a loft with a balcony that overlooked a canal. We thought it was charming. The location was very convenient - right near Rialto bridge, and 5 min. walk to San Marcos. We loved it.

You need an international phone card as you must contact owner for key combination to enter building. There are 67 steps up to the room and the staircase is narrow. It was alot of work for my husband to lug our suitcases up those stairs, but once we did we enjoyed the location alot. The breakfast is a nice cappucinno but the rest is prepacked food. We found a place around the corner on the Grand Canal - Mr. Sandwich (i know a dumb name for a great place) - the best pastries fresh from their ovens -yumm. also they had one of the best Gellatos we found in Venice.

The Glass Factory tour is included in this package. They send you over in a water taxi, which was fun. They have you tour their showroom - it really is a sales opp for them, but we enjoyed seeing their creations. Not high pressured sales pitch, but still -it is.

When arriving, us the Rialto "bus" stop. It is a three block walk from there and much easier than the San Marcos stop when dragging suitcases.

We thought the service was good. We asked for extra pillows and sheets (the sheets are kind of scant) and he delivered them. Also, he freshened the room and made the bed as well as brought fresh towels.

On arrival, we could not find this place! Even stopping to ask three people did not help! We eventually found it after slogging our 20kg suitcases through the narrow and populated streets of Venice on a 32 degree day!
When we finally found the place, it was all locked up and luckily we had an international roaming phone and could call the owner. We were given the combination of the lock and our keys were in a postbox. You open the door to complete darkness - very scary as a woman travelling with two other women - and 30 seconds later the light comes on to reveal this narrow staircase! We had to walk up 3 flights of stairs with our luggage with no help! Not a very good first impression of Venice!
The room was dingey and had a musty smell. The staircases were ALWAYS dark and the whole place creeped us out! The telly didn't work and our room was so small you couldn't swing a cat in it!
The pillows and linen was VERY inadequate - even doubling the pillow over didn't help!
You sleep well though because you're so tired from climbing the damn stairs!!!!!!!!

The location was brilliant however! Not even a 5 minute walk to the Rialto Bridge and 10 minutes to St Mark's Square!

You are woken up SHARP at 08h30 (so don't think of sleeping in) with a VERY basic breakfast consisting of coffee, juice, biscuits, melba toast, croissant - all pre-packaged and dry!!!!!

This place ruined our time in Venice and has pretty much put us off ever going back to Venice!

Room Tip: Stay somewhere else!

Hello, first of all sorry if I reply to this review so late, but we've recently asked tripadvisor to give us the possibility to reply to our guest, because we find is a nice tool to communicate and share our experience.
About this unlucky testimonial, we have to say that we always clear advice our guests before arrival that we normally are in house between 8am and 13pm, and we use a self checkin for late arrivals.
Could be that in hurry of the travel you've missed our email, that's why this inconvenience.
There is a system of automatic light that switch automatic on when a guest pass by, but probably was not good setted up, we didn't experienced such problems with other guests.
We also advice our guests that we are in a typical venetian palace, where is not possible to buid a lift, so our guests have to enjoy the stairs, maximum 3 floors.
About breakfast: italian law is very sharp, so legally a Bed and Breakfast cannot serve fresh food ( what a strange law!), so please notice that whoever in a Bed and Breakfast in Italy serve you fresh food is violating sanitary italian laws!

This small place is in a shopping district a few blocks from Rialto Bridge. It has no elevator, but my wife and I managed our carry-on size bags without much trouble. Breakfast wasn't much; still, having cappucino delivered to your room is always nice. There is some noise from a bar down the street. I recommend calling the manager as soon as you get to Venice; he's often not on the premises, and the hotel can be hard to find and get into.

This apartment is in the best location for all the main sites of Venice. We found the building easily and the suite we had at the top of the building was worth the climb. The two floor apartment had a lovely terrace/balcony with views over a canal and views of some church spires and towers along with the rooftops of Venice. We had our breakfast outside every morning even in the mists and thought it made the holiday.The breakfast was better than I was expecting, and nice to be able to eat it without getting dressed! The bed was very comfortable and the bathroom clean. It is a shame that you can't use the kitchen area as there are just two wine glasses, but the fridge was working. The gentlemen we saw was very friendly and helpful. We would love to return soon.

A very basic property: location is great. Small building with the front hall as the "reception". All rooms located upstairs (no elevator) Room had a double bed, small table with 2 chairs. Small TV but most of the channels didn't come in clearly. It had built in closets, but the hanging bar was about 8 feet off the ground, so don't think about hanging anything up. Not a lot of space in the room for 2 people. Room was clean though. We only stayed one night. Breakfast was brought up to the room by the owner and consisted of a coffee and a couple of pre-packaged croissants and melba-toast things with spreads and a weird cookie. The owner told us his credit card machine was not working, so asked if we would pay cash on our way out instead. (not working...yeah, right). The property was not worth 90Euros, but would be worth maybe 70? Then again, this is Venice--you can expect to pay a lot for very little. I would likely not stay here again and look for something better, but it is not a bad option if you are looking for something very simple in a great location.

If we had known that our room was a 6 floor walk-up we would not have booked this hotel. That being said, I am glad we did. When we got to the hotel, the door was locked.and we did not know what to do. A nearby merchant told us to call the number on the lockbox. Luckily we had an international cell phone or we would not have been able to do it. We got the combination to the lockbox and retreived our key. Inside there is a winding staircase and our room was at the top. We had to carry two 50 pound suitcases up 6 flights. The room was a pleasant surprise. We had a 2 story room with a loft bedroom. Ther was a large terrace overlooking the canal.The downstairs had a kitchenette but no utensils or even a cup for drinking. There was a refirgerator athat we had trouble keeping running. We paid extra for an air conditioner. The air conditioner was one of tyoes taht vent ourside. The only problem was that you had to keep the window open to vent it. Air conditioning the room was a losing battle. The pillows were barely thicker than the sheets. The bathroom was large and remodeled and very bright.
There is no lobby and no one on staff except occassionally.

Every morning our breakfast was brought up between 8:30 and 9. Breakfast was not much- all packaged items but it held us until lunch. We had our breakfast on our terrace every morning.

The room decor was worn but clean. This hotel, despite its flaws, had a great location. We could walk anywhere in Venice form here and not be too far away.

If you stay here make sure you take the Rialto Vaporetto stop and have a clear idea of where you are going. The street was difficult to find.
