“Ok but pricy for the size”

Leia was very nice and helped us hang our wet clothes, however the price is a bit high for the size of the room, I could not even sit on the toilet seat nor wash myself in the shower properly without banging into the walls.

For American travelers, you will find the rooms fairly small and the shower very small. The room was clean. The breakfast was the same both days. It is very starchy - lots of breads and sweetbreads and tarts. Also served hard boiled eggs and a selection of lunch meat.

We booked our 2 nights directly at the BB instead of a travel agency and were pleasantly surprised to receive a full itinerary how to get to the BB which is not that common when you go to such a touristic area as Venice is. Anyway, good first impression! Easy to find location just a stone throw distance from Palazzo Grassi and obviously even more important from the boat dock for Linea 1 (Sant Angelo; 3 minutes walk). Of course you try to do everything by foot in Venice but it's very convenient when it rains or when you're just tired of walking. The reception was great, Italian and English spoken. Room we had was quite small (8m2 and a separate bathroom (2m2), had Aircon, was clean and surely not worn-down. Walls are a bit thin but that's what you get in old buildings and considering the whole thing it is definitely fine as you will only spend some time to sleep there... Breakfast is Un-Italian good, boiled eggs, yoghurt, cafe, all kinds of luxury rolls, marmalade and ham (all you would need before going in town). All in one, BB is located in a quiet location, not cheap but acceptable and surely a pretty BB to spend some nights if you go outside during the day. If you plan on spending hrs. in the room then the room is simply too small.

Room Tip: room 105 is rather small.

The location was not difficult to find, it is near the Sant Angelo waterbus station very close to a busy and vibrant square with many restauarants to choose from.

We booked a superior room which I felt was a reasonable size compared to the rooms in Paris at a similar price bracket. It was decorated nicely and had a wardrobe to keep clothes in. What was missing was a desk table and a possibly safe to guard important belongings. The room was slanted but it did not prove to be a major problem for me and my partner. One of the side perch for the lamp was damaged already before we got there, would have been a health and safety hazard.

The bathroom is reasonably sized but I have to agree with most of the reviews, the shower is tiny, I would say if a person is above average in terms of physique you can slowly turn 360 degrees but it is really small even for a european B&B. The shower is clean and does have hot water and it is ok for wash, sleep and go.

Bed is comfortable, not a problem and despite located near a busy square it is very peaceful as it is located at a side street. Rooms are tidied every time we return from our day out.

Breakfast was ok, orange juice, bread, pastries, spreads with choice of coffee. A bit too sweet for me though.

You can take a water taxi to reach this hotel as there is an entrance for it.

The best thing about this accommodation is the location, it is 10 minutes (if you know your way) walk to either San Marco square or the Rialto Bridge. it is not off the beaten track as there many tourist, shops and restaurants.

Overall, I enjoyed my stay at this B&B, location was ideal and the host and service was pleasant. However, if I was to return to Venice I would stay in this area but will try a different accommodation. Do visit Dorsoduro area as they have good restaurants at reasonable price as well as the Accaddemia bridge in the evening. Be aware that there is two flight of steps to reach the reception desk and your rooms.

Room Tip: Choose superior rooms, but if you want the rooms by the canal then do NOT choose room 4.

as mentioned by many, the rooms are unconfortably small (especially the bathroom). the room we were initially given had an awful, repulsive odor coming from the carpeted floor--as if there had been a wet dog lying. the floor was recognizably slanted, and every few steps made me nauseous. i wish we had stayed in a reasonably priced b&b, instead of this falsely advertised "hotel."

This is an easy B&B to get to and located in a pretty convienent area within Venice. The breakfast is sub-par (breads, jams, diluted juices). I stood in a suite which was spacious for two people, the shower was TIGHT. Don't expect to scrub down important places because you can barely move your arm. The bathroom is relatively big but the shower is smaller than a broom closet. Can you bathe in it, yes - can you relax in it and exhale, no. This is scrub a dub-dub thanks for the tub shower. Last, if you packed heavy then don't go here there is marathon session to get up the stairs which is no wider than the broom closet shower - get my drift?

My boyfriend and I stumbled upon this place through one of our travel guides, and we both adored it! We stayed in one of the rooms off the dining area, overlooking a small canal. It was well appointed (albeit with a tiny shower), and surprisingly quiet. The woman who owns the space is lovely and attentive, and the included breakfast was a plus: simple pastries and a few cold cuts, as well as coffee of our choosing. Best of all, it's close to the S. Angelo vaporetto stop, making coming and going a breeze. I we're ever lucky enough to return to Venice, we'll definitely be staying here again!
